This is an ongoing story about building a new construction home in 2023-2024. The house will cost about 1.1 million dollars and Im going to be documenting the entire process. We have officially started the build!
In this video, I learn that there is a nation wide transformer shortage and that may set back the timeline. Also I learned that we are getting central Bug Control! The house will be bug proof and the pest guy never has to go inside.

What a wild random thing to have a shortage on haha. The first few months after signing are the most boring imo. At soon as they start framing things get really exciting, really quick! So excited to see the updates! 😊

Congratulations!! And omg enormous items vanishing into the quantum realm seems to be a normal thing. I lost a whole set of tires that came off my old ram pickup….🤨

Thats funny because when we cleared out one of the sheds I *FOUND* a set of tires I had forgotten about for my old F250!! Good times.

Why is now a good time to build/sell!? Are you kind of forced to? Sorry if that was explained in the video, thanks for sharing! I might build but I am haaaaaaaaating the rates right now..

I dont know that now is necessarily a *good time * to build.. I totally agree the rates are NUTTY! But, what if they never go back to what they were? We cant just have this idea to build and never live out the dream because were waiting to save some money. If and when the rates DO go back down, we'll just refinance. PLUS, we dont have to actually start our mortgage until we move in, which wont be until the middle of next year (fingers crossed for a change). ALSO ALSO, one thing I havent talked about in the build yet is that theres this weird thing that happens with these master plan neighborhoods that the first set of houses are one price, for instance, ours will be $1.1 million.. But at each "phase" of the build, they raise their prices because less and less models will be avaialble, and the LAST set of houses built a few years from now will cost closer to $1.6 - so even though like you said, were going to pay CRAZY high prices for this house, it will basically come with a built in half million dollar equity! What a deal

it's ONLY true in a market that is appreciating... and, more specifically, appreciating from ~1.1m to ~1.6m during the course of construction... and such markets have been commonplace the last few years otherwise this is messy logic imbedded in a nice palatable sales example that you, as a reasonable person, should be able to see through... c'mon... you know that this is bullshit, especially the implicit claim that master-planned communities all work this way. Builders often give a discount on the first phase to incentivize buyers to buy in a development that has just started and will look like shit for a couple years. There’s risk as a buyer being the first to buy in a new development. this is a rosy view of things.. not always how it happens and given your track record I'm a bit skeptical @@SPACEDESIGNWAREHOUSE

it's crazy man, do you ever do any sort of critical thinking or research outside the sales pitch that whatever salesmen is hawking to you? For example that whole thing about filling the cinder block walls is a complete waste. CMU is all thermal bridge, the insulation is just bypassed from both sides above and below every 8" or so. It won't give you any practical improvement in R value over empty. Odds are the price for this will greatly outweigh the benefits and how do you know if those walls are COMPLETELY FULL of foam? they only drilled a tiny little hole in one row of blocks and the blocks dont have that much room inside them for stuff to move around. they are stacked staggered with motar all over meaning it's not a clean open space. It would take a lot of labor just to fill these with useless foam and construction is NOTORIOUS for cutting corners to make an extra buck, especially if it something you cant even see. lastly, a brand new clean house will likely never have a bug issue unless you're letting food and trash rot all over the place. 30 years living in FL and I've never lived in a house that NEEDED regular bug control and I also dont know anyone that does either unless their just paranoid and got money to blow. just another thing where the bug guy can show up and pretend to stuff your walls with bug killer but you literally have no way at all to tell if they did or not.

Oddly a quick google search overwhelmingly disagrees with your knowledge about filling block with foam; I actually couldn’t find anyone that agreed with you. So there’s that. Second, they absolutely can fill the whole thing, and I have total access to the build site with a personal building manager who is at my beck and call at any time. His name is Omar. Big builders ARE notorious for cutting corners but you get a different level of service and quality when the house you’re building is in the 7 figures. But I’m sure you have personal experience with that also. I am allowed to and encouraged to inspect, video record and verify every single component that goes into this build. Not to mention they’re fully aware a search for Pulte Home Build will come up with my videos after these have been up for a few months and you better believe they know about them:) The bug thing, I just find super interesting. And also I’ve had bugs in the last two out of three Florida houses I’ve lived in. So I’m happy to pay extra to never have them again. It’s only money.
