Great points. I have about 120 bookings as a guest in about a dozen countries. The late check-in, early checkouts gets avoided by me most of the time unless it doesn't matter with my schedule. And some hosts write too many rules on their listing showing how strict they are. The will write things that they should never say, like don't bring prostitutes to the room, no making adult videos, no drinking alcohol, etc. They could say no guests allowed like most people instead of saying don't bring prostitutes in. Also many hosts are copying and pasting long messages, and many times they have things in the messages that don't apply to your booking. A personalized message after booking would be nice. I'm fine with a camera outside the house, but inside the house is awkward. A couple months ago, while in Phoenix my host had a lock that required me to download an app on my phone and I had to make an account. It took 30 minutes to make that work. Luckily he was in the house already. Also letting people check in early or checkout late if they have no other booking is very appreciated. I write them great reviews.

I agree that there shouldn’t be any unnecessary rules, but we need to watch out for unauthorized guests, noise and other nuisances . Otherwise, the local governments will ban airbnb and everyone loses.
Nice video, i think people do restriction terms of use only because they have some problems with guests. The question for host is: Are you willing to lose some guests to have greater protection of your property? For me the the answer is yes, in fact i do not drop too much prices on my property and that give me more relax. I think this is the point, i really appreciate your super content i m from italy 👍
I started my room Airbnb and low and behold, the owner, ends the tenancy. On the reason, they want to take back the house. How do you avoid that? Or has anything like that ever happened to you. The money I spent to get that room ready ...and now I have to deactivate my Host listing.
I’m glad you think guests should wash their dishes. My cleaners don’t want to wash a sink full of dishes and they will charge me extra if they have to do them. How do you put it in your house rules nicely that they need to wash up their dishes. It’s not really a chore. Like you said it’s just common courtesy. The only thing we ask right now is to take their garage to the garbage bin outside when they leave. That way it doesn’t sit there and stink up the house. Also we do it just in case a cleaner can’t get there right away. Or if we have an orphan 1 day in between guests sometime we don’t clean the house until the next morning.
Your cleaners will be happy to do the dishes if you pay them to do the dishes. If you charge a cleaning fee, then that's sorted. Don't ever ask guests to wash their dishes. That's just absurd. If your cleaner isn't booked for checkout day, then ask your guests to rinse their dishes. Anything beyond that is just inhospitable.
I don't disagree that guests should do their dishes but I don't agree that they need to be TOLD this or a lot of the other "rules/chores." Literally my only checkout ask is that guests close the door behind them and have a safe journey home and out of more than 50 guests only like 3 have left dirty dishes in the sink. MOST, yes not all, but MOST guests do have common courtesy and being told these basic things that they would most likely do anyway leaves a bad taste in their mouths. In this day and age, no one should be taken aback by seeing cameras on the exterior of a home, especially a "commercial" STR. I, however, agree that Hosts should not abuse them either.
