I got yelled at by drywall guys for doing what you did by attaching the insulation paper tabs to the exposed face of the 2x4s because when they use adhesive glue for the drywall, it's best to have it on the exposed 2x4 wood face so the glue can stick to the wood. I now attach the paper insulation paper tabs to the inside edge of 2x4. Overall good detailed video. Thanks.

I like to have a moisture barrier under the building. Also lifting up from the ground was the only way to get this level.

People scoffing at the price are smoking crack. I just built a 10x10 and did it up real nice, very similar to what you did, and spent $6,700 on materials. If I were going to build something like this for a customer, I would charge at a minimum $13,400. Great video, pal. Keep them coming!

This is like deja vu for me. I build a 8x12 office a year and a half ago. Very similar. Black metal siding and ceder tongue and groove on outside high wall. Great job here

16" on center floor joists and you could have avoided adding blocking all together. The time saved cutting insulation and installing blocking would have paid for the extra joists. Also, a chalk lines go a long way toward reducing marks.

I see a lot of comments about cost but this has windows, huge doors, the cedar shingles and climate control so it seems reasonable with that in mind though I am sure it could have been done for a lot less without those items. It would be interesting to see the breakdown of costs to see what it would cost just in lumber and the basics. It looks great and is obviously not just a storage shed! I was thinking of replacing my current shed (same size) that is old and falling apart and really like this design that would be great in my space.

a trick I learned to putting shingles on was to just start from the opposite side of the previous row of shingles you just did, the gap will never line up that way either, saves a little time, looks good!

Because this will be used as a business the owner wanted it to be nice. That price includes 3 windows and a nice door (door alone was $1200 The mini split was also around $1200) my next build should be a 20x30 and will be around that same cost.

Have some people not seen the prices these days? I recently finished building a 12x16 shed for $15k. 3k was for good tools since I previously had only very basic tools, and I did it all myself, so no labor costs, which means the remainder of the cost $12k) was ALL material. Keep in mind that 2x4s that used to be $4 in most areas in 2018 are now $8 or $9 in 2023. I used mostly 2x6s, and those go for $13 in my area in 2023. Plywood that was $38 in 2018 is now $65 or more in 2023.

OK I saw a lot of whining about the price, but this is not a Shed in any way shape or form. This is a complete house just smaller. Full floor full insulation drywall air conditioning on and on. It’s worth the price.

I know someone who payed 3 people to build a room each getting paid $35/hr. Took around 15 work days. The labor alone was $12k. Now the build in this video did have a nice door and mini split. Those two alone were almost $3500.

It looks fantastic & I learned a lot from this video and funny end ;) Melly Mell's is going to create a garden house with isolated windows and wood pallets that I collect all for free. Jack/Trimmer = supports header load to the bottom seal King = runs along side the Jack/Timmer studs Cripples = supports the header or window seal Window Seal Header This is the correct verbiage for next time.

Great content. I’m building a 32 x16 studio and using much of you videos as a guide. I was curious why you dont use a California corner stud. Was this just because the small size of the building?

That is a big building! You can use a California corner. I just always build my walls together and add an additional 2x4 later to attach the sheetrock or siding.

Agreed. I also checked a local shed builder and a 10x12 shell was $8000. The construction was 1/2 this nice and did not have electrical, a mini split, insulation, and nice double door.

Timber has never been higher than right now in the UK and I could build a shed twice that size for half the cost WITH all those fancy addons. Either you or your customer got ripped off!

Yes the paver stones are the final level blacks. I did add several more to make sure the structure was well supported.

Every contactor on youtube installs the drip edge incorrectly. The angled bottom of the drip edge should be held 1/8" away from the facia so that water can drip off of the edge instead of running down the facia.

Everything has gone up! Osb at one point was $50 a sheet compared to $7.50 four years ago.

The homeowner wanted the T and G look on the floor. Scuffs and dents welcomed. For most shed floors a stronger material would be recommended.

I would advise you google framing span charts. 2x6 for your floor deck system is inadequate. 2x8 and use a dbl band joist on all the perimeter followed by 2x8 floor joists 16" o.c. this floor deck will sag using 2" centers. You're installing the roof sheathing incorrectly. You stagger your seams. It cost $11,000 because you didnt use any Pneumatic Framing nailers. You installed your starter shingle upside-down. Nothing will keep the front bottom course from lifting due to high winds. You need to go back and work on an actually framing crew and read or watch alot more videos on how to actually frame a wood frame building

The 2x6's on the frame are treated. Under the OSB floor there is a moisture barrier. There should not be any issues with rot here. However there is nothing wrong with using treated lumber on the bottom of the walls.

The walls are not treated. The floor is. The building was finished out to be a climate controlled detached office space.

Not in 2023 prices. A local shed builder company had a base empty model for $8000. You add that mini split and door thats another $2700

Was a building permit required in your area? If yes, did the inspector come by?

A building permit was required Because the Eves extended past 12'. The final inspection was done To include the electrical. The building was signed off as a storage building. Later we installed insulation and drywall.

Can you tell me what the tax implications might be if the shed were of a particular width? I believe there are no taxes below a certain width.

I am not sure about taxes but in the county this building is located the max size allowed was 12 foot and under. Worth looking into tax and building code in your area.

