Luke, thank you for sharing the video! I'm a buyer's agent based in Los Angeles, CA. Our system has recently undergone a significant change where sellers no longer cover the commission for buyer's agents. I'm curious about the average fees charged by buyer's agents in Australia. As US buyers increasingly adopt the Australian property purchasing model, understanding a fair fee structure would be invaluable. Any insights you can provide would be greatly appreciated.

Nice guys! Great to hear about the USA market and listen to a lot of property content from American creators. Especially loved it when Meet Kevin did property walkthroughs. We generally charge an upfront fee around 20% and than remaining fee on success of property purchase. You can find a more detailed pricing structure on our website. This model works really well with our buyers here in Aus as they pay the bulk of our fees on success

So you can secure a price and then use the building and pest to negotiate a lower price after you've already signed the contract?

You can capitalise the interest on the loan. We did exactly this on our recent flip project (videos will be out in a month)

Question: Are buyer's agents open to guiding a single property purchase over a very long period of time. Basically, if I have ridiculously specific search criteria and don't want to compromise but am willing to wait 5-10 years if need be. Is this a thing? For example, I'd like a 2-bed house, between 29 X street - 54 X street, or 12 - 28 Y street in Suburb Z (so very micro)? It's a long time to hold a client without payment, so maybe this isn't a thing.

This isn't really a thing that would be common in the BA space. We take an upfront fee of $4,400 and our contracts last for 6months once engaged. You would need to keep paying the upfront fees every 6months to continue the engagement. We then take a success fee once a purchase is unconditional. Most BAs will have a 3-6month contract. So doesn't sound like a great fit, given the extremely specific search criteria!

​@@TheBlueskyson I built my own home, including obtaining a license to do so, while working another full-time job, mate. No one does it himself more than me. I was just curious if there was an app or service that can track a street. Yes if your point is I need to learn to code and build that app for myself, ok, I guess .

@@susmusmanoj112 What I mean here is that clients may want to rule out certain suburbs if they're not in a suitable school zone. This is from an owner occupier point of view (rather than investor) There may be some school catchments that clients are not willing to accept as the school does not have the strongest academic track record / sporting / musical offerings etc.. From the Investor Side: you don't want you house backing onto a school hall or carpark or busy road with school traffic.
