You are right on most points except for foreign direct investment. Pakistan security situation and political instability puts question mark on any foreign injecting investment into Pakistan.

I beg to differ on one point and that is Mortgage. Culturally people don't borrow for building or buying a home and mortgage is a long term loan with a strict liability. Banks are reluctant so far to go into mortgage lending because of legal hitches. Please do touch on the exorbitant cost of land around major cities, well beyond the reach of middle class. Rents are very poor returns in residential property. The latest distortion has been the prices jumping over 50 to 60% just in the last two years due to rupee fluctuation. So priced will remain in the current ranges for at least 2 to 3 years before seeing an uptick. The other reason, of course you have mentioned is a crackdown on black money. The worst part is that in the absence of proper urban planning, our cities are being surrounded by Katchi and unplanned dwellings. Even Islamabad is surrounded by such shanty towns which over time will be difficult to dislodge. Pl do touch on the concept of mixed and verticle development and it's challenges. Unless

Sir jee ye to bohat achi baat ha agar property dealers per tax lag jae. Rent per 20% tax lagana chahiye aur Platon per 15% sales tax, buyer seller dono per alag alag.

Good analysis as a book case as a person who is sitting inside Pakistan but has no idea of bigger investors sentiment. Dollar is not stable The reality is different. Right now, hundreds of thousands of people overseas are waiting to sell and get out of the Pakistan property market as no law and all thugs in high places. This is agencies country not for people. The crack down will not get any benefits as people moving out of countey their investments already.

I dont agree personally the study of foriegn direct investment 30% will increase, i guess it will be not more than 10% because of insecurities, instability, injustice, parallelly pakistani investors moving aboard because of instability, insecurity and injustice etc.

Good video, but you did not mention the professionals and others leaving Pakistan to work abroad. Secondly, direct investment may not come because does the State Bank of Pakistan allow sending dollars abroad? It is true that a bubble is not coming.

Pakistan is a country that is very similar to countries like Somalia Ethiopia in Africa. Foreigner investors, Overseas Pakistan won't invest in a country like Somalia and Ethiopia so why would they invest in Pakistan? System is corrupt. Police needs 40K till 500K bribe money, court magistrates need 500K till 2 million rupees bribe money but you won't get justice. If we talk about government officers they charge according to the situation. So in fact a country with bribe culture.

First of all , there is no other business activity in the country . No other industry is working coupled with poor business friendly environment. There are 100 of bottleneck to start new business. Eg energy prices , poor rule of law and many more . Secondly, all the political and rulling elite is doing full time business of property and part time official duty so there is no need to worry about property because they are all stake holders in it . They do make such favours which suit them . Apart from that ,there is bleake chances of foreign investment due to political uncertainty and law and orde situation in the country . Owing to high population rate ,housing demand is rising at exponential level . In my analysis, property business will slow down due to high inflation.people have poor purchasing power. All those have many they are already investing and have invested in property only . This is the only business which gave them v8 as such income com from easy way . Just sold out your grand paa land and becom so called Amer .