The real use for the building was a climate controlled exterior office space. Nice door, mini split, 3 windows, t and g floor and ceiling, ... it all adds up.

11k? Why make it when you can buy 10x12 shed for that money. Plastic on base will trap the water introduce mold.

You can't buy an exterior office like this from any local shed sellers. The base 10x12 no electrical, no hvac, no insulation..... over $10,000. As for the plastic. There is a better chance of mold from ground water evaporation than rain sitting on there.

He explained why it was expensive in one of the top or first comments. Door alone was $1200. Plus depending on how wood fluctuates. It could be less or more but most likely less unless you plan on getting $1200 doors. Lol

I just built a 8x7 chicken coop, for a few hundred dollars, which looks like your building (lol). 1. I made my own door. 2. no floor. 3. The roof is plywood, and recycled tin. paint, is cheaper, since barn red paint is cheaper. My building looks excellent, as does yours. But the price difference is shocking. My plywood sheathing, is not osb, so, it is the exterior of the chicken coop (painted of course). The roof extends 1' in every side. I also used 1x3 for trim, and some 1x4. etc.. The windows are hardware cloth, and not functional windows. Sits on pressure treated 2x4's.

Sounds like a nice coop! This building was actually made to be a climate controlled exterior office space. Fully insulated, mini split, nice floor and ceiling, trim, double door and 3 windows. We met the homeowners budget as he wanted. Coming up next in this channel is a 20x30 shop build. Probably will run around the same price.

For a shed only some people just use the exterior siding. For this it was an office space. The osc makes a big difference in structure strength.

Nice job ….I am building a 8x12 on 8 “ concrete footings ,osb t/g ,1 windows and a HDepot 500 doll door …so far 2500 dolls spent….more flat than yours so I will get torched rubber roof and cover the sides …all together will spend 6000 Canadian dollars .

6000 is not bad. This build went a little extra on several things. I have been shocked how much doors cost. In my other builds I make custom doors for less than $100.

The building itself was only $5000 roughly. The additions made this much more costly. $1400 door, $1200 mini split, electrician, TandG floor and ceiling... These add up fast.

Those are called baffles. They allow air to pass along the ceiling and prevent the insulation from covering the full air space.

Man materials must be expensive where you live... built a 2 story 12x20shed for not even $10k in 2022. 8ft first floor ceiling, 7ft second story ceiling with an 8/12 roof, 2x6 framing, R-19 insulation walls, hardyboard siding, architectural shingles, pegboard walls on the first floor with wood work benches, second floor has outdoor entrance with 32x78" door, 6 windows, upstairs is drywalled, vinyl flooring and basically the kids outdoor playroom. Is the $11k what you charged the client maybe? 😅

The actual frame was only $5k. All the extras brought this way up. $1200 door, $1700 mini split, electrician fees, my build fee, t and g floor and ceiling. I am about half way done with my 20x30 and it is right at $5k.

That's $140 per square foot in Canada. There is something wrong here. That's a high-end custom home price. That's a really nice build but look at the framing - it is basic (and 2x4). How did this cost north of $40 per sq ft ($5,000) ? Unless you paid yourselves $250 per hour labour.... then yup, makes sense.

That price is including the tongue and groove flooring and ceiling, the expensive front door, 3 wondows, and the Mini split. This building will have clients coming in for meetings and the owner wanted it to be very nice. I will be building a 20 by 30 shop soon and it probably will run about the same price as this small building.

Yes that mini split and door and floor/ceiling put this build up there. Those were close to $5k. Considering that this build minus paying the electrician was $5,500.

$11,000 for a 10 x 12. Over inflated fancy smancy shed. I built a 12x16 for less than $2,200. I also but a door and a normal sized window.

I'm all about building doors too. This shed was actually an exterior office for a businessman who had client's visiting often. That is why it was much fancier than a typical shed.

$11k for a 10x12??? That's outrageous. I had a professional company build me a beautiful 10x12 shed and selected all the upgrades lofts windows premium treated lumber etc ran electric to it and cost me around $4800! If I built myself probably would have cost half that

@@sethcraftworkshop no a shed that size can use a $50 window unit and u can get a $1000 door for $200-400 a lot of times Facebook marketplace etc if not brand new. If someone wants to put in a $1500 mini split $1400 door and pay that for 10x12 shed with all those expensive items they are rich and have too much money to be concerned about a budget or practicality

I just finished a 20x30 for around 15k. It is finished inside with insulation and wall covering. A 20x30 from a store would be $30k easy.

nice! Yes you can build a shell for a good price. This build had tons of extras that took the price way up. I am almost done with a 20x30 build and it is fully insulated and finished inside but I DIY built most of it. Doors were built for $80 each vs $1200 like the one in this video. Plenty of ways to save money.

The high price includes a mini split, french door, 3 nice windows, TandG ceiling and floor, electrician, and several other things that are not in a small shed. However the same size building from my local shed place was over $12,000 for the base frame.

After this build I replaced the Canon G7X m3 camera with the MUCH better Canon M50 m2. That super annoying auto focus issue is gone. Thank you for the feedback. It was also annoying to me as well.

The fancy door, floor, ceiling, and the mini split were around $3200. That puts the base building at $7800. An unfinished 10x12 from the local shed store is $8000. This build is actually right on for price considering that.
