I saw a lot of your videos in the past and had a lot of "daydreams" of what would be possible with these houses/appartements. But this one was the first time that I had the voice in my had "I would instantly write a message to buy it (when I had the money)". It has the perfect combination of "good price, good condition, lot of space, lot of potential, great view and a large garden". Never had that instant "love" for a house here :) Thank you for that beautiful piece :)

Well hi there... I've only recently started window shopping..looking but not touching 😁..through these videos of the gorgeous properties available... I must say I've been empressed by some but this one tops them all... As an older single woman..71 just last April..many of the homes were too large..had too many stairs..and I wouldn't have near enough items to store 🤣..that there were only a few that seemed manageable for myself...this property s just wonderful !... I enjoy my peace and quiet and as I don't have any living children and never had any grandchildren.. I do craft to fill the hours...the out building would be a perfect work space...florals, art and craving..yes perfect...near to the house and the building is in reasonably good repair... The building on the field side of the decorative fence along the drive could have a new roof and larger garage door installed to make a perfect garage... Actually each storage unit could have dedicated uses with no fuss or accumulated this and that... everything would have a place and everything in its place... I like an orderly home...when you get old it's easier to find what you're looking for and things aren't all stuffed together so you don't have to worry about accidents... The small kitchen wouldn't wear out the elders because everything would only be a couple of steps away... Only a few things to work on and a fresh coat of paint..and I love the yellow..one of my favorite colors... This home would be a blessing to whomever was lucky enough to purchase it... I'll be subscribing..your demeanor is charming and I'll have a chance to daydream... Have an excellent day... 🌿🌿🌿

I was able to see this one in person while on the amazing tour with Dave!! I absolutely loved it!! I would turn the kitchen into a laundry/mud room. And, I would turn the dining room into a large eat in kitchen!! You can do so much with this one!!

Oh my goodness, so much potential! The renovation of the future villa is forming itself in my mind as you walk us through the property ! My in-laws are from Abruzzo and my mother-in- law always speaks about the mountains and the sea from where she grew up. This property has income potential with the out buildings and still loads of room to call your own. Tons of storage room is right! Nooks and crannies everywhere. And the price, wow! My grandmother's kitchen was in a building a short stretch from the house. She could also cook on the enclosed ovens attached to the indoor fire and on top.

More work on this property than I want to take on at this stage of life, but a couple with a passion for renovation and gardening could really develop this property into something fantastic.

The European concept of the small kitchen that is "detached" from the dining area is to keep the mess and smells out of the main house. That galley kitchen is just fine. As for the peeling of the second bedroom, one has to look outside at that blind wall towards the street. It needs to be stripped of loose stucco and redone with a new coat of stucco followed by a good sealant and then paint. As for the boundaries, it’s typical for people to plant trees along the property line and TOO CLOSE as well. They have the right to come onto your property to harvest their olives. Can’t put up a fence there. I would check with the building commision and see if that Garage /Kitchen could be torn down and replaced with a newer structure that would allow two cars to be parked within and still allow the "working" kitchen on the side. These working kitchens have been used for generations by the family to can their tomato crops and whatever other fruits and veggies they could grow on their land. If done up properly it can become a combo outdoor kitchen as well with a wood fired pizza oven when you entertain guests. Again with permission of the building authority that large garage behind the fence line could be torn down and rebuilt with a more secure wall and roof system, the floor level raised above the outside grade and built up as a guest house or Air B&B rental. It affords excellent privacy yet access to the "back 40" as we say in the states. As for the other building attached to the neighbors building……….having the boiler in there is very awkward. A small attached "heating shed" against the home would be in order. Not knowing how well the pipes are insulated and the distance they have to go to the house, you could be loosing half of the BTU"s produced by the boiler not to mention the big question, the condition of the pipes! All in general this is an excellent investment where a young couple can start off in and do the work as they go! If I was 15 years younger I would go for it!

They do not have the right to come onto your land and you can put a fence up if you really wanted to. Trees that hang over someone's land have to be maintained well BUT I would be more than happy for my neighbour to pop onto my land as it usually ends up with a glass of wine and a friend for life.

@@AhomeinItaly we have a neighbor whose trees hang over onto our property as well as a few of ours on his. We just change sides when needed. We also supply him with electricity to power his harvesting tools. Never a problem, we are always talking about ways to try an eliminate the issue with that darn Dakkis fly that attacks the olives. Traps help some, the environmentally friendly solutions are practically ineffective so we kinda put up with it here in Crete.

A lot of possibilities but you could move in whilst you're making any changes, no problem. I like seeing two pine trees out the window, actual nearby conifer forests, and greener mountains more like the ones I live around. It's comforting. All those outbuildings are gifts that just keep on giving. Extra space and unlimited potential that you can work on at your leisure. The large room in the half divided barn is one I'd turn into an art studio.

I recently sold a house in Slovenia, and Italy is one of the countries Im looking at. Beautiful nature and towns, dog friendly which is very important to me. I am only a bit concerned about the language and the culture in general. As an Eastern European who spend the last 15 years in the US maybe its me. But I love the house! Thank you!

Ciao Dave, I agree enlarge the kitchen, have a nice laundry/utility room, maybe put in a second fridge/freezer. The outbuilding in the back, if it's allowed and not an historic building, looking at the brickwork it doesn't appear to be, I would take it down and enlarge the garden area. The older outbuilding a nice Cantina would be good, then renovate the outdoor kitchen into a really nice summer kitchen. Lots of potential. Nice listing. Thanks for showing it.

