This was useful information. I’m looking in Brevard County and there’s a lot of homes under $30,000 and you wonder what the problems are. Good point about roof “upgraded”. LOL.

I worked on manufactured homes for 2 years in MN and the info in this video is really well done. I did numerous repairs on things mentioned especially with the "Gray Piping" that often leaked causing belly issues that had to be replaced. I am enjoying your videos Russell! Thanks!
I dont know how it is in Florida on mobile homes but we found times we had home inspections and then after we closed it needed a ton of work that the inspection company would not help with fixing. All they would do is refund their inspection cost. What good is that, thst is why I am leary about home inspections.
We too are considering this community. We are from Canada and don't know anyone there, but we did a tour in 2019 and really liked it. That, however, doesn't tell us what the community is like. We are assuming that there are a vast number of activities and people because the community is so large. Hope to check it out again in 2022.

@@csxjim I have seen those. I actually have arranged to do a vdeo and interview with the HOA there later this year. Best bargain in the high end land lease parks in my opinion. (Assuming you don't care about being close to the shore )
I rent already and all it does is go up, same for parks. I see them selling the old homes for nothing because the lot rent is so high. They can't GIVE them away. Reminds me of condos. Rather own the land, much better equity & resale value
We are officially retiring in 2023 so starting to look right now. We want to pay between $10-15,000 and hope to only pay max of $500 a month for the lot. We are in Canada and will become snowbirds. As long as we are in Florida anywhere, we'll be happy since we will travel all.over Florida to visit and the occasional cruise. Do you think this could happen?
Either is certainly do-able but together you will need a lucky find. There are parks with lot rents below $500 - but houses sell at a premium because the lot rent is low. There are houses in your price range - I will be featuring one I toured today in an upcoming video. It is in very nice shape, fully furnished two bedroom with everything there including a stocked bar - 12K - but the lot rent is mid 800s. You don't say how important community or amenities are to you. These are considerations as if you have no need for a pool and are looking for just a small home on a rental lot the availability in that price range becomes more likely. Also be prepared for annual increases which currently are around 3-4% in most parks.
The thing is that it's great to meet people for sure but we think this happens naturally and out goal will be exploring Florida and all it offers. When we are over 65, we will have some extra money so between 60-65, we are on a smaller budget so it's either we get a used RV and put on a lot for the year or try to find a mobile park where we could maybe rent while we are in Canada from may to November. We are trying to figure out what to do early to have as less surprises possible and plan smartly.
What can you tell me about these 2 55 plus communities in Zephyrhills ,fla. Crystal Lakes and Forest Lakes. Have you ever been to either or both. Which is nicer in your opinion?
I have not visited those parks., Both are owned by ELS. Forest Lakes is a very large park with 893 lots. 2021 Market rate monthly fees appear to be between $616 and $730. Increases from 2020 were around 5%. The actual price for a specific lot must come from the park. Crystal Lake is a smaller park with 314 lots. Rents including pass throughs appear less at mid 500s to around $600 in 2021. Increases were also around 5%. Another park that used to be nice was Forest Lake Estates, not that far from Cypress Lake. I have stayed there before and it was awesome, but I believe it recently sold and is not longer the same. Does anyone have any current info on this community?
First of all a lot rent in Vero beach at 861.00 a month not counting utilities is way too high for a senior on ss. That leaves nothing for food and transportation Sorry I don't think that lot is worth it.
Glad you have done your financial analysis and realized it was not a fit for your needs. The measure HUD uses for what's affordable = 30% of total income. That calculation implies you need a household income of around $3600/mo to afford this. I suspect most who live in these parks have other sources of income or substantial savings upon which they can draw. I also know folks who enjoy working as well as a community lifestyle and that income covers the difference. It's all about choices. Ya gotta Know the Deal!
I'm curious how much the electric bill is with the a/c running constant? Mobile homes in the northern 🇺🇸 heat up like a melting pot in the summer over 70° and that's in a 2010 model. Anyone have an average for 90° days for a month???
It will be different for every home. I compare mine with friends and it's generally much higher. i have an 86 so not the greatest insulation. Also run a vast computer network to support this channel 24/7 A/C set to 77 year round. Worst months maybe $220 - best months $180. Newer homes will be better and it's highly dependant upon where you like the thermostat, how much cooking and baking, appliance efficiency, etc. Also depends upon the utility company you have - so ask for any home you are looking at. Hope that helps.
