Sometimes the developers sell apartments or pieces of land at attractive prices and once many people have invested the developers take a bank loan against the mother title of the development and leave investors stranded.
Very insightful points and thanks for sharing. There is over supply of these kind of apartments and people are feeling lazy to buy them. The reason is being afraid of hidden problems like water, sewerage, overcrowding, lift problems and lack of safety standards incase of fire. Moreover, most of them were built with low quality materials and even structural problems. There is current ongoing Pangani apartments building by Chinese have already started wall cracks clearly visible at outside view as the project is located at busy junction. The project is stuck and nobody buying after seeing these cracks and those who bought units are feeling pain.
Shiny but low budget material! You hit the nail on the head with this one. I booked such an Airbnb when I came to visit home with my family. We booked our stay 7 months in advance when the finishings were still new. Of course on video ( I sent my brother in advance) and on the website everything looked great. Wacha tulipofika😮 wueh! 90 percent of the window handles were broken, so they couldn't close. All the fixtures that were made of cheap wood were peeling badly. All the shelves in the bedroom closets were broken. The furniture was dancing. The fridge ( some cheap Chinese brand) couldn't close because it kept producing excess ice and the list goes on and on...... I hated it. And they had the audacity to charge top price for that crap. I hope they have improved since, but I book myself hotels these days. I can't work my ass off abroad only to go home and suffer on the few weeks I have off
So true about the shiny cheap stuff the Chinese use!!! A while back we had a chinese apartment and a tenant once told me that accessories would fall off just by looking at them 😂😂. One has to upgrade and replace most of the accessories to more quality ones. Next time you come to kenya there's an airbnb that i can refer you to, albeit built by Chinese, but tastefully furnished with quality items. I say this with confidence coz I did the interior decor😊. You won't be disappointed.
Great video Wuon, and great info, I have been thinking about these mushrooming high rise apt blocks in kilimani and Kileleshwa built by Chinese. Yes I have also noted how these apts are relatively cheap, so that means lots of the finishing has cheap materials and as such in a few years you need to replace them. Personally am really not into these developments and also the issues of water and sewer. The sewer lines in these areas were built in the 70's and 80's and were not designed to handle that large amount of sewer so that can be a problem in future.

One thing for sure is kilimani and kileleshwa is turning into pipeline Eastlands ..the number of rising apartments is alarming and sooner there will be a bigger problem in those areas for people who want to invest in properties in Nairobi they should do thorough due diligence and surveys just as you have said and a lot of people are moving towards kitengela syokimau katani Athiriver ,ruiruuu thika and machakos

Personally I would really be leary about purchasing Chinese built apartments. They know that Kenyans like things that glitters but do not know quality. If you go to buy stuff or general merchandise in China. The can have the same product with 25 different qualities so something that is for American market that goes for $1,000/= you will find the same product and same design being sold for $2, $7, $15 etc for Africa market because of the different in quality coz muafrica anataka nyingi of that same product en design so same things with construction materials. Then issue of overcrowding and you think of the projects in the USA and issues of pests and rodents. Rats, Roaches and Bed bugs. Hazieziisha😂😂. Then just buying apartment in the sky "kor luasi" is a No No for me what if the developer has taken a loan against the title for the main mother property na ashindwe kulipa😢
@beldinaopiyo I believe a lot of these developers have what we call sectional titles. That is what you get when you buy an apt. But be careful work with a lawyer and ask the developer if the have individual titles for your apt.
Hmmm. With regards to the cheap fixtures you could always replace these. Infact some developers will even do the fittings for you if you supply them during the construction phase. Or better yet you can buy at a more premium development. The development in this video for example is a “medium” quality and priced project. The higher priced projects generally have higher spec fixtures and fittings. So just like buying a new car you get what u pay for. With regards to the quality of the actual construction build there’s regulations with build standards that reputed developers abide by. Ultimately due diligence is ALWAYS key. you pay about 20 dollars a month in service charge going upwards. It depends on the development you buy in. The government has also introduced sectional titles so ask the developer if you have to pay property rates as well.
@@WuonOdidito be abit more clear about this … the developer initially sets the service charge. however as part of the purchase you (the owner) also becomes part owner of the company that takes over the service management of building thus able to set new service charge fees when the developer by law has to handover this management. So yes, the service charge could change higher/lower but you would have a say in this.
