This is our walkthrough of the Bridgewater Commons mall in Bridgewater, NJ from May 9, 2021. This is an upscale thriving mall in north-central New Jersey. This mall is three stories, with a 2 story section in the Bloomingdale's wing. As with just about any mall nowadays, there are a smattering of vacancies sprinkled throughout, but the mall is doing considerably better than the other malls around it, like the now shuttered Phillipsburg Mall and the struggling but maintaining Woodbridge Center mall. Once Bridgewater Commons opened in 1988, people who used to regularly shop at those two malls started shopping at Bridgewater instead. It's a pretty nice mall with big high ceilings, not bad but not terribly remarkable either.

I'd like to say a few words about being an ambassador to your local malls. We have been taking the time to visit all the malls within a reasonable driving distance to check up on them and see how they are doing. Also filming an updated video every year or so, regardless of the lack of many changes, just so there is a video record of the health over time. We think this is an important thing to keep tabs on, especially in these wildly turbulent times. The health emergency has accelerated the impending Retail Apocalypse we've all been talking about these last several years. This was already a big problem, but the restrictions have made the issue 5x worse and likely hastened the death of the enclosed shopping mall.
I know we've all been on pins and needles wondering how bad the fallout is going to be from all of this.
There really is no way to know exactly unless we ALL go and do our small part to make it known how it turns out. I implore you, if you have the means to pick an area you would like to be an ambassador for, and go document your local malls. Whatever your medium, it doesn't matter, any and all documentation is necessary and vital in this day and age. Whether it be on Social Media, Flickr, RU-vid, any platform gets it out there and preserves it for posterity. We can't paint this picture unless we all grab a brush...

I've been to this mall a few times, always appreciated the 3-tier layout. It reminds me of the golden age malls in the mid-80s. Glad to see it still looks healthy, it is in a great central location in NJ with main highways bringing in people from every direction. I may have to give it a visit with the family for back to school shopping. Thanks for the vid!

Bridgewater Commons used to be owned (when it first opened) by The Rouse Company of Columbia, Maryland (suburb of Baltimore/Annapolis). The Rouse Company used to own the Willowbrook Mall in Wayne Township, Passaic County, NJ. It is currently managed by Trademark Property Company and owned by Pacific Retail Capital Partners.

I'm sorry you have your facts mixed up. The Rouse company didn't develop this mall, it was the Hahn Company of San Diego California who developed this mall.

Apparently Rouse acquired the mall in December 1998, which makes sense since GGP bought Rouse in 2004 and they were in turn bought out by Brookfield in 2018.

This a pretty nice mall. It’s a bit on the white washed side for my liking. The property is thriving. But for a few vacant stores. Then there’s the bankruptcy of Lord & Taylor. No fault of this mall but a total shutdown of the whole company. With creative methods I’m sure the space will be repurposed ifor some other use. Perhaps Boscov’s May take the space. They seem to be growing their store count.

Boscov's has a 1 store per year policy since their 2008 bankruptcy, as overexpansion was the cause of their troubles then. The newest Boscov's is opening later this year in Ohio, so I suspect Bridgewater may find another use before Boscov's has an opportunity.

They could also open up a Primark, Dick’s Sporting Good’s, or other department goods, since this mall is sort of high end. Dick’s could be a nice replacement, since it can be 2 stories like it’s Woodbridge location. But they could also open up an attraction (like a Dave N Busters, aquarium, or something similar), or perhaps, another restaurant.

Great video. just one problem i noticed in the description, Phillipsburg Mall didn't open until 1989 so people didn't regularly shop there yet

I must be getting old, or addled, or both ... when I saw the Casper storefront I had to remind myself they're fancy mattresses, not a friendly ghost. But seriously, I am surprised that the Uniqlo is closing, it's a successful company.

I always think it's strange to see a storefront like Casper or Warby Parker, as these are brands I'm used to hearing ads for on podcasts.

@@RawRealRetail Mattress stores traditionally are one of the least expensive retailers to set up and operate. They don't require much in the way of shelving and fixtures, as they're more or less empty rooms full of mattresses on display for people to test. As mattress stores fulfill orders from off-premises distribution centers there's no need to keep any inventory on hand except for the displays. Finally, staffing requirements are fairly low as customers don't interact with salespeople to a significant extent, instead making their decisions based mainly on what feels best. Being a fancy brand the Casper stores probably are slightly more expensive to run than mattress stores selling cheaper brands, but the general rule still applies.

@@R32R38 Not entirely certain, but it's possible that Uniqlo would rather focus on Menlo Park as the only store within the area. Out of the locations in the state, I don't think Bridgewater Commons gets as much foot traffic as Menlo Park or Willowbrook.
