Dave Love your channel. I watch a couple of times a week. Here is a suggestion. Roof terrace was not viewable for obvious reasons. How about a small drone for situations like this. Fly it up outside and show the terrace. Just a thought. 😊 maybe helpful with other properties too. Please keep up the good work. Hope we can do some business in the future.

Love love love this one, but you‘d want to be 100% sure before signing that the roof terrace will be permitted. It would be a great idea generally to get an idea of how much certain improvements / renovations will cost. So we know a bathroom will be 5-7 thou from scratch. Then there‘s installing a new kitchen - another 4-5 thou? Central heating costs. And then the costs of the stairs to the roof terrace and railings/tiling. Are we looking at around 25 thousand all told, or is that naive?
+ making the property earthquake proof, another 25k. The whole area is one of Europe’s most earthquake prone areas, and only houses after 2018 have to be constructed to withstand these. Each time, earthquakes in Italy lead to death tolls and massive damages. The reason these properties are that cheap, is that- besides nobody buying them as people are leaving these villages, is also the risks. If you are looking for a cheap place, and don’t mind being more secluded, surrounded by elderly, take a good insurance, and have an engineer look at the construction, then these can be good buys for personal use.

The only correct thing you have said is that italy is seismic but we all know that, just like many many places in the world. It's amazing how castles, churches old towns remain standing yet the way you describe it is apocalyptic. I live in the area and work in the area and know that Abruzzo has seen huge investment from over seas buyers for the last 15 years and has been placed at number 2 after Tuscany for the most popular place to buy. Another part you are wrong about is earthquake proofing, you don't need 25k because it has already been done as part of the Restorations. While you are spouting your doom and gloom about a place you clearly do not know, the rest of us will enjoy our lives in this incredible place.
@@AhomeinItalyCute. But my whole family is from the region. We are talking generations. Including real estate. I have 4 airbnb properties in the region too… So yes, I do know what I am talking about. And ANY ITALIAN and LOCAL will confirm the village drain with only older people remaining. Sure, a region can be “popular”. With foreigners. and they are ok to pay more $ vs the market price. But the offer is massive in these villages. Most foreigners looking at investing buy more central. The only investment you make out of it, is for your own use and enjoyment. But it’s not a smart financial investment. Point. I get you sell and do this for a living. And it’s great that you offer them including taxes etc, so foreigners have no surprises. But it does not do any harm being honest and realistic too: These properties, if you put good $ to make them earthquake proof, and livable, are nice for lifestyle purposes, if you don’t mind being more remote and with elderly vs more vibrant places, which will cost you more.
You know Giovanni, what you said is true of all areas in general. The mountains are always more seismic than flat areas. Many people are looking for the precise kind of atmosphere you describe, the elderly included. I follow this video channel, but I already knew all those things you mentioned. It just depends on what a person is looking for in a property, as you also mentioned. The light coming through the homes is lovely. I love the ledges on the window sills, pretty for flowers. I can imagine the roof top terrace...the stars in the evenings.
Don't let on to customs and immigration that you are carrying that much or you might be in for a rough ride explaining why you aren't laundering drug money...... Big brother is alive and well in Europe snooping into everyone's business. Even small stores have POS machines and signs they prefer debit/credit cards rather than cash. Just came back from one month in Italy, went with €1k in cash and came back with €200. Majority spent for small stuff like bars/cafes and at town markets. Rest on credit or debit card from European Bank.

I know I'm late, but had to add my two cents: Agree wholeheartedly about removing those walls on the ground floor. I'm really liking all I see in Vittorito, especially the apartment with the terrace from yesterday. I like quirky and unique layouts and that one was literally right up my alley.

