I live up Highway 14 toward VV from there and when I first bought my property I kept missing my drive and having to go to AB to turn around. Great area.

Hi Marcia, yes that is a very nice area. Very peaceful with a lot of wildlife and still close to Ava, which is a great town.

It is so pretty out that way I would be sightseeing instead of paying attention to where I was going. Now I stop sightseeing at Star Chapel and slow down. Probably drives anyone behind me nuts.

My wife and I are refugees from the Bryant flood of last April 30 when it crested at 36 feet, an all time record. It was 20" deep in our living room. We had water in the basement 3 times before in the past 20 years but this was the last straw. Be very cautious before building a house anywhere near the Bryant or Norfork rivers.

Sorry to hear that you were displaced in that flooding. Yes, when you build near a large river/creek you want to build well above the water. It is tempting to build right on the riverside BUT eventually that river is going to flood so plan accordingly. it is on a flood zone. That sandy beach got there by the overflow of water by that creek.. i would NOT build any house on this property unless it was on higher ground.

Yes, that is pretty much exactly what we said in the video. Although people do routinely build on a river/creek and elevate their structures you do need to be aware that any true creek/river will overflow its banks. The north end of the field would be a better bet for building, although you would still want to use caution and possibly elevate your structure (or al least have a full basement).

@@InstantAcres I know prices change, but you could still give a range and state a disclaimer. Also acreage! Even if the property is gone by the time someone looks or price changes, people still want to know the comparison and range as they view many properties. Why do these real estate channels do this? ...so you can get a salesperson on the phone? That is mighty disrespectful to potential customers.
