I have done a few apt complex’s and it is nothing but DRAMA. But that drama has lead to experience. So all is good until the next one. I always appreciate the time you take to bring up these subjects on your videos. Great content as always.
Good video and really good information. Some of these bids you have to go in and walk the entire property. Look at everything with a maintenance man thought process. Are their electric boxes good etc. You have to set the property management and owners expectations.

"youre life now sucks for 3-4 weeks" i experienced that very thing when doing 17 apartments on the side of a lake. they were new buildings but, due to being on the lake, absolutely swarmed with bugs, cobwebs, all the sort. This was accounted for, however the winds of being on the side of the lake were not accounted for. With a 8gpm setup and being at the very top of the ladder in 35mph winds it was impossible to even touch the peaks some of the days. no chemical could help either. at the end of it, we were paid well and it was worth it. but it was no easy task by any means for any crew
They have the property manager owner email the tenants prior to the appointment and if there's still stuff on the balcony it gets skipped and won't be dealt with. These are things that are put into the contract. I don't have experience with it but myself I would say for them to send three emails, two weeks ahead, one week ahead and one day before.

People don't understand the difference between commercial and residential is so much harder to do commercial work One mess up on a bed could cause you a couple $1000
After washing for over 20 years refusing to use any chemicals I’m slowly I’m collecting my SESW chemicals. I’ve washed communities as large as 2000 homes. If I could go back in time I’d tell myself about SH and Southern Drawl. With all those years and thousands and thousands of homes you’d think I know everything…. I’m about to buy the course. Always learn, always grow.
@@HouseWashingRick technically it was very easy. About 90% of my work was new construction developments. They just have mud and dust on them. The other 10% was just a fan or turbo tip and hitting every inch of a surface. You can clean the green off siding with pressure but it takes a lot of time and hard work. Chemicals speed up the process and give better results much faster.
