I know Australia doesn't have very many earthquakes. Is this type of construction better than stick built houses in areas prone to earthquakes or will the house pancake if a earthquake hits?

We used to frame 2500 sq foot homes, 3 guys, one a week. By week two they looked ready to move in. Two months with all those workers... that is a long time.

That's a long time with a crew that big. My uncle used to build beautiful custom built homes with cement blocks in less time with a small crew & he's very meticulous. They're still standing after being built 45 yrs ago.

The key to building fast is not precast, it's overlapping trades and concurrent sequencing. Project home builders pour a slab and then wait 4 weeks to start on the frame then put the roof on 2 weeks after the frame is complete then wait another 4 weeks to start the brick veneer. They use 1 site manager for 30 houses to save on overheads hence the slow build times.

What are you talking about? Nobody waits 4 weeks after slab is poured. 7 days is more than enough, but usually 3 days max and crew of 4 carpenters would be done with this house within a week. Also don’t you have to pour footing for precast and wait for concrete to cure?

Doesn't go nearly far enough. The walls should come preinsulated and nailers cast in. In addition , I would have external nailers for external finishes (at least as an option.) I would really do this as precast ICF, which would make the above pretty easy. They should also have a precast concrete roofing system, not lightweight trusses and standard roof sheathing and shingling. If the idea is to make a storm, fire, or generally disaster proof house, the roof is hugely important. And the roof shown isn't going to stand up to much.

Why external nailers, people like the look of concrete , you ever heard of Architectural Concrete , besides , my home in Europe has styrofoam mesh wrap and stucco , don't even talk about insulation , it's not even a competition. A small stove heats the whole house . You know how I know it works ? Takes 3 days till it reaches temperature , yeah 3 days , it's like a coffee thermos .

Costs differ on location, local code and requirement, house plans submitted, and the options one chooses. Also remember, for those inquiring, this is an Australian company. And the most obvious reason, the video was posted over four years ago. Costs change a lot month to month, year to year. What was relevant yesterday, is not relevant today. Those whom are serious about such a home will make contact via the website. The kit, based on the home plans you submit for manufacturing, is for the concrete shell only. Then you or your project manager must hire all trades and purchase all materials to fit the home out. These specific homes were built as a housing development by a builder. Meaning they have a 20 to 30% premium added for builder profit. Again, over four years ago. So as you can see, your question , as well as all others bitching about the same thing, is as irrelevant as posting pricing information. Cheers!

The first 45s was interesting, the rest was just a normal build. Why didn't you show the relevant differences between this and brick veneer. For example roof anchoring, joint sealing, internal wall fixing, external finishes.

You could certainly add a brick veneer if you wanted. The advantage is the speed and permanence. Also, only the exterior walls are load bearing. The interior design is totally flexible.

You don't need concrete for inner walls, since they're not load bearing and don't have to fight off the weather. Besides you can decorate with drywall, rather than having to drill holes in the wall every time you want to hang a picture.

Cost. Personally, I HATE drywall and don't like stud walls of any kind. But a solid concrete, non-load-bearing, interior wall is pricey compared to stud and drywall. You can compromise and do 4" thick interior walls, I suppose. As far as hanging pictures, I'd rather drill holes that deal with Chinese drywall fun.

Yes, starting at $200,000 without land. Starting at $2,000,000 with a small lot, not including California or Sacramento taxes and permits. Electrical blackouts included with no extra cost.

Victor Chavez,this home is built in Australia somewhere,but where I'm from Perth,Western Australia our homes are pretty much all double brick construction because our soil is pretty much all sand so can be compacted very hard to support foundations and weight,we precast concrete commercial buildings,and apartment buildings,we do not have access to a huge amount of trees like you guys do with Douglass fir, we have extremely little earth quakes,very,very rare,the last time I saw our ceiling lights move was when I was 14,and now I'm 55,but this system would not be cheap,I think you guys in the States could frame three or four houses of approx. same size for the price of something like this method.

If you want to talk about cost then a concrete house is responsible for around 15 tonnes of CO2 into the atmosphere. manufacturing 1 tonne cement produces 1 tonne CO2

Minimum of 2 weeks after engineering design package drawings are submitted to precast concrete wall manufacture. It can vary depending on how busy the factory is.

i could precast dome structures with aircrete and have them ready for a site with a 2 hour build time. 6 hour concrete and reinforcement seal. prefab concrete canvas underlayment fabric ends flooring pours and waits too. this whole process is antiquated

The more expensive option is pre- cast obviously. There are companies that do it with pour and appropriate 3 layer self insulation. Less expensive with fewer issues.

It is interesting to see your comment because that is exactly the one thing I wanted to know as well. Is it 20% less expensive? 35% more expensive than traditional methods of building? The fact they fail to mention any cost savings and only present it's speed of building makes me think it is not cheaper, just faster. I live in a concrete block home in Florida and I think something like this would be an excellent alternative because the sandy soil will often settle and crack the blocks after 10-20 years in some areas. This allows pests like termites into the house and up to the rafters for them to cause their damage. I don't see my some type of fiberglass fiber/polymer-concrete hybrid precast wall system couldn't be a good choice as well.

Precasted home is cheaper than the concreted blocks material home but can’t really do anything much to the house after it’s being built/planned like adding built in closets or room divider. The purpose of precast is to make the building process faster and save on labor/tools costs for mass producing. I know this because I’ve bought one myself. I can’t tell the price because it is not in the US.

What you see is what you get its a precast concrete home with far more benefits than brick veneer including costing less than one the same size & quality. Sorry not interested soil on roof or have walls bermed. Regards

I have framed houses and gone from a D-8 dozer in a blackberry bramble to a 2200 sq ft house with a moving van in front of it (on the paved driveway) in 29 days, so 8 weeks is not really that impressive.

Tata is a car also but it disintegrates after 50k miles . How much maintenance you need to put In a lumber house ? Decks , siding , roof , gutters , Windows , bathrooms , leaks energy everywhere . In Europe , I build my house , brick and concrete , maintenance for 20 years , nothing . Here , we have to take second mortgages to constantly do shit to them , scam .
