As a person who had built a house in Houston area I think the price here is misleading. What this video is showing is the house with lots of upgrades which can be from $50K to $200K. Would be nice to see the house that is at Base Price but builders typically build houses with upgrades.
You've made some good argumentative points here, and I agree. Typically, and unfortunately in defense of builders, they have to showcase a house with all the bells and whistles to attract buyers. Most homeowners (especially first time homeowners) don't have the mental or visual perspicaciousness or acuity of sense if shown a home with the basics, no upgrades, and an empty space. While I Iike the idea on buying the basic builder grade, low end products in thier overly-inflated showrooms, there are pros and cons in this approach. Some astute homeowners will incorporate low quality products the builder offers and perform a massive demolation and reno thereafter before moving in. This option is very viable if you have the resources, possess the handyman skill sets as a DIY project or contractors are already lined up (pros). Additionally, this will reduce your home price at closing and lower your mortgage payments (pros). The cons in this is if you don't perform due deligence and price comparisons, you may be paying about the same or more. Anticipate that it will be difficult to find very good quality contractors who are already pre-occupied with builders and the amount of time to research those contractors' quality of work. Particularly dealing with a David Weekly home, they don't come cheap either. My experience is to go with upgrades that make practical sense. Our last home purchase included not upgrading the bathroom fixtures, have pre-wiring for pendant kitchen lights and bedroom fan/lights, we decided to go with level III tile flooring (because the builder was asking too much for engineer harwood flooring or LVPs) since it was concrete slab and any post reno would had been a massive mess, etc. We closed at $350K. After we moved in, I did all the electrical work and hired a friend who is a plumber that installed all the fixtures we bought which the builder would had charged an arm and a leg. But, yes! I would speculate that if the buyer would go with all the upgrades as shown, it would probably add another $100K.
When I was looking this past winter and spring, this house was easily $430k and up with these upgrades. I don’t find this misleading. I wanted something like this and couldn’t wait. I would have loved this as this is my price range.
Even at base, very inexpensive. I’m Canadian East coast and my house is only 1/2 of that and even with the market coming down I can still get way over 1.2. This house is gorgeous but I’m getting older all I want is a tiny 2 bedroom. Now that would be awesome.
Go to South Florida especially Broward County & Miami and you will get a 1 story trash bucket with that features an unstable sinkable roof that must be fixed because all the amount heavy rainfall it's been damaged by, small parking space, small yard, some house barely have yard filled with grass over here.
This is a model house and the price is for the base model. You can safely add a minimum of $150k to this price and you will get the cost of this particular house. I liked the house, the designers did a good job.
I just got a new built home from Castle Rock builders amazing price and big 2 story house with open floor and high sealing please look for more options because remember the upgrades are what makes the model home look amazing and I found castle rocks to be way cheaper and with upgrades
What area of Houston? We just bought a house for 360k and it’s 1700 sqft and it looks nothing like that, I think the house pricing depends 100% on the area you buy it at.

This house one will cost us a fortune or almost a mill or even pass that which they are only located in places around Doral, the Keys, Aventura, Biscayne, Golden Glades, North Miami Beach & South Beach.
seems like price is being inflated on the site. could be due to people purchasing up the properties, or something else, because it's even more expensive today.
Can we put accurate pricing? These homes are 100k+ more than what this is listed at. This is a way to lure in buyers and have them use your lender to "make it work". Meanwhile the person cannot actually afford it. It's nice but there is no way I'm paying half a million dollars with that size lot and those size bedrooms.
It says in the first seconds of the video, FROM 353K. We can see all the upgrades. Even if 200K of upgrades, that would be a bargain in my are of coastal NC. This house would go for at least 625K unfortunately.
Don't include the upgrades and for this price you can bet they will use the cheapest materials and unskilled labor the builders can find, for the house they build for you. And in a few years everything will start to fall apart.
The camera man or woman did ok but not well. Anybody else notice the missed area next to the utility room what was that area? And is there no tub in the master bathroom? Lastly what was behind the double doors in the master bathroom? For this to be close to $400,000 I'm not impressed, besides these numbers no longer exist even with no upgrades. I'm from Houston born and raised and this is just gentrification at its finest. Sad.
