Does he use interest only for the ones he is intending on flipping. The junction boxes are wet rated. The raceway is installed in Liquidtite and feeding the LED flood lights you are all good. If the jboxes are a sticking point that causes you to lose sleep just have the J boxes mounted to a wood block sitting on the roof as a curb to raise the jbox above the water.
That ponding is pretty severe. I know for a fact here in New Mexico that would never pass any type of city or state inspection. We have been red flagged for much much less ponding. Im a commercial roofer/ investor.

Hi I’m newer investor been investing in Realestate part time for about 6 years and have a portfolio of 5 houses and 1 commercial automotive property with 12 units total. I Have a decent 18unit apartment building I’m looking at off market and need a private money lender to help with down payment and rehab. Any recommendations would be much appreciated.
Love this dude tbh. quick question, what does "Scott" do. The guy with the camera in the sewage lines. Why is his work important, is he saving money in the long run?
Making sure the sewer lines all flow the way they are supposed to. If there are tree roots, sludge build-up, etc. then you have a "deferred maintenance" item. Imagine a main line clogged in Canada, in December a week before Christmas. Having the lines "scoped" allows him to make a determination of whether there are potential "unseen" expenses in the future. As the building owner, he will basically be responsible for everything from the street to the stacks. A lot of the buildings he buys are from the 60's and 70's - they were still using cast iron sewage pipes then - could be rusted up and etc. etc.
I understand your perspective, but if a property cashflows well - and rent prices aren't in a bubble, I think the downside for this type of investment is limited. What sort of cap rates are you able to get in your market?
9-10%plus but per unit it’s usually around 80-110k plus it’s America with a population of 350 million while Canada has a population of only 30 million. Canadas market is a huge bubble and their banks are on the edge of collapse. Canada is heavily reliant on immigrants as well
Exactly.. Who would buy this high in Canada? It's not in California. Like I mentioned in my comment, I'm buying these at 40k or less in the state of Ohio. I hope the rents are at $1500 per unit at least. Otherwise, this sounds like a very bad investment.
Random question.. if a roof needs repair or replacement.. do all the tenants in the building need to move out during the repair? The top floor tenants?
What do you mean when you said the apt is on contract and then you had the Plummer(check the septic lines) roofer, boiler room (mechanical contractor), appraiser, p-eng (pro engineer).. are you in some sort of escrow agreement before you bring in and have to pay all those people?
Tons of ponds of water on a flat roof that wont drip into any downspout....mexican guy says.. *this is good roof* ....as a scandinavian, im speechless.
Make sure you have a really AWESOME agent that can assist you in finding issues with your desired property prior to purchasing. The inspector is very important but so is the agent. It's a team effort for sure.

Very very valuable information. Schools nowadays are very outdated they should be teaching this instead of earth science or chemistry or other useless information that students scrape by on.
College has zero to do with real estate. Once I got into real estate investing I quickly realized that college was a complete waste of time. The most successful investors I know don't have college educations and I also know some that even brag about not even graduating high school. Do you think anything in this video is taught in college?
I do my own inspection for every buildings I buy. These guys are making this out to be more than it really is. I will be upstarting a commercial inspection business. This was such a waste of time video

That roof is terrible. You should not have to wear waders to walk around on the roof. Maybe a puddle here and there, but that entire roof is a pond. It should be more dry than wet.
130k/unit? Woww that's so expensive... I would have to rent for $1500/unit at least. I'm buying these buildings at 40k/unit or less and renting them at 800 in the US.
@@TheSweetswed I mainly invest in Ohio, primarily Cleveland. But, many states in the United States, it is not uncommon to find great apartments selling at 40k/unit. Yes, of course New York is expensive but again it's depend on the city. Many cities in NY like New Rochelle, Buffalo etc....these deals are selling at 40k unit. Great deals and great returns on your investment.

Renting is a shitty investment all around. People only care about things they own. 99/100 people will run your place down and not give a shit. In Canada, tenants only have to prove they are “trying” to pay in order to avoid eviction. If they give you $5 per month saying they are trying to pay, you cant kick them out. Then you cant kick someone out during winter either. Literally the worst business to be in. The Landlord/Tenant act should be called the Tenant act. You’re better off buying gum ball machines or selling t shirts.
