Long story; A person bought 90 acres on a cove at the other end of our lake, site unseen, it abuts our property. Google earth shows 2000' of water front. His end of the lake is 1-2' deep for 300 yards out and lots of rocks, half his property is lowlands with marsh, he thought the old logging road was on his property, nope its 50 yards in on my property. Needless to say he is mad as hell, no ones fault but his own...I may buy 30 acres from him just so he won't cut down all the old growth trees. His plan was to log the area and then resell it, he really only has access to 1/2 of it as the rest is all marsh. I'm happy he can't log all of it, so many eagles, osprey, barred owls and ducks in and around that area.

Once caught a listing for 57 acres in New Hampshire for a really good price. Wife and I went to see it. While you probably could have logged it, the land was almost unusable without major excavation work and we were looking for a cabin site, hunting & fishing, hiking area.

@@beachchick7688 He's a nice young guy, I hoping to purchase the property from him as he has no use for it and he's putting it up for sale. But the value to me isn't the land but the wildlife that abounds there and all my properties will be in trust to the Audubon Society or Ducks unlimited and preserved as a bird sanctuary.

They are so tickled to be in each other's company. It has to be great to be adults and be as smitten in love as teenagers would be. The way these 2 look at each other, as if nothing else in the world exists, made me silly with happiness for them. I trust every word they say because nobody who is a liar could be that happy or thay much in love. BTW, great information too.

A slanted area can be used for a stair garden that is super easy to keep watered. I love my step garden I had at my Uncle's when I stayed there.

Hopefully, I didnt miss this: as I was multi-tasking as your awesome video was airing & ty for sharing your insights. Also; always ask about mineral rights and tree harvesting regulations. Many people are able to responsibly harvest & replant trees with a good regrowth life plan & the harvested trees sold; actually paid for their monthly land loan pymt.

We bought a bunch of land in the White Mountain Region of New Hampshire. At the time there were a ton of realtors who banded together to form realtor groups who were buying up land, cutting them up, and making them associations with HOA fees. Extremely thankful I was able to find land from a private seller.

@@MsLiberty101 Red Tool House recommended looking at tax property searches where the address of the property and the owner were far apart. His example was someone who owned land but the tax mailing address was in California or Florida. His point was it might be inherited land and they might be open to parting with it if you hand wrote a letter explaining how you want to homestead it / improve it, he was adamant you not type any part of it.

For me, it depends on the HOA. I've been in HOAs that are very lax amd laid back. I e also been around HOA that will fine if you leave your garbage can two inches on the grass. All HOAs are not created equally.

I Really enjoy this so much! I have my notes ready. I cant wait. So many do's and do not's. Ive been looking for land for a few months now and really had no general idea besides location what to look for. This really navigated me and helped me ask my self tough questions. I was ready to buy and figure out later. Now i will take my time and make a checklist to save myself some time and money. Thank you!

As a professional land surveyor I can tell you that buying land without a RECENT land survey in hand is very risky. And almost always the buyer is going to be paying for the land survey. That land purchase might be the single largest amount of money you will ever spend. Why would you not want to be more assured it is without major issues??!! Many times a title company will offer you an old land survey: or have you sign a land survey waiver (freeing them from responsibility for unknown issues and problems). Some might try to convince you a land survey is not worth the costs. DO NOT SIGN THAT WAIVER! EVER!!! An old land survey may be viable for some land purchases but you still run risks that new issues won’t be shown on an older land survey. Such as a newly created easement or other vital title exceptions. Not to mention larger tracts may have an ancient cemetery on them. Those can cause HUGE problems for any plans you might have for your new property. A good professional land surveyor will almost certainly find it and show it on their survey drawings. Sometimes they are ancient and might be hidden in dense woods and can easily be missed. Family cemeteries are seldom registered and most often no public records will be found by your title company. Fence lines are also possible issues. On rural land tracts at one time the land was much bigger and the original tract was chopped up over the years. Old fence lines that were set inside the old larger tract won’t always be on the new smaller tracts property lines. They could be a long way from the true property lines. Old railroad beds, old roads no longer used but still in the public records, unimproved human made trails and Walkways that have been in use for decades (these can create unrecorded easements by prescriptive use), Water lines, storm water systems, drainage structures, Water Wells, electric power lines, public sewer, private septic systems, other visible public utility evidence. Rivers, creeks, (ponds and lakes too if requested or if crossing property lines) are also located and shown on the land survey drawings. Get a new land survey! And like many things: you get what you pay for. If you call every survey company in the area and go with the guy who wants half what most all the others want.... please keep the following in mind: just like a car mechanic, electrician, or a pluming company; that guy knows what his work is worth.

