Austin, you are spot on with regard to the Nocatee vs Silverleaf commercial areas. The initial big miss in the 1st Silverleaf Commercial spot are the restaurant offerings. The current restaurant, Rustica, is an upscale, date night kind of restaurant. You’re looking at $50-$70 per adult before tip. Their menu is limited and not kid oriented. If you do take a family of 4 there, you’re looking at $150-$200 for the evening. Their hours also aren’t friendly to things the community wants, primarily an affordable ($25/adult) lunch offering. There are a lot of people that work from home in Silverleaf and we all are eager for a prime lunch location to open. The other restaurant that you mentioned is similarly a date night location. As a result, there isn’t anything right now that will draw the vast number of families living in the Silverleaf community to that spot on a recurring basis. A restaurant that offers kid friendly menu and prices as well as a variety of adult beverages will do much better.

Thank you for that insider perspective. It sounds like a great opportunity for a solid Mexican place or sandwich type shop. Are there any examples you think would do well there?

Something like Gator Dockside would be better. There’s going to be a Jimmy John’s sandwich shop, but whoopee to that.

We could easily afford Nocatee but Silverleaf just made more sense for us. Good comparison Austin - you did a good job capturing the differences.

Definitely a difference but not as big as it sounds. Silverleaf has a master HOA at about $1,200/year plus the HOA for whatever neighborhood you live in. I.e. Holly Forest is $500/year iirc. So compared to a 50’ lot in Nocatee where you might be $2000ish for CDD and another $500 HOA it’s $800/year difference. For $800/year I’d recommend looking where you’ll be happiest living.
