Walkerville is really improving. There are still a few surprise streets that are sketchy. Best to do an afternoon coffee and stroll around to vet for yourself.

I figured you didn’t factor in taxes (income & property) to be paid on rental income which takes down cash flow. So I feel it’s still a bit of exaggeration to say we will have positive cash-flow on rental except of course student rental with a warning sign. Still a great video with tons of information.

How is the downtown core for investing in condos ? I was looking at a building on 150 park called the victoria park place.

Yeah I’ve sold a few in there. Low maintenance fees and good for cash flow. You will always be able to find renters in there. Check out my video on condos, I mention it. Shoot me a text if you have any questions

I would put that on par with riverside. Great area with good rents. They usually come at a little higher price point than riverside though.

What are your thoughts on La Salle. Buying a land for a nominal price with no services available at this time… is it a good strategy for buy and hold?

The question is: who is going to install the services? Paving roads and running hydro is expensive - if one company owns an entire subdivision they will spend the money to do it, but in LaSalle many “future” subdivisions have plots of land owned by a variety of people. There is virtually no chance they all organize themselves and split the enormous cost of developing the land. Be careful cause you might just end up buying land that won’t ever be developed in your lifetime Unless of course you buy land already bordering a paved road. But that land likely has all services available (and thus more expensive)

Hi Len, do you have a car? There are nice new apartments at Crawford and Wyandotte but you’d want a car. Also the residential area just south of college street is more family friendly

I've mentioned it in a few videos about windsor neighbourhoods. May do a more in depth video down the road a bit. Its a nice area - slightly cheaper than South WIndsor while still being in the Vincent Massey Highschool District.

For single family homes tenants will take care of utilities… you just have property tax that is worked into the mortgage numbers provided

@@jamesmcmillan2178 insurance is hard to say because will differ by each insurer. Shouldn’t be much though. Windsor vacancy rate is 3.4% right now. It’s been on a slow decline for years. Our population is growing and people aren’t adding enough units quick enough

I’m from America and we are moving to Windsor I have one simple question where the hell are all y’all getting 70,000 to put down on a house making 50k to 100k a year that would take 10 plus years to save

Rental rates are going up and income is going down. People have to pay more for food, gas and energy. And now have to pay higher rent. What if renters start running out of cash and can no longer put money into savings. You will see people stop renting and move in with their parents. Until housing and rent goes down again. I've seen it in my age group 20-27 yr olds are living with their parents and not renting.