I really want to buy land, more than a house, but I know there is so much more to it, and you guys really put a lot into perspective, thank you. Do you have or could you make a video with a lot of estimates on some of the cost? Well, septic, electric, fencing, how did you handle those things? We get our Yurt on June 1st!! Our cabin kit is getting to us a little later than we had hoped because production has slowed down due to COVID-19.

We found our land on the way back from looking at another piece 2 hours North. We noticed the area was really quaint and scenic when we first drove by and thought it would be a good place to camp. We stayed at a resort by that lake and asked the host if there was properties for sale and she told us, just one and pointed across the lake. We looked it up online and went to see it the next day and we fell for it. The owner was in Columbia on a mission during Covid quarantines so there was a lot of back and forth, but when you want something don't give up. It will be our second Summer this year up there developing it.

Super valuable. Buying property is a huge mystery for the average person. Lots of expensive potholes to avoid. With regard to animals, even if you're zoned for them if your neighbors are not accommodating things can go downhill in a hurry. Try to meet and get a feel for the neighbors if they're close. We ran into a situation where there's a lot of bad blood between a few making for some tricky times. Also find out where underground pipes/wires are located.

These are really great tips! We had to clear a lot of blackberry bushes. Maintenance is key to keeping things functional on your property. Wow, that is a deep well, also gallons of minute return on your well is really important. Great video and very helpful for those purchasing land.

Oh Blackberries! I always feel like I'm suiting up for a war when I decide to tackle the blackberries. We try to keep a small patch that we regulate so we can have a small patch to eat from each year.

right on. My wife and I build over a few years and paid for as much as possible with cash to keep as much off the principle and possible. It's easy to get carried away and over spend when building your dream house.

Property taxes. Had the previous owner kept up on them? How much are your "improvements" going to raise the value of the land: hence the tax bill? Land use assesments. Are you planning to make money from your garden at the farmer's markets? Flooding. 100yr., 50 yr., 20 yr., and yes even 10 yr. flood planes. That pretty creek or "dry" creek, are they subject to flash flooding? One place is the Agricultural Extension Service.

@@OneFootOfftheGrid The tax problem is one we will all have to face in the coming years because taxes in the various states al differ (income tax in this one, different sales tax rates in all, the definition of "property taxes', etc.), so much for escaping all that. Watch out for "fire insurance' and "flood insurance", which , with "replcement costs", will effect prices for building residences and other improvements. I hate being negative, but even "the country life" is hardly an escape any more.

Also, can you get fire insurance on structures? If you buy 50 acres, can you subdivide and sell off half. Remember... realtors work of the seller. Always check any statement. In writing is best.

yes tip # 3 extremely important lmao, i bought a piece of vacant land --about 20 acres, in Northern Ontario, In Ontario private citizens cannot buy land without hiring a lawyer , so figure an extra 1000 $, as opposed to without as was legal before 2013 I believe, I negotiated a few discounts , like going to the city Hall to find if there were any liens etc. & see if they had a previous land survey already done b another owner, turned out that was like hitting gold, & I PAID 10 $ TO GET A PRINTOUT OF THE SURVEY WHICH was worth literally thousands of dollars if you needed one & had to hire a land surveyor

Wow, such a valuable information . I was thinking only about zoning restrictions. I am looking for a vacant land. It says unrestricted zone. Does that mean that I can set up school bus and live in it while growing grains and vegetables for personal consumption. Thank you for the video.

I would check with the county building permit office in the county that you are looking at. That's what we did before setting up our yurt. We wanted to be sure that a yurt would be counted as a non-permanent structure that did not require permitting.

This is very informative. My family is thinking of buying land. However, we are struggling between selling our house and buying land with the money from that or buying land while still in our current home. Would you suggest to sell your home prior to buying the land?

The property looks as if it were a fairy tale. I can imagine what it will look like when you finally finish the work. But even "fairy tales" require technical things;D Great tips that will make it easier for many to realize their dreams.

In our case, the fees go toward maintaining the private road that services the 15 lots in our development, so we thought it was a pretty good investment concidering.

It would be a good idea to just build a pond and use the slope to your advantage long term. Add fishes, lights, trees wow i can just imagine it.

Check the Roads!! Many of these "cheap deals", you can't even get Flatbed trucks or construction equipment to the property, or it's Too shady and people won't deliver.
