I am going to share with you my experience with an infill lot that I was selling and the buyer had bank financing lined up for the purchase of the lot, when the real estate appraisal came back it was lower than our agreed upon sales price. The process has been similar for me on vacant land as well as single family homes and improved real estate so I wanted to share this quick video overview.

I've been watching your channel for a while and thanks to your lessons I was able to buy a 1 acre infill lot for $36,000 that is worth more than $100,000 after subdividing it into 4 additional lots. Thank you for doing what you do.

Great topic! I had the opposite happen when buying a bare land deal. It appraised for $5000 more than buy sell agreement which made the seller not happy but deal still went through. I think the appraisal process is educated guessing often and not a precise measure sometimes. Thanks for sharing. It’s weird how time of year and so many factors affect market price like one low ball sale of similar property. Best of luck!

Yeah great points all around…in my opinion if someone is willing to pay a certain price…then that’s what it’s worth…but…sometimes you just take what you can get and move on to the next one! Pretty good deal when the appraisal starts you off with $5,000 in positive equity!
