This is just a video where I show you apartments in Tokyo that are available for sale at 3 different price points: lower, mid and high. I was so surprised by my thoughts comparing the places! I also talk a bit about what it's like to buy an apartment in Tokyo vs for example other big cities like London, and how renting is different.
If you're interested in an English speaking real estate agent definitely check out Darien!!

It's horrible!! My city's biggest concern at the moment is housing and so many people are leaving so it makes me so glad to see that it's more reasonable in Tokyo! Great video as always!

I live Aurora, CO, US. It's ~$900 for a crappy apartment. The good ones can start at $1200 for a studio. Absolutely ridiculous. I hate the Denver area. It's too much like California now.

I have to say the second place definitely has my heart. The first apartment was a place I could see myself living in but, the fact that I would constantly be bothered by the noise of the building in construction and that all the sunlight will be blocked because of it is a big turn off.

In the US the housing market is not great, lots of opportunity for banks and people who already have property to just buy more and more property. And pretty much everything built after the 90s is in an HOA, which exist pretty much to overwrite the bill of rights, local, state, and federal laws for a monthly fee between $50-1,000s of dollars per month. It’s wild here.

As a midwesterner, I concur with your statement. I refuse to live in a mandatory HOA. I lucked out that my new (really it’s old; built in the 60s) neighborhood has an optional, affordable HOA (less than $100/month currently), and it’s actually a flexible HOA (we can decorate however we want to, can plant whatever we want, change the house layout however we want to, paint the outside, etc). They even put on events for the neighborhood and are family oriented. My parents’ HOA is a total 180 though and is way more expensive (built in 2001 roughly). They don’t even hold events for the neighborhood other than a garage sale weekend. They also have an HOA board that walks around surveying the places and will also try to purposely find something wrong with the place if it’s not uniform-in the slightest-to the rest and you must have permission to do anything in the dumb place other than holiday decorations on the outside. It’s a NIGHTMARE. Definitely a money grab for whoever owns it.

I thought the second one was perfect. I would definitely move there. Since I am from the countryside I appreciate the garden. I live in a small university town in Northern Germany. It's pretty much countryside and if you buy a standard house here it it's about half a million Euros. Property prices are insane in Germany right now. We're renting a 155 square meters town house right now for about 1400 euros a month and it's completely new, so that's a great deal. But unless prices drop we won't ever be able to buy a home. Which is sad, because Germany used to be a place where everyone could buy a house back in the nineties. But since we don't plan on having kids it's okay to just rent.

I'm from California so it is typical for monthly rent to be anywhere between $2k-$5k. Usually it is right in the middle or leaning more towards $4k. For this reason it is typical for kids to live at home for extended periods of time or move back in after college simply because it is not cost effective to leave. Lots of people live at home until they are 30 or when they get married.

I love the fact that you going into every closet to show size became a regular thing in this video. Like Mikan for scale TM lol. Very fun video concept, so interesting to see what some living options in Tokyo are like. If the bedroom layout for the middle apartment wasn't so small I think I would pick that one. Having a garden when you're in an apartment space is just such a huge value to me. I currently don't have any outdoor space or even a balcony so that little plot looks like a massive garden in comparison.

I get it, investing is a long-term game, so focus on the long run perhaps. 2023 has just been crazy for investors, inflation have me stressed out and worried about the future. I've been in the red for a while now and already losing control. Talking about opportunities, how can I profit 6figs with barely $400k? my goal is buying first house.

I usually use natural light in my apartment so sunlight is important for me. I’m from NYC so buying isn’t easy One of the balcony’s is going to directly face the new building for the first apartment 🥲. I also thought the sliding doors were ugly. For the 2nd place I liked the outside area and living space/kitchen. The bathroom was nice. I liked the windows/balcony and view for the 3rd apartment. I thought it’d be bigger but it was nice.

I’d probably go with number 2! Number 3 is cute but for the price I’m sure you can find better things. I’m from Belgium, my dad recently bought a place as my parents are divorcing, houses aren’t really cheap, especially with all the costs that come with it, though I suppose it’s fair? At least from my perspective. I’m not familiar with the prices in London for example, though I suppose those would be higher! I don’t know for apartments though!

We bought our house 2 years ago with the help of our in-laws where I live in Canada. It was a gift from them house cost 200.000. We pay 610$ per month for mortgage that includes land tax in our price of mortgage, and we pay insurance for the house 149$ per month. I love our house has it is so close to the schools. The elementary school that my daughter goes to is right in front of our house and the middle school for my son is 20 min walk. We were very blessed in finding the house 2 years ago. If I were to buy any of the apartment in Tokyo I would have gone with the second one.

