As a Japanese individual considering relocation to Dubai, I am initially looking to purchase a modestly priced home (around 200 million yen) to serve as both a residence and a business base. I intend to take advantage of Dubai's exceptional tax system and, in a few years, plan to invest between 1 to 1.5 billion yen (approximately 37,000,000 AED) in land, design, and construction costs to build a custom home that meets my specific desires. As an experienced developer, i can tell you that there is high risk in development, especially if mistakes are made. How do you find an honest builder? Can you recommend an architectural firm and a general contractor?

Interesting Podcast, thank you! A query: will there be NOC fees to be factored in, to build a new villa in a plot in a community? NOC for an extension to existing villas in a community accounts easily for 50% of the total extension's cost.

There are municipality charges and fees which you need to pay while getting approvals to build a new villa or making an extension but it’s not 50% of the extension cost not sure where you got that amount from

If spent wisely can be in the range of Aed 350-450 Dhs per sq ft for a medium to high spec

Depends on the community you build in. Some communities there is no service charges but some do have

What is the profit margin if you buy land ans develop it your self to sell for a profit , 30% 40% ect ??

Yes easily around 30-40% can be higher also
