How did this pan out?? Did you start the build?

Yes we did. It’s well past the shell stage and currently tiling and plastering is being done. To finance it without a bank loan I went to work on a ship for very long periods. When I got home I have been working on the house. Along with the addition of a new baby and already having a toddler, I really haven’t found the time to make videos. My wife was working full time also. I did make a one take walk through video during the summer but didn’t get round to uploading but hope I do on return!

Sounds like you're from the North East, same as me. 😊😊 Looking into buying an old/rundown/derelict house to do up, somewhere rural close to mountains. My wife is slovak, so hopefully that'll help us get something with a lump of land. I'm interested to see how you're getting on.

Yes I’m from South Shields originally. If you buy in the north you can get such a property like you mentioned for next to nothing but it will be a hell of a lot of work. Also there won’t be much around (hence such the low price) but this may be what you’re seeking. I’ve chosen to build near a ski resort so the house prices around here are much higher as it’s a desirable area. I intend to make a follow up video this year but life is extremely hectic for me right now!

Living the dream, I was thinking of living near Bansko as well, I didn't think a little ski resort would affect prices that much, triple the price? How's the noise? Dog won't shut up, are there farm animals as well?

Yea definitely the prices are higher the closer you get to Bansko. Some towns like Banya which has thermal springs are even more expensive!! Dogs aren’t too bad here…I mean, you get used to certain noises when you live in a village. People keep them as guard dogs and rarely take them on walks which is sad to see but it’s just the Bulgarian mentality. Farm animals are around, it’s not uncommon for horses to walk freely. Goats and cows will be guided through the village sometimes. Relatively the village is calm and quiet but right now I’m having problems with one neighbour burning garbage at 7am some mornings. The civilised avenues of conflict resolution don’t seem to work on the older generation here.

Pirin Design in Blagoevgrad. It cost roughly 2500 euro

I wouldn't worry too much about the loading on the roof of the garage. It is likely to be the same concrete and rebar spec as the rest of the house floors and will have to be capable of taking a dead load of 1m of snow anyway.

That's a good point thanks a lot. I was thinking of using it to dry timber or firewood but I was thinking it would be a bad idea to stack loads of wood on top...

@@craftycouple8283 Check with your architect/structural engineer, they will have based their calcs to allow for normal snow loading for your area. It probably seems like a good place to stack wood up there, but don't forget,,, someone has to take the wood up :)

How much does it cost to build the house out the door? Without land price

Hi Cristian! This year we are only building the house shell as it needs to stay like this for a while before we do inside renovations in case the paint cracks due to house still moving. So we only have estimate price for that. It’s all very relative and it depends of course how big the house is as all fees you pay to different institutions are calculated per sq.m. Also it depends on whether you choose to build with a company or hire private group of professionals to do it for you. Roughly we think it will cost us 120,000-160,000lev to get the shell up and windows and outside doors.

Just discovered your channel, how much did your land cost and will you give us an explanation of the rules regarding planning permission etc, I am very interested in buying about 2 ha of land with a river running though the land and build a 4 bedroom house and a BIG warehouse to put my tools , tractor and cars etc. Where is a good place to look for this kind of land that is not too far from neighbours, shops, supermarkets, restaurants etc.

Thanks for your comment. The price of land is detailed in the video near the start. I’m living near a ski resort and it’s rather expensive for Bulgaria. A lot of expats go further norther and more rural, therefore a lot cheaper, like much much cheaper but then there’s not much around and a lot of the villages are really run down. Or they go to the coast but I work on ships so I see enough of the sea most of the time. It’s best to join groups on Facebook and ask that question because there’s plenty of expats who live in such areas and can tell you what certain areas are like. Bulgarian expat group I think the group is called. I’m planning on making a new video in the new year to show our house progress and describe things like planning permission, gaining a project with water companies, electricity companies and all the other things you need to get the go ahead to start building. As for now I’m 4 months into a 7 month trip at sea to help pay for this house...

Almost bought a 2 and a half acres farm for 2 thousand euro, look on line brother there all there ...waiting ..there's a lot and if its the same price as it was at the start of lockdown. If there's a house on it ull get planning or have planning something like that I never got that far ...fuck lockdown

If you decide to learn the BG language, you will reach a conclusion that nonchalant fluency is not possible. BUT! ...here is a little proof that some degree of fluency is possible.
