This is such a cool modern build. The lower basement floor walls are precast panels, the upper and first floor walls are high tech legos. I want this place!

Interesting. However my question is.....how are you supposed to get INTO the basement since they left no opening for the stairs for the house???

There are several clips of the opening that will become a stairway to the lower level.

Precast concrete panels are a great way to make basements. I did it over 15 years ago, the insulation was in the middle of the panels and it’s been superb. No cracks or leaks and cheap to heat. Also great in the hot temperatures, although 37c outside only 22c in my basement. One tip when constructing a basement ensure the ceiling heights are at least 3m high otherwise it will feel claustrophobic.

@@clarityofthought ..I'm sure it's worth it. I worked fabricating walk-n coolers & freezers the exact same way from raw materials. We glued rigid foam between steel sheets. Then, we used a 'cam system' to lock the panels & doors with rubber seals. Don't cheep-out on the exterior bitumen & other sealing. This system should be used in areas like South Georgia, where basements turn into pools very quickly. 😎👍☕

@@lilblackduc7312 Ah, that makes sense. As frequently as they get hit in places like Oklahoma, having a basement serve a second function as a legitimate tornado shelter should probably be the rule instead of the exception.

Great video, reminiscent of my years as a Union Ironworker in Seattle. A couple things I don't get; the "ground floor" looks to be about 6' below grade. Also, the light wells look like they were buried in the soil 🥴

@@BorecSkaznakradami Solid brick construction is more labor-intensive. Cost is the reason people build boxes on top of the ground and pump hot or cold air into those boxes. You wonder why they just pour slabs and stick boxes on them, until you see how cheap they are compared to the alternatives. For most Americans, heating and cooling a place, day to day, is/was affordable and reliable off the grid, so the biggest obstacle was/is the actual construction. Sure, they'd LIKE to have a basement, but then they see the cost and decide to settle for a crawl space.

not a contractor either but having seen a dozen builds today the order of operations here seems to prioritize cost-cutting and speed over long term sustainability. I really don't like how many vulnerabilities the various seams of this building method have. it might work fine in dryer warmer areas but this place is gonna be full of either bugs or mold in no time at certain latitudes :S

@@harrymills2770 Properly funded construction companies could build houses 100 at a time with basements Above the ground, and then backfill the whole area once they are built; then set about the above ground floors. Jesus is real.

I never liked using pea rock for back filling against foundation walls. Supposed to go in at 98% compaction, but when you go back 2 to 5 years later, it has settled far more than that 2% it is supposed to go down. I know it is supposed to aid in filtering the water from around the walls, but I would think spreading a lot of fine sand, and then lots of water on that, would stop most of that settling....

These are great ways of doing foundations, very area specific. Can't do in many areas do to termites. They love styrofoam and will tunnel through it and make a home then go after all wood including furniture, they will go through the smallest gaps in the wall, especially pre-cast foundation.

Yeah, I noticed a lot of North American houses are built with wood. Making the house from another material might be best because of termites tho.

So they're vulnerable at the seams or just tend to crack? I didn't realize any of the exterior was styrofoam and seriously doubt any was. The walls were pre-cast concrete, not styrofoam.

As for the gaps between pre-cast walls; you could use one of the ~60,000 design/inventions God gave me; & use Silicone sealant with Termite poison in it to seal part of the gaps in concrete sections (as well as put it in powder form in the backfill). And as for the other chap talking about "wood being easier to work with", you also have to consider wood is also easier for hurricanes to wreak havoc with (in a country with one of the larges sources of concrete on planet earth).

Second Home is amazing, it is going to be real Passiv House. I barely see such a nice base insulation. if they could complete this building with geothermal ventilation, would be really perfect home.

|ncredible video, it made me absolutely amazed, a) by the incredibly vast amount of concrete and materials used to make one house, hundreds of tonnes of concrete, surely this isn't necessary it really is using up the world's resources just for one family. Secondly, the organisation and work rate of the construction staff, they must be German, I can't imagine anyone else so organised and efficient. (and walking along scaffold boards without a thousand feet of scaffolding and guards as would be the case with Brit builders). Truly impressive.

What brand of ICF forms are you using on the first floor (not the prefab basement)? This form is much different than the more common symmetrical variety.

Awesome time lapse but I have to mention the fact that you don't end up slinging cinder blocks if you're a genius. The real genius is the engineer who figured out how to keep ground water out of a basement in the long term. The laborers you see here just do what they're told.

In the States go look at Superior Walls. They've been doing pre-cast for a couple + decades. Great product and low cost compared to forms.

Looks water tight, aside from any drain tile it should basically be able to float, if done correctly…as it seemed to be. Wondering what part of the world this was in…saw some writing on one of the material buckets but it flashed by too quickly to make out?

Nobody uses shoring for normal basement depth (like this) in Canada. Soil conditions and construction rules vary by location.

The first one looked like a standard build but the second looked like it had a 15ft ceiling in the basement comparing it to the spot-a-pot behind it, they're about 6.5ft tall.

Did they add aluminum sulphate to their mix? In Europe they add this to add make a porous mixture that has small air bubbles in it. This then gives the cement an R value. It will still be as strong as regular cement and you can still add rebar to it. But most companies do not want to make any investment in their companies. They are all about how much they can squeeze out of their customers!! The workers do an amazing job!!
