You are clearly a smart young lady. Just a little advice, I have 4 rental properties and the one thing i have learned over the years is not to rent to family or friends. Unfortunately it never ends well. I was told this many years ago by a realtor friend of mine and I had to learn on my own! Good luck to you 😊
Yep! And even if they are family or a friend still have them sign a contract. Just dealt with this and learned my lesson with not having a contract in place

@@yeaitsmee so many lessons I have learned in my first year as a landlord. definitely not for the weak, and you gotta have money, backup money and backup backup money. 😣 it’s so hard to even find good tenants in general. I hope it works out for Cristina. just got what I thought was a good tenant….month one she “lost” her job. now I’m footing a 4k mortgage

Realtor & I worked in Cook County property mgmt for years. Please read this. Cook County is very tenant-friendly. As a landlord, you have the lower hand. Please research RTLO if you haven’t already & please have your friend sign a lease. Your agent can pull a lease from the Chicago Assoc of Realtors site. Just fill in the blanks. Please ask the RE attny who did your recent purchase for their advice on any additional addendums & protections you can utilize to cover your behind if this person stops paying rent or trashes the place. It’s really, really hard to get a tenant out once they’re in. Cook County Sheriff’s office is backed up for months so it takes months to even serve eviction notice. Then you’re looking at 2-3 court dates after that. You can go up to a year without any payment before the tenant is evicted & sometimes they don’t leave so you need to pay even more attorney fees & waste even more time before the Sheriff’s office comes out to forcibly get them outta there.

I wanted to offer support for renting to friends, just make sure YOU are covered incase anything goes wrong. Congratulations! Just make sure - to protect yourself and your friend - to have a lease. Things can go south for a number of reasons so it's good to have something in writing to make sure both parties are covered.

Good luck Cristina. Looks like you live I a nice neighborhood so getting a good tenant won’t be hard. I bought a duplex in a bad neighborhood and get such bad tenants. Just lessons I learned along the way

You have a good heart Cristina but look out for yourself. Sometimes the ones you help the most will screw you over. I suggest making up your own lease and get it notarized. If she doesn’t pay you it will be hard to get her out. She will have squatters rights

Never rent to friends. They take advantage of you. They should pay a deposit with first month and last rent with a pet fee. Hopefully they signed a lease. I wouldn't ever have a friend live on my property. You will regret it
