There is no license for real estate agents. Most of them even in major companies have no idea of basic things regarding the immobile property. For example they can tell you that you can build an extra room on the roof of your apartment without the permission of the neighbours, which is a complete lie.

Please tell me what a Bulgarian Lawyer can/will do that a Notary doesn't do when it comes to selling/buying real estate in Bulgaria?

@@Matt-cw1mv I have a very good Lawyer in Burgas and he does help me a lot, but my point is/was, what can a Lawyer do nowadays during a property purchase that a Notary doesn't or cannot. The Notary does everything required and is legally responsible if he/she gets it wrong.

@@RobertsBulgaria does he have hitmen at his disposal..? just joking.. but ok interesting. im originally romanian living in canada, recently realized how cheap (much cheaper than romania it seems) some property is there. do you know any good websites or anything where i could look at cheap property for sale throughout the country? thanks.

Non EU residents are still entitled to form Ltd`s should they desire to purchase a house / villa, or vineyards for example. The purchasing contract is quite similar to UK, and rest of European legislation. As a matter of fact, licensing for brokers is quite uncommon in most ot European countries, and solicitors are not mandatory, so all the transaction can be done through the notary, which is a must and has power only within the area of the court where it is registered. Most of the work is done through local brokers, so a reliable one is a must. The market is very liberal, so there are many unprofessional people, and there were many complains from UK citizens. Still, there are lot of good bargains, even "steals", i mean - you can buy a gem, for a fraction of the price of anywhere else in EU, i mean the capital, the seaside riviera of Varna or Bourgas, or especially in the mountains. just find the right advisor to check all the paperwork for you and enjoy the beauties & lifestyle of Bulgaria.

Martin Nedeltchev Thanks for your insight into buying property, I was told that as a British Citizen (still in the EU) that I would not need to form a Ltd company, but I have just read elsewhere that if the property has land it has to be registered as a Ltd company! Do you know what is correct? Secondly, if the company you buy your property from say they are the ones to sort out the Notary, is that ok? Do I have a choice?

Trevor Cole you don't need a LTD as UK citizen, even buying any kind of land. Secondly - you are the one who pays, so if there is an option to choose different notary (sometimes there might be just one for the specific area) you can do so. It might be all ok with what they offer you, but if you have any other views on it - it's your choice. Hope this helps. And btw you can also benefit from moving your tax residency to Bulgaria, should this might be interesting to you. You are not obliged to live there the whole time after the registration though. MsFreedomforeveryone if you’ve red any of his comments you’d understand that different areas have agents and solicitors. It would be hard to recommend anybody because nobody knows where you are going to purchase property. Let’s not ignore the fact that Bulgaria is the size of England so how the hell would anybody be able to provide you with info on agents for a country of that size???

If you are considering a move to Bulgaria today consider this video is quite old. Bulgaria is now a part of the European Union and permanent residency is not so convenient much less citizenship. Some 20 years ago I bought a home there and purchased citizenship. I seem to recall the citizenship process cost around $1200. Today you must deposit $500k for 5 years which in 5 years is returned not including interest. Still not a bad option providing you have $500k you can afford to set aside that long. To be considered for permanent residency you must reside in country 5 years with no infractions and I'm not certain the processing cost. It is a beautiful country with mainly warm friendly people and the cost of living very comfortably being a bit below $1000 per month. You can live much cheaper than a $1000 per month but it would depend on your personal comfort requirements. Most Bulgarians only earn $300 to $500 per month and support families. All that said think carefully first but you can enjoy life there.

You don't need to pay 500k, as a UK resident you can reside in Bulgaria without any issues. I think this practice should continue after Brexit.

@@christos.5302 One can hope it continues. When I bought my house there I was informed I could own the house but not the land it sits on unless I gained citizenship which was a simple matter then. Citizenship is not so simple or convenient since the EU got involved. It has its perks but also brings a few complications. I consider myself fortunate I made my decision when I did. UK citizens have a long established rapport with the Bulgarian government not so much with American's. Beautiful country and great people at least where my house is. One of the men who did restoration work on the house has been a tenant in the house for 16 years now. When I travel over they get the guest house ready for me. His wife speaks some English and helps me around the village. My Russian is still pretty good but my Bulgarian is getting a bit rusty. When this virus nonsense ends I'm planning an extended trip over just to relax from the insanity the US has exhibited over the past year.

Hi Edward. Sadly we're not experts on the Bulgarian property market and I wouldn't feel comfortable giving you advice on the subject. I would suggest that your friend contacts a local expert in the country - Lyubov (interviewed in the video) might be able to help (lyubovjones@googlemail.com), or at least point her in the right direction. Sorry I couldn't be more help.

mij friend in bulgaria he bought a piece of land.20 years ago.he build a villa with all correct papers.payed all the taxes.but 5 years came a rusian multi millionire he goes to the mayer of the city of varna.and want to buy the same pieco of land to build a hotel with 400 rooms.so mij bulgarins friend his villa .dont exist anymore on paper all the documents where vanished att the mayors office.and they say it was a illegal building.he wash very happy that he has a morgits at the ing bank of bulgaria.so they say it is our property. so thay can not demollis it.that cold corruption.

Ow owwwww terrifying! In Bulgaria when you have an agricultural land parcel and you want to put a house/villa on it, FIRST you have to change the status of the land parcel from "agricultural" to "parcel permitted for living" and if Your friend didnt change it, than YES - his villa was practically illegal😬 And the russian man probably, like you said, made some trick. FOR SURE Your friend can sew the Municipality for all of this - even to sew them at the European council. That what they did to him and his parcel is absolutely criminal.