Personally I liked the 2nd and 3rd apartments the most, but the 1st one is closer to the price I paid for my own apartment. In smaller town in sweden, most apartments goes for under 1 mil (unless they're insanely new, have like 4-5 rooms and have very expensive furnitures etc). I bought mine for like 500k and it's in a great location, close to the grocery stores, the bus station and it's in a calm area. Meanwhile, my bestie, who lives in a much bigger town, had problems finding cheaper apartments. Think she got hers for 1 mil or a little over 1 mil. Edit: On secnd thought, she might have managed to snag it for a little below 1 mil, Either way, it's interesting how big of a difference it can be between 2 "smaller" towns on my side of the country.

I am from Singapore. And i would say for a good location apartment, it may actually cost even more. The only good thing we have in Singapore, however, is subsidised housing apartments. Which - if you google around, the prices are continually rising. A 1.3m, central location, and in one of the central 5 wards of tokyo - i would say it is probably worth it.

But I'd definitely need a bigger dishwasher if I'm cooking there! On another note, I live in Munich Germany and we pay a bit more than double what your rent is, for a relatively nice apartment, 60 sqm. We have to move out in late January and find a new place and that will most probably be a worse, more expensive apartment. I'm dreading it already 😫

I live in Miami FL in the U.S, (yes I live wonderland ik) so I love watching these types of videos to see how things are different. Where I live is soo different in comparison to other places both look and price wise. The places are all charming in their own way especially since it’s usual for Japan. But, I’d be conflicted cause they have little to no space 😅 like my bedroom is bigger than all the living rooms shown. My family’s current house cost is worth 40% less than the last place shown and is a lot nicer ( I’m not being biased on aesthetic) functionality and quality wise. So I would definitely not buy it. I think the 2nd place was the best ( I loved the little garden area) it had a decent amount of space that I’d need.

Like my kitchen is probably two time the size of a japanese living room and I just can't imagine not having enough space to cook (and zero oven like wtf xD). A new house in Belgium, in the countryside would be rent at the very least 1500€ a month if it's not a big one. A condo in a city would probably be a little less depending which city and how new the place is (and how big the size). The thing is, none of this matter depending on the average salary of the city you are living in. Also, people here were more buyers than renters. The goal was for a long time to build your own house. It tends to change because of the price rises. It's been more and more difficult to buy anything. The most impressive part is the price of the land, especially if you don't want to live in a dense area.

I also have an existential dread nook in my room, I covered it up with posters and I pretend it doesn't exist because I find it unnerving 🤣

Is there a high crime rate if you live on the 1st floor? Here in the USA when I was renting I prefer 1st floor so I don’t have to carry grocery up the stair. Yes, so disappointing the 3rd location have a garden but no dog allow. I would have cross this location out right away just for that. For the 3rd location, on top of the high price , do they also charge monthly fee for the concierge and gym? Also, this location barely have kitchen storage either. I don’t know why they didn’t extend the kitchen cabinet in the back kitchen. It looked like there was still wall space.

I might sound a little stupid but why is it less safe living on the first floor? Is it because of a bigger change of getting robbed? And the bars try to prevent that? Or has it something to do with earthquakes?

You're definitely not 'selling' this place, haha. I appreciate the brutal honesty, though!

That’s amazing! Love the video, I so enjoy seeing different types of living spaces & price points! I am not an expert either but it is definitely cheaper options than the city I live in in the US. (Hearing the monthly payment/rent prices gives me mixed emotions 🥲) I would say my favorite actually might be the second spot! I love the open living space, plus the garden as access to the outdoors I have found is an important value for me personally. The rooms are not amazing, I agree. But I could picture how to make it work as a bedroom and maybe the other an office? However I do really like the bathroom as well and kitchen. Plus location-wise, it sounds close enough to the stations that I’d be good for the amount I would picture going into the city. The other two options do have their own appeal I could understand though!

Wow Tokyo always gets the false stereotype for being expensive but compared to London (or anywhere inside the M25 ) properties in there amazing value for money! Also in low crime Japan/Tokyo you don't get the other UK/London "benefits" such as living in a dump high crime area unless you are prepared to spend ££££, sky high taxes or risk being stabbed...
