When you are a first-time buyer who is buying a house in Canada, it is very easy to make mistakes. Buying a house in Canada is at times a complex process. Over the years helping first-time buyers buy a home in Canada, I have seen it all, and this is my list of the top first-time home buyer mistakes. Making these first-time home buyer mistakes could cost you thousands of dollars or even your dream house. First-time home buyer mistake #1: Trying to time the real estate market
I see it all over the place people talking about the Canadian housing market crashing or going up. So it doesn’t surprise me when first-time home buyers are trying to decide when is the best time to buy a house? You cannot time the housing market.
First-time home buyer mistake #2: Not getting pre-approved
Everyone wants to get out and see all those awesome houses they have been looking at online. But before you even think about going to look at a house in person you need to get a pre-approval done. Unless you are buying a house in all cash you need to get approved for a mortgage. Getting pre-approved before you go out and try to buy a house, could not only save you thousands of dollars in interest and fees, but it might also be the difference between being able to buy a house and not.
First-time home buyer mistake #3: Trying to buy the perfect house
If you try to find the perfect house that checks off every single requirement you have, I can promise you that you will never buy a house. Too often first-time home buyers are focused on finding that perfect house. The perfect house does not exist. You need to find the best house at the time when you are looking to buy a house. Then make it the perfect house.
First-time home buyer mistake #4: Not having a wants and needs list
It is really hard to buy a house if you don’t know what you want. So write down what you are looking for and make sure to let your Realtor know as well.
First-time home buyer mistake #5: Using the listing agent
No, you will not get a better deal by using the listing agent to buy a house. It will not be cheaper to buy a house because there is only one real estate agent to pay. That Realtor is just going to get double the commission. You want a buyer’s agent to represent your best interest. That buyer’s agent is focused on getting you a good deal. The listing agent is focused on getting the house sold for the highest possible price.
First-time home buyer mistake #6: Not knowing all the costs when buying a house
You have thousands of dollars in costs when buying a house in addition to the down payment. Legal fees, closing costs, inspection costs the list goes on. You want to know up front what those costs are and make sure that you have the budget for these additional costs.

When you have an accepted offer, take the initiative to reach out to your realtor and lender to ensure everything is on track and going smoothly, especially around condition removal deadlines. I had an accepted offer which I lost because of a signature issue which did not get resolved by the realtor in time, the house went back on the market and in the end I lost it to a higher bid. Had I taken more personal responsibility for my deal, I might have saved it, so don't be afraid to bug your team.

My mistake was more on the house itself not on the financial side as I have a financial background. I did not research the community enough (no grocery store within walking distance and I like that) and didn't pay attention to things like which way the house faces! It seems trivial but actually important as you want to consider the layout and best use of natural light and reducing heating costs etc. So silly. Anyways now I know for next time...

I once had a realtor show me so many houses not even close to the needs I had to have. I kept telling her that you are not listening to what I want. I did end up with a great home, not perfect but very suitable.👍🇨🇦

Ive been researching so much . Thanks for information. The way the calgary market is right now . People seem to rush buy and want quick possessions. Will be interesting in 5 years with peoples mortgage renewals and interest rates .

Hello.. so sir question.. im a 1st time home buyer leaving here in ontario.. wifey is full time but for only 6months.. and im with a business incorporation for only 1yr.. and were hoping to buy a house in calgary. What are the chances that we can get a house and get approved? Thanks you sir

Thank you for watching. Does your wife have a contract position? If she does you can qualify based on that contract. As for you generally you will need to have two years income as a business before you can qualify for a mortgage.

@@ya472 the idea that you think I would only be recommending an agent to someone because of a referral fee is honestly rather insulting. The agents I recommend to people are many times not only friends of mine that I have in known for years but also mentors. They have helped me out with my business, video ideas and provided insight and data for their local markets. I am fortunate to have been in the business long enough to build up those relationships with agents across this amazing country. I know those agents share my values, duty of care and ethics. I do not have any interest in "working something out" with someone I do not know. Especially someone who couldn't be bothered to even reach out to me personally but would instead make assumptions about my integrity.

Let's say you get a pre-approval done but then later deciding not to get a mortgage or buy a house. Can that affect your credit score?

Yes when you get your pre-approval done if they pull your credit score it does count as a hard check which does have a minor negative hit on your credit score. But if you did it once it shouldn't make a big difference. Also, if you go to multiple banks/brokers while shopping around most new credit score system realize this is someone shopping around and only count it as one hit.

Start by asking your friends and family. They will likely have some great recommendations. Looks for someone you know I’d going to look out for you and provide great service. The cheapest rate is often not the best mortgage.

I met Jimmy Pattison once and followed up on him. He actually had a custom home built in West Van. on the waterfront. This was a real custom build with European Trades doing all of the work. It was built to last near forever as all of the framing was kiln dried solid oak. This was going to be a surprise for his wife, but wrong as when she saw it after completion she did not like it. So Jimmy called the European construction company and said it had to be torn down. The contractor showed up on the site and just could not do it he said. It was a work of pride and love so he turned down the job. Jimmy had someone else do it. Apparently the contractor wan in near tears with the teardown. Does this count as a buying mistake? haha, I figure so.

Left out the #1 mistake, which is listening to real estate agents hype up the market and falling for the "it's an investment" logic that these folks were peddling till recently. I wish they would find something useful to do for the society.

Let me understand this, a buyers agent is the same as a real estate agent? What about a sellers agent? Who is a realtor? And if a house is listed, is that the sellers agent contact?

Great question. I should actually do a video on that in the future. Yes a buyers agent is a real estate agent, so is the sellers agent. The term Realtor is actually a trademark title that any real estate agent who is also a member of the Canadian Real Estate Association (CREA) can use. So you can have a real estate agent that is not a Realtor if they are not a member of CREA. When a house is listed the listing agent maybe be the one you see online but most agents/companies have websites that display all the listings on the market, not just their own. When you are searching on their website you will generally be presented with their contact information not the listing agents' contact information. If you go to www.realtor.ca that will only display the listing agents contact information. Hope that answers your questions. Thanks for watching and asking such a great question.

Another question, so the listing agent puts you in touch with the sellers agent...but as a buyer, it is advisable I get my own real estate agent who is interested in my needs and not a sellers agent who would be interested in the sellers needs? And who pays for the real estate agent fee? Sorry too many questions

@@GK-sz4ir No worries I love the great questions! The listing agent represents the sellers and they will generally be referred to as the sellers agent. I would recommend that you have a buyers agent as they are going to only be responsible to your needs. Buyers agents are paid for through the proceeds of the sale and not directly by you. When a seller puts their house on the market they will determine what they are paying a buyers agent. I know you say that the whole "interest rates will never get lower than this" is bunk, buuuut we are kinda at historic lows with covid right now, aren't we? Sorry, splitting hairs :) Either way, great video

We are seeing record lows in interest rates. I'd say they probably can't go much lower, but never say never. The Bank of Canada has already hinted they may lower them again. When it comes to interest rates, I find people tend to get very focused on them. Low interest rates are not the only driver of the real estate market. They are one of a number of factors. My market saw prices and sales decline for eight consecutive years while interest rates were declining. It is easy to say see look at the new 0.99% interest rate that is going to cause the market to go crazy. But everyone must still stress test at an interest rate of 4.85%. The interest rate could be 0% and they would still have to qualify on that stress test rate. If you wanted to juice the real estate market even more the government could reduce or eliminate the stress test. Not saying that is a good idea but that would cause the market to really go crazy. Yes you can. It all depends on your debt service ratios. A mortgage specialist would be able to tell you what you would qualify for
