Thank you for all your help Shaheedah! A couple months ago you advised not to waive appraisal while my realtor was telling me to do it so my offer can stand out. I didn’t understand it back then but thank you for your guidance and now I understand it better! My husband and I are now under contract and just paid for appraisal so hoping everything comes out close to our offer. So exciting but glad we didn’t rush into anything when we didn’t know or just bc we wanted a house so soon. It’s better to over save than under save 😊

In this current housing hot market are sellers willing to negotiate or are they expecting the buyer to waive contingencies? Great info on not accepting the home warranty in lieu of home repairs.

It is harder but if it's something major sellers are still willing in most cases to address it, especially if they know any buyer would likely want it to be addressed. Only waive inspections or repairs if you fully know what you are getting into and you have the money to cover whatever the seller does not.

You can ask the seller but the seller would prefer a contract with minimal contingencies but pretty much except for houses that are being built; most houses are being sold as is condition

Could you bring someone to talk about home warranties and property taxes and how states record the deed of trust - I think these are good subjects for first time home buyers

Will do, but for property taxes and deeds that may vary by state, so harder to do with a a varied audience. However, watch my video - what happens at closing, it can help clear up some things and for property taxes you should ask the closing attorney or title company to estimate the property taxes.

Hey Shaheedah. I have been watching your videos for the past year + and finally took your advice and applied for a home loan. Now I’m pre-approved and ready to start shopping. I wanted to go thru Naca but it just hasn’t worked out so I’m glad I took your advice n took that leap and applied with a lender. Thank you for spreading your knowledge.

@@godislove3002 Thank you. I haven’t found anything yet. Just started looking. I have been saving for about a year and a half which was my biggest hurdle. I reached out to a local realtor who a friend referred me to. The realtor connected me with a couple of lenders so I applied and got pre-approved. I’m hoping for the best in this market.

Thanks for sharing! I'm looking to purchase within the next 6 months, and I'm looking for a ready now home. I'll be a first time homeowner and have wondered about repairs. Are you as the buyer communicating directly with the seller, or is it through the realtor?

I'm going through this now. Waiting to hear if sellers are willing to make repairs. The VA will not approve loan if not, or so I've been told. There is an erosion issue in the backyard and some of the lawn is soggy. There is a window that needs to be repaired or replaced ( broken seal).

Our home inspector said the roof was at the end of its life and also the furnace was past the end of its life. The inspector said we would most likely have to replace both in the first year. Is it reasonable to ask the sellers for a credit for the cost of the replacement? They are saying that roof has no leaks and the furnace is still working. Would like to hear your thoughts. Thank you.

In this sellers market, it depends. Did they get multiple offers? If they did I may ask for a credit but not full replacement becuase they are still working. If you had a seller's disclosure prior to going under contract you should have known the age of the systems prior. If you are still under DD, you have to ask yourself if this a risk/cost that you are willing to take on if the seller gives me no credit. I would advise asking, but if you think the home is a good deal otherwise you only continue if you know you will be able to cover the likely costs in the near future. If they only had your offer I would ask for more, they are likely more motivated to get it sold.

What if the listing says greater starter home in need of repairs sold strictly as is.. does that seem ideal for a first time home buyer? Would the sellers disclose what needed to be done? Would there be any way to back out if after inspection you realize it’s too much?

It depends on how your offer is written, but you should leave a lot of time in your contract to get you inspections complete with the option to get your full earnes money back if you decide not to move forward. Even if someone is selling "As Is" doesn't mean you cannot make request for repairs or ask for a credit for repairs.

Can you ask the seller for a warranty if they are selling the house as is? Are there any options for negotiating with a property being sold as is, especially with an FHA loan? Or should you just pass on the home?

1. Yes, you can ask. 2. If the house wouldn't be approved for FHA financing based on the condition, you should pass on the home. You would be wasting your time unless the seller states they are willing to make repairs.

You don't have to but that doesn't stop a buyer from asking for repairs or a repair credit. Also for FHA loans there may be some required repairs, so it if you know you need repairs then you probably don't want to select a buyer with FHA financing.

I am in a contract to purchase a home. We had an inspection where vertical cracks were found that had been repaired. I asked for a structural engineer to look at it. My realtor found someone but after looking him up it shows he has a home remodeling LLC. It doesn't show him as a structural engineer. This is raising red flags. Should I cancel him and find my home structural engineer?

What did your home inspector say about the cracks? Usually horizontal cracks are more serious than vertical. But if you are still in the due diligence period and even if you are not, yes get a 2nd opinion. Ask to extend DD to get this done if it is a concern.

Hey there, I've been watching your videos and you've helped me a TON! So I put an offer in on a house with my FHA loan, found out there are repairs needed to be done or my loan won't go through (electric, handrail on stairway) and the seller is now asking to split the cost with me and add my half of the costs to the listing price... my half is only 2k but I have a gut feeling this is going to screw me over. Any advice? Ty!

Only do this if you can use your contractor's that way you know exactly what the cost is and it was completed correctly. Also what does your contract say that he is obligated to pay in FHA required repairs there is usually a dollar amount in the contract. Have your agent write up am amendment to make sure you are protected. Thanks for watching and best of luck!

Not prior to the purchase, but he can ask for a credit for the cost and after closing do it himself. For the 3rd option, paying contractor at closing this many only work if he has an established business and the put the check on the business.

That shouldn't be a problem. During your Due Diligence period you can bring whomever you want to the property.
