so true because the tenant just pays the monthly rent the owner of the property the landlord still must pay the annual property tax fee so how is it going to pay that property tax fee if he has no tenants to give him that money for the fee because he's paying that property tax fee and that runs into thousands of dollars a yearbut you can use the same excuses them they can't throw you out for your property for not paying so there's a moratorium that's something how can they evict you when they can't beat nobody else but you owe a Mortgage Debt to a bank as opposed to just say contract with a landlord for rental propertynow I know in commercial businesses if they're left unwrented or vacant the business owners are Property Owners will use that as a tax write-off and business loss and it works out sometimes and balances out in the long run but I'm not sure how residential property that you rent out as rental is affected by this laws or they demanded cuz it's not laws are mandates complete difference a mandate is not as Superior does not reach the level of law

unfortunately I also know that when you do not pay your property taxes the city or state will put a mortgage lien on your house so quick it will be ridiculousand these do not ever go away they add up continuously with penalties and interests and concur each year with more new fees every year to convince you they will own your house cuz you never paid them for their property I meannow sometimes you can run and hide from those mortgage Deans on your house as long as you never sell the house as long as there's never a sale of a transfer of deed or a sale of that home they can't collect their money but eventually over time when it adds up then then they let you will get you out of there by by eviction by that's what they call a little not sure what they call it but a lot of skip skip

I could have stopped paying rent during this 'thing' in 2020 and on, here in florida. But i kept working, got behind a bit , but caught up and kept paying my rent. I have a simple place and i'm self employed, All of it is too weird - if the land owner / landlord still has to pay the bank, then the tenants should pay rent . This entire thing is so obviously corrupt and demonic

Not only are some people like this one employed, they also received stimulus checks,it's a shame that the government is able to protect indivuals like this at the expense of a landlord,my guess is,when these non rent payers are informed they're no longer protected, they'll simply find another place to live & stick the landlord!

Last spring, New York failed to send needy tenants even half of the rental assistance available under the federal CARES Act. Now the state’s failing again, with not a dollar handed out a month into a new rental-assistance program. This, when states such as Connecticut, Illinois and Texas have distributed tens of millions of bucks. Congress passed the new program in January, but New York lawmakers and bureaucrats dawdled. The Legislature only enabled the state’s system when it passed the new budget in April. Applications just opened June 1, but 120,000 households (three-quarters from the city) have already applied for help from the $2.3 billion program. I really have empathy for landlords today, but this is only one of the many reasons why I only own where I live. Staying balanced, liquid, and diversified is the way I go. I am living well, and I am 70.

yep, and at a minimum go to small claims court and start there. Yes there are limits in small claims court, but very dollar counts and any ruling in your favor is more ammunition to go to a higher court if necessary

I guess the only negative to that is it's "illegal" to rent an occupied unit, double-renting. But since the first person's lease is expired and isn't paying rent, the only legal footing they have is quasi-legal, "possession is nine-tenths of the law". However, if the courts are actually as backlogged as they are claiming, which is a joke because all evictions have been halted, it might be years before a court hears that case. These landlords need money now! It's been 18-19 months of the politicians being on the tenants' side.

You want all these tenants to be evicted? And then we can double everyone's taxes to pay for the homeless problem. I don't know what the answer is. But there are programs for the tenant and Landlord. You don't own the house, the bank does, & the bank is essentially leasing the property to you on a Land Contract. This is sooooooo wrong, and I say that as a tenant who has a great landlord. We pay our rent on time and take care of their home, and they have not raised our rent to ridiculously high fees. It has worked out for both of us. Love and care for one another. This was one thing that Trump started, which I did not agree with (there were other things he did that I did agree with). I knew this would lead to lazy people taking advantage of landlords, or just another form of welfare. I had hoped I was wrong, but that does seem to be what is happening. It is so unjust, and the Biden administration is latching onto it for their evil purposes. May God help these landlords. In Jesus Name. AMEN

The fact that the "renter" has broken the lease by moving people into their home should mean that they can evict him. The lease must be expired by now. Can the owners all move into their own home and push out the freeloaders? Probably not without being arrested. This is beyond facism.

Like some have suggested, might be best to go to a seedy area, find some guy and offer him $1,000 to take care of it. Payment due after the squatter leaves. I had a tenant that wouldn't pay or move out. So I simply allowed some unsavory ppl to move in as well. Needless to say the tenant agreed to leave.

Last spring, New York failed to send needy tenants even half of the rental assistance available under the federal CARES Act. Now the state’s failing again, with not a dollar handed out a month into a new rental-assistance program. This, when states such as Connecticut, Illinois and Texas have distributed tens of millions of bucks. Congress passed the new program in January, but New York lawmakers and bureaucrats dawdled. The Legislature only enabled the state’s system when it passed the new budget in April. Applications just opened June 1, but 120,000 households (three-quarters from the city) have already applied for help from the $2.3 billion program. Yet the Office of Temporary and Disability Assistance can’t even share any public info on progress. All it has is a one-page PDF summing up applicants by county. My holdover tenant left owing me close to two years rent..over $37,000. I had the tenant in court since May 2019 and the courts continued to give the tenant more time despite the fact that she is a $86k per year city employee

How about this for a fair trade on rent moratorium: Once the tenant stops paying, the landlord is immediately exempted from all property taxes, mortgage payments, maintenance costs and any other fees like an HOA fee. Seems like a fair trade to me.

@@libertyone5853 better yet, contact codes enforcement and tell them that the structure or utilities may have been compromised due to unauthorized work performed by the tenant. They would need to perform an inspection to verify the building is safe for occupancy. If they refuse inspection the building gets condemned until further notice. An unauthorized addition onto the house could cause the occupancy to be pulled as well.

By the way, I have seen this done to a buddy... he got at $12K water bill and went ballistic... normally it is about $1,000.. it was done due to the tenant setting up a car wash in the drive way. There has been a recent story of a Natick, MA man who got a $15,000.00 water bill for toilets that continually flushed... another tactic a tenant can do on a Landlord that would sabotage A/C, wiring, heat, etc... anything due to not paying rent during the mandatories.

If you have a mortgage you are not a home OWNER. The bank holds the deed & title, therefore THEY are the legal home owner. Turn the moratorium back on the banks & let them seek Gov. relief. They're good at it.

Got a friend who knows this “Guy” hes an artist, uses an ice pick to make “Ice sculptures” kinda performance art, afterwards the “sculptures” always end up real cold, and he ties a manhole cover to them and keepsem cool at the bottom of the hudson….he might be able to “perform” if not forget-a-bout it!

Givem 24hr notice of your entry for “Repairs and upgrades” take out the windows, tear up the carpet…move a dozen skunks into the house, disconnect and remove the water heater( cold showers b cool) then tellem youll be back in a couple of weeks.