I think you are right on this one with moving the kitchen over to the bigger room and having a utility room in the current kitchen. Certainly value to the €. & yes I hate cutting trees but I’m sure those views are worth thinning out the trees. Garage is perfect for the motor bikes. So important 😂 Yeah crazy value this one. The back of the property was really nice. Oh and I had to go back to look at that little summer kitchen space off the little garage. That could be such a sweet space/studio. Keep the shower. The fireplace is really key to the design. Cleaning and painting it’s a studio hangs out.

That is so lovely. It needs some tlc but it will soon start to look like a home thst is loved. I would use the larger room downstairs for the kitchen and knock thst wall out and have it all ad an open plan kitchen diner. Make it as light and bright ad possible.. it really is lovely. Would love this house.

Yep - move the kitchen - make the current a utility/pantry. Maybe make the downstairs bath into a half bath. And do - something else (little elevator??) in the remaining spot. Put electric in the big outbuilding (in the garden) if it isn't there already. Make both upstairs rooms ensuite - is that doable, even?? I really like this spot! And - those cloudy sun-in/sun-out days make for some...stunning!...views! Headed to the listing to see more -

This is a great piece of property and the price is a steal for all you get.. If possible I would make all the other buildings into B&B for extra income.. The land would be great to have some olive trees or vinyard. On the far side of the house make a nice covered carport. A nice open area for guest to have breakfast under some umbrellas where the driveway is. Also a nice big BBQ area by the garage kitchen area.

Wow, what a nice place! I'd maybe convert some of the outbuildings for rental, or take up some small-scale olive/wine as a hobby. The shared structure has that tall wall that is the neighbors--you suggested space for a garden. Which way is South? That'll make all the difference.

First though is, it's great that the kitchen is separated. Never ever a messy kitchen in the dining room area! Just update the kitchen. It's a very small house, but you probably could live there part of the year. As usually a lot to repair. If I would get the permission from the municipality, I would keep a couple of horses there. But elsewhere, the views are not that great.

I would open the wall between kitchen & dining room. With an attach you could move the walls of the kitchen and the bathroom or make the bathroom into a wall in closet Anything can be move, might have to have a couple big beams for load bearing but it could be done ❤😊

No argument that this is a fantastic bargain, likely leaving some financial wiggle room for a few renos and cosmetic updates. On the 1st floor (ground floor) I'd use the current living room as a quiet space for more formal entertaining, and as my library. Current dining room would be my day to day living room for relaxing and eating dinner in front of the TV. I don't require a formal dining area so one less space to find. Kitchen would stay as is, but if possible I would annex the back (bath area) of the adjacent bathroom to extend the kitchen slightly in an 'L' shape. The bathroom would then become a 2 piece powder room (which is handily right inside the secondary entrance to the house and for guests). Upstairs would all about me.... I'd use the double aspect room as my bedroom and the 2nd bedroom spit to create a large dressing room and ensuite bath with washing machine. The unseen loft/attic would be for storage and I'd be done with the house. Outbuilding are not of much interest to me but would provide storage for outdoor stuff like patio furniture, firewood, garden tools, etc. I would definitely try to turn the driveway in front of the house into more of a garden/patio space.. Whilst in full fantasy mode, I might consider converting the 'outdoor kitchen' building (which presumably has water and electricity) into a guest or even occasional rental unit with a small kitchenette, a modest bathroom (with shower but no tub) and a fairly generous studio style sitting/sleeping area.. Bonus that it has its own driveway entrance and parking spot. A fun and interesting tours as always, and I'm so glad to hear that no Real Estate agents were harmed during its filming.

I would blow out the kitchen and bathroom, build a 2 story extension with a large kitchen, half bath and a full bath on top for the master bedroom. Add a garage next to the house by the old garage adn turn the driveway into a large patio and use the old garage as an outdoor kitchen and entrainment space.. Concert teh old building into an small apartment or air b and b

Thank you. Love the video's. I would be tempted to take down the ugly large garage and storage in the backyard. It will also improve views from the home. I would consider building a tiny home a bit further down the garden, to be used for guests or a bed and breakfast. The split building could be fixed up to become a small living unit as well. Grazie.

Love it! The town is a little small for my taste, but if you want privacy and country vibes without being too far from civilization, this could be a great choice. The kitchen is a conundrum for me, though. Like you said, I would be tempted to make the lounge area a combined kitchen/dining room and convert the current kitchen into a utility room and/or pantry. Then again, I would normally prefer a proper great room, which this house would never have. Probably the single best feature is the front of this house faces a garden on a slope, giving you the feeling of an expansive view

the huge garage door faces south, so I would have a garden space, and a painters atelier along the opposite wall - it would not be difficult to put a north window there, with a great view, to supplement the main house which seems all turned east only.... Or I would remove it completely and open the view

Love this one but I’ll say it- I would remove at least one of those trees since they block a beautiful view. I would consider removing the large lower shop which looks like it was a farm building and not very old. Possibly terrace a little more of the hillside for garden and usable outdoor space. The other building could be a great remodel and use as a guest house or rental. It’s pretty clear that the previous residents had a lot of pride and care of their home. Lovely!

Just a small point. Could you pop up a caption with the place names on your videos so I can find it on Google Maps please? The sub titles and the transcript claim it to be Oronia but I believe it is actually Orsagna. Even a map graphic so we can visualise it's location in relation to other towns and of course the main cities. That would be very useful to me and maybe others? 😀

Beautiful house. The kitchen is too claustrophobic for me I would turn it into laundry room or storage .

That house has amazing potential and the property is beautiful but to many stairs for me 😢 I am supposed to have to have both my knees replaced and I’m being stubborn 🫤 I already have hardware in my neck from C2-C7 from breaking it in 2011. I was given a 10% of living/walking! So it’s ironic my knees are giving out 😢

Leave kitchen where it is, just update it. You have enough space for washing machine, No gain in moving it into dinning room. Too much work for little gain.
