Curious to know what is happening in the Atlanta real estate market 2024? Let me give you a brief Spring update of what we've been seeing in the Atlanta real estate market including some real data to explain what has happened over the past few months leading into the traditionally busy Spring Atlanta Market. Overall, the activity in Atlanta has been increasing with more homes getting multiple offers however it is really "spotty." While the "good" homes that are move-in ready and in a favorable location receive multiple offers, we still see other homes that have a minimal of one imperfection completely sit on the market. I'm finding that buyers are being more picky on homes, probably partly because everything costs more! Higher interest rates and home prices continually increasing are making homebuyers be very choosy on their next home investment (which I can't blame them!).

Another awesome video! Learning a lot about the city of Atlanta and cities that's around Atlanta by watching your videos every week. I would love to see you do a video of Downtown Atlanta vs Midtown Atlanta. I heard both sections have a lot of great places to eat, visit, shop. Also heard it's great hotels and apartment buildings in both sections as well. So i hope you get the chance to do that video soon!

Thank you for your video. Very helpful! BTW, does your analysis include new homes as well? Are there many new homes being built now inside the perimeter?

It includes whatever homes are listed in the MLS which not all new construction is listed in the MLS. As far as new homes inside the perimeter - it's not like a typical suburb where you'll have a builder build a huge community of single-family homes. Atlanta doesn't have tons of extra space ITP. There are sections of new townhome communities and there will be spots where you'll find a small enclave of 7-8 new construction homes. Otherwise, it's really spotty and there will just be one new home pop up here and there where a builder has found a tear down lot and builds a new home.

Why use median days on the market and not the average/mean days on market? 🤔

I find that sometimes using the average can be distorted due to including a few outliers that sit on the market for an extra long time. Looking at the median takes out those few bad apples that really skew the true story.