Great place hopefully who ever renovated was smart enough to do complete floors before they decided the spaces. Otherwise knocking walls that need to be rearranged is not an easy process . Great building which had left more of old character inside. But yes has lots of potential. The dividing wall on the top floor should and redesigned to give easy roof access.
So - that door from the roof that you pointed out…do you know where it goes? Would you think there’s brick/tile in the barrels on the bottom level? This is another great house and one that made me really think!! Also? Please never stop giving us ideas, okay?! 😎

It would have been helpful when on the top floor if you were able to demonstrate how big the terrace would be by just showing where the flat area of the terrace is by showing where it sits on the top floor
Pity the fireplace has been removed. I would certainly consider how the house would have been used originally, especially with the exterior insulation and double glazed windows. Historically in the summer you live downstairs where sun cannot reach and in colder weather live where the sun can enter. So maybe a happy medium and use middle floor as kitchen, living, dining, family room. Downstairs summer bedroom and lounge area.
Another great property! I do think the floor plan needs some reworking. I'm curious about the roof/possibility of a terrace. Too bad there isn't a way to get up there right now. This one will be snatched up quickly.
We've been looking at Italy for some time. Sick to death of the ever increasing pressure and attitude of the UK, especially where we live. Getting the correct property is not easy. With a daughter who's 6 and two dogs. We have a huge advantage in that my partner who is not Italian but she can speak/write and translate the full language as well as four other languages...this is one major reason why Italy would be a good choice. These smaller villages and towns are ideal as we don't want a City life. It's something we would certainly do but it's vital to do the homework, find out about the areas, issues, work etc..schools, shops, fuel stations, vets and more..vital services that need to be close by.

I would remove some of the suggested walls on the first floor but not all of them as where I live you have to have two doors between a kitchen and toilet area and it would feel wrong having the bathroom coming straight off the kitchen/dinning area. I haven't watched the rest of the video yet but maybe the space the bathroom comes off could be used as a utility room. If the door to the bathroom is moved to the other end it wouldn't have to take up much space.

You know it would be more than double the price, right? And it wouldn’t be done to your exact specifications. Something can be move in ready but not done to your taste or preference, which makes sense since the renovations would be done by someone who is not you, lol. White carpet, lime green tiles and crappy mdf cabinets is move in ready. It’s not your taste but that doesn’t matter. It’s move in ready, not custom! If you want certain finishes or features, then you’re asking for custom, which is not possible at a low budget, and you would have to wait for the house to be done anyway.
One tip in the future: Please note where to PARK 1-2 cars. Under a roof - otherwise birds LOVE to crap on them over time. Secure. Because most of those things are in areas with no real road access suitable for anything except a REALLY small car. This is sort of critical unless one has a public transportation fetish.

Cool house. But that’s town is a little too sleepy for me. I would need to be in a town big enough to support multiple restaurants and shops within walking distance. One that has some signs of life. But for people looking to go somewhere extremely quiet and low key, this is a great deal 👍
It's not for everyone but it is a great village and within 5 minutes either direction you have bigger towns. I personally like village life and here there is a couple of bars, stores stores a pizzeria. It is also close to Sulmona. We have properties coming up in Sulmona and Popoli soon, I'm sure there will be plenty for you to see.
It all looked so good...untill you opened that electrical pannel😢😢😢 4 switches WITH a general on/off, total, is barely enough for a studio these days. Also, it suggests that it's made to cover up the high possibility that all the wires are aluminum and not copper. And in case someone is asking if there's a difference, ah, YES! There's a higher chance of electrical fire with Al than with Cu. That can't be up to code, right? Was ther an inspection done? Sorry! It's a pet-peeve of mine.
All major distribution wiring from town to town, etc is aluminum as it has less resistance (less losses) than copper. Not sure on prevalence of aluminum wiring in individual homes in Italy. Our house in Canada has had aluminum wiring since it was built in late '70s and no issues. You just need different plugs made for aluminum wiring which is thicker than copper wiring. All in the details .... much like you don't put diesel into a gas engine ....
I would never buy anything in need of major reconstruction. There are probably only few contractors in places like that and they will charge you whatever they want.
You're paying a premium for a property that's already renovated. Yes, you don't have to do the work yourself, but you're pying extra for a property that's already done. Also, you have to be OK with someone else's tastes and decisions. You're not getting your readymade custom dream house done to your exact specifications at double or even triple this price. You'd be paying more than if you did everything yourself.

So you want all the work to be done to your exact taste and specifications for the same price? 😂 The reason why the price is low is because it needs all that work. If it was renovated, it would be much higher.
