Free won't be as valuable or feasible once you scale. Every Fortune 500 Company in the world that sales comparable items to short-term rentals using dynamic pricing software for a reason.

I was also concerned about automating my pricing after consistently running our properties according to your revenue strategies. I ended up switching one property over to PriceLabs (and tweaking their settings to match) as a test for a few monthsd and revenue stayed essentially the same. I now run both our properties through PriceLabs and still check up on it from time to time. Saves me time and stress.

Sounds good!!!👍 I’m kinda cheap when it comes to some of this stuff, but it sounds great if your running multiple listings. Every month I usually check different dates, and prices of hotels, and other Airbnbs in my area, then come in a couple dollars under that😉 I, also, inflate my prices to accommodate extra heat/ AC as the seasons change, but still come in slightly under. I believe I stay booked 80% of the month because of this. Events, concerts, conventions can be hard if you don’t keep up with local events. YOU HAVE TO CHANGE YOUR PRICES PERIODICALLY TO MAKE THAT MONEY, HONEY!!!! AWESOME VIDEO!!!!!!!!!

Do these pricing sofwares take into account sporting events, concerts, city events, ex? Curious as to if they even take into account if a sports team is doing very well that year if they change prices for that?

Maybe I missed it but what is the reason for overpricing and then setting the length of stay discounts? Do the hosting platforms reward and favor properties with active discounts? Thank you for the great video!

I've heard a lot of people talk about an "ideal occupancy". Do you have an ideal occupancy? Meaning, okay, I had 100% occupancy so it's time to increase my base price by 5% or anything along those lines?

Looking at this question as an equation. What is the break even point when increasing price by 10%? 10 days at $100 is $10 less than 9 days at $110 Then the BUT That 10th day. It will still sell for $100. True revenue maximization comes from daily price management.

This is not uncommon. Use something like Hostfully and then it will push to VRBO
