You not only need to set up a PT with PMA participation, but if you choose this option, the status of the property will only be Hak guna bangunan (HGB or leasehold) for a period of 30 years (with the potential- but not guarantee -for extension of 20 + 30) ; the only other option for foreigners is Hak Sewa or leasehold for 20-30 years and an extension in the future based on terms to be agreed at a future market rate. Bottom line: there are no LEGAL options for certificate Hak Milik or SHM or freehold property for foreigners
