@@lorenzomatterhorn4405 I thought that could be the issue. Unfortunately I couldn’t figure out how to fix it. And once you upload a video to RU-vid you can’t undo and reload a revised version. I would have to do a new upload and I just didn’t want to mess with it at this point.

Before the drywall goes up, go in and take pictures of all the structure, plumbing and electrical so you know what is where and what walls are structural.

Looking at buying a new construction for rental and found this video super helpful. We like out of the area and have used Jonathon for purchase of three houses. Hands down best agent I’ve ever worked with. He checks everything on the house and gives honest feedback. We put offers on house based on FaceTime walk throughs(we did se house in person before closing) that Jonathon did. He went above and beyond in helping us find great rental homes and a home for one of our children to live in. Knowledgeable, conscientious, great character.

I am going to do a three part series soon on buying new construction that will have these tips included and more. Unfortunately something happened with the original filming and rendering of this video and I can't figure out how to fix it. So this particular one is kind of stuck how it is unless I can figure out what is causing it to skip. Thanks for watching.

We’re looking to get a new construction with D.R. Horton builder. We were told that we don’t get to pick our brick color because it will depend on what is in inventory. Does this mean they will pick for us, or we will pick from what they have available?

Not sure. If you are buying a spec home, the builder picks just about everything. If it’s not a spec home typically you pick from what is available including brick. Typically they don’t allow the same color and floor plan of home next to each other. So sometimes if you pick a lot that is beside one that’s built or sold before yours and they have already chosen their colors, then that can limit your choices. In the way you described it sounds like the builder is choosing. Definitely ask the builder to clarify.

That sucks that you had an awful experience with your real estate agent. Like bad builders there are plenty of bad agents as well. Glad you found your own home.

Like not getting screwed out of a paved driveway by Chad Buffington and A & R homes Gainesville.

Unreal. I have never heard of not having a paved driveway with a new build. It's crazy how it seems you have to go over every aspect of the build to ask if it will be included with the house. It makes me so mad. In my opinion, though no one asked me, there should be a detailed list given to the buyer before signing a contract on a new build as to what is and what more importantly is not included in the construction of the house. I think a driveway is usually thought of by the general public as being a part of the house and property. Same thing with garage door openers, gutters, appliances, window treatments, etc....

FYI... not only does model homes have all the upgrades, some have "*" on their website that model homes may appear bigger. in my experience, the model home had rooms bigger by a foot and a half compare to the actually house we picked out. model home's master bedroom and walk-in closet was huge but our actual new construction was a bit smaller. the model home ceilings were a bit lower, in the actual house it is set higher. the master nook in the model home is small but its half the size of our master bedroom in the actual house.

The house should match the plans you signed at time of sale and pre construction meeting so unless they told you it would be exactly like the model in every way and dimension they did nothing wrong. And if the house they built does not match the plans you signed you need to talk to somebody higher up at that company.

And of coarse by having a realtor represent you all those problems you claim happen dont happen. lol

Hope, never said that. I know about these issues because I have gone through and experienced most of them. But having a Realtor who knows the business can help solve, plan for, call out and circumvent the issues that occur can be a tremendous advantage to any buyer. Key is having a good agent that is experienced and wants to actually work for the buyers best interests. Thanks for commenting and watching.
