Yes, for those of us 'older' immigrants that come here, the Philippines can be rejuvenating. The key is to leave all the drama, politics, ideologies and theologies back wherever we came from. Stress is created by one's self by the way he/she thinks, and what is embraced. My anger issues greatly decreased after moving here Jan of last year. James, I will tell you... that HUGE piece of land that they have makes me so envious of them. The land itself is so beautiful with all the trees looking evenly spread out and that river is the icing on the cake.
Really nice restaurant and property/house build... Love the size of the property too...Lots of space, no HOA, and even a river... Had to laugh at the "Older" versus old thoughts... I'm definitely in the older category, and looking forward to some of that rejuvenation once back there... I need this to avoid that "old" thing! Trying to wind things up here in Dubai as quickly as possible... I'll still be super engaged once back there, but this time it's permanent so will be enjoyable like never before... Every time I visit the Philippines, you are absolutely correct that the place is rejuvenating because stress vanishes. No matter a tiring day, you’re refreshing & rejuvenated the following day. The place is just so relaxing.

Philippines has so much coconut trees on their islands. Our island of Guam (USA) dosen’t have vast of coconut trees, the last 3-4 typhoons really shaved of a lot of tropical trees & starting over again, being one solid remote rock in the big Pacific Ocean.

Up near my wife's family's hometown. Cavinti. They still own a farm up there some where. Her dad, grandpa, great grandfather and so on was the mayors for a very long time there. Said her dad used to get paid with chickens and other items for dental work when he was there before migrating to New Found-land, Canada little over forty years ago. None of her family ever plans on moving back there yet they keep paying the tax bills on the land for some reason. Guess they just don't want to let it go since they've(family heritage)been there for a couple hundred years or something. Can't let go.
I'm familiar with 2 types of zoning. Residential and Farm Lot. Farm Lot's are restricted to building of no more than 25% of the total property for residential construction.

The climate over most of Luzon will be warmer than Lipa as Lipa is the 3rd coolest climate second only to Baguio and Tagaytay so I would imagine it will be 3-5 celsius warmer year round there. It's about 1.5 hours from Lipa.
Niyog = Coconut (Filipino, Tagalog) Buko = Young Coconut (green skin) Niyog (coconuts with brown skin), is usually a more matured coconut where you scrape the white meat inside, squeeze and extract the milk from. Jim, obviously, your guide has misinformed you, lol. Both, green and brown coconuts, are called 'niyog,' in Tagalog.
Hi James.. Can I impose on your wide knowledge of all things Philippines and ask your advice on chat apps. My fiancee lives in Lipa and we await her visa back to the home country ,but communication is an utter nightmare. We are both using Whatsapp but it seems to rarely work and with all thats going on, we desperately need open lines of communication, particularly now....... its been 2 and 1/2 days now. Sometimes I will get 20plus texts all at once with her wondering why I am ignoring her which of course Im not....Is there a better way? Its becoming a little agonizing and I dont know the solution..any suggestions would be most welcome.
