And when energy/gas is cheap & plentiful. It dramatically cuts the cost of everything.. Cause businesses & industry are cheaper to operate.. and every single product cost less to transport. It's very nice that someone finally mentions that they have been buying up the housing market for years and causing it to skyrocket to a horrendous level, which again is a tragedy for people because this is their biggest purchase and they can no longer afford it.
Commercial real estate is no longer a good investment. So, they’re diving deep into residential. I bought a home a few years before the pandemic and the timing couldn’t have been better. I just feel sorry for those that still need to purchase a home. High prices high interest.
Americans are lucky. In Toronto a small modest one floor 1950s bungalow is well Over a million dollars. Our mortgages only last 5 years and then get renewed. So, if property values drop, they will only base it on market value and you get the new high interest rate. So, the government just relies on wealthy immigration to come but your home from you. Nope, you won’t be able to buy a new home since 600sq ft condos are now $900k. You need a family income of $160k to qualify for a mortgage, and the govt allows banks to give 100% mortgages to large investors. Then they remove rent controls and those investors rack up the rents high enough to cover the expenses and mortgage. The govt also lets banks artificially cause the market to stay high even if giving risky loans to investors who bought pre-builds. We are sitting on a huge bubble. So, plan on moving hours away. No one visits family anymore because it’s a 2hr drive in 5 different directions to visit anyone. Old people age alone in expense markets. Our current govt destroyed the country. 1.5 million migrants plus international students in a year all Concentrated in a couple cities. Message to anyone earning under $75k: there is space in the arctic where a bottle of ketchup is $20

Germany here: the electricity prices rise and rise no matter how the market moves. Recently wind and solar lost half its value in 5 months on the market. Almost none of that price decrease arrived at the consumer levrl. The opposote is happening. Because of missing tax fundd caused by declining trade prices on the market, the stste wants to put additional taxes on the electricity. Prgonosis: Energy prices will rise at least 6 - 10 years and we have already the highest prices on the planet . Btw wind eenrgy produces a lot of unrecycable and toxic waste, 20 000 tons a year of old wind energy plants. They use unrecycable compounds in their blades. I believe a healthy portfolio has 3 things, at the bare minimum: Exposure to ETFs for increased diversification, Exposure to assets that generate cash flow like dividend stocks, Exposure to market-leading tech.
It's unfortunate most people don't have such information. I don't really blame people who panic. Lack of information can be a big hurdle. I've been making more than $30k passively by just investing through an advisor, and I don't have to do much work. Doesn't matter if the economy is misbehaving; great wealth managers will always make returns.

The Australian government is giving Blackrock billions of dollars to build forever rentals. A better solution would be to build public housing for citizens and reinvest the rent into more rentals, or allow Lowe income earners to purchase at affordable entry points. Letting overseas mega corporations profit on locals will never end well.
