Hang the cups underneath the shelf on hooks. You could add a chopping trolley on wheels if room. Air plant in the bathroom. Fake flowers mildew issue & harder to clean. People will want to stay there but be prepared for some empty accommodation in winter unless you are close to everything. Make it easy cleaning as that is your time & money. Keep it simple. Looks great! Furniture on wheels/castors. Compare to other accommodation. Price accordingly & to season/day of the week. Hope it goes well!

It's harder to evict a permanent tenant than short stay. With short stay you can check on the accommodation & keep it clean. Do the sums. Make rules to suit you they have to agree to. Good idea to meet who is staying there first if you are the host. Get a locksmith to make a security key & spares that can't be copied. Have them arrive & vacate at certain times, not 10pm at night after going to pub.

Looks great! I would get handles for every drawer in the house, including the bathroom. They hold up better with people coming in and out all the time and the drawers tend to have less wear and tear over time with handles compared to using your fingers on the wood over and over again. Plus some people don't know their own strength and would break the drawers more easily than you realise without a handle. For the bed, I would feel more comfortable staying in a place where the bed faced the door. It's a feeling of safety for me, and with it being a shared yard with the main house, I'd feel odd looking into someone else's yard. Also, as a safety concern, where would that shelf be in comparison to where people would be sleeping? Like, could they possibly hit their head standing up? it sounds silly, but sometimes people will go out of their way to find issues for a "free" stay. Also, one small thing, but check the hottest temps for both the shower and the sink. If it too hot, that's a liability. You don't want guests to possibly burn themselves. It could work as an AirBNB, but there are a lot of things to factor into it. Why an AirBNB instead of renting it though? Have you looked at what granny flats are renting for in your area or how many people stay at AirBNBs in your suburb? It may be worth looking and comparing because it may be more stable income if you rent and you're not close to a major city (i.e. where tourists would want to stay). If it was really close to a city, or close to friends/family, I'd consider a short stay there, but nothing more than a week given its not directly in a major city and has only the basic amenities. (But I prefer hotels for longer stays anyway just due to privacy and my own comfort.)

Love all the feedback! We don’t want to rent it out because we want to be able to choose when to have people stay. We also want to be able to use the backyard as well and we know that it’s not going to be booked out all the time. Very good feedback on the bed and water. I didn’t think about checking the temperatures!

I would put a fence and give your air bnb the side area as there own courtyard and keep your grass garden area as yours. That way everyone has privacy.

Looks fantastic! I would say it would make a great home for a uni student (assuming you are close to public transport). That way you don't have different people booking a week at a time but rather renting it for months (semester length). I am keen to know what the process was like with council approvals did it take long?

It looks great! I don't have personal experience renting out a space, but my mother in law has suites attached to her main house that she rents out and she much prefers that over air bnb. Her neighbor does the air bnb and the amount of wear that has happened in 1 year has been a lot more than 1 tenant would do. He has had to do multiple repairs within the last year.

I'm with the others.. renting out this space would give you more financial stability and it's a lovely space for a student or a single person. I guess the biggest issue is that the kitchen doesn't have oven/stove etc (unless I missed something) which wouldn't make it rental compliant.

I would add a small maybe bamboo shower stool for those that need to sit to shower or just generally dont wanna sit on the floor to shave legs etc and id add one of the extra long bathmats kmart now has. For the kitchenette both long term rental and air bnb id add a tall cabinet at the end to house a microwave up high then a small bench area underneath with fold away doors to put something like an airfryer, electric frypan, electric hotplate, toaster etc so they do have the option to cook up a basic meal particularly for air bnb theyd want breakfast and or a way to heat/reheat food.. a longer term tenant would definitely want to be able to cook and not have to live on takeout (unless your main kitchen is on offer to cook) then beside it id get the white fold down table from ikea and fold down chairs to gove a dining option and or area to play board games etc.

Just to add to my previous comment- if renting as an air bnb the idea of enclosing an outdoor space for extra privacy is a great idea. Additional comfy seating and a small fire potbelly would be good. Maybe think of the extra details that people might like to entice them to stay would be good! I hope whatever you choose that it goes well 😊

I would stay there, our family usually uses Air byb mostly for sleeping we are usually out during the day. Having the small outdoor area with seating assigned to guests would give some separation.

While you have no kids. Move into it yourself, and rent out the house full time or as an Air B&B.

Looks great but as others have said, I probably wouldn’t rent it as an air bnb due to sharing with the owner. Just feels a bit strange knowing they can see you etc. I think renting out would be a better option!
