We are talking with some Braizilians, in adquiring a hotels rooms that get rented monthly. But idk if it real and we really want to invest in Brazil to eventualky move there but we are scared.

getting financing in Brazil is what's incredibly difficult, banks in Brazil are not suited to deal with foreigners, form language barriers to every other aspect like translating documents everything jams and gets lagged...I've been trying this for years, I'm Brazilian but out of Brazil for years and have been unable to move forward.

You're 100% correct. The language barrier is the biggest problem of all. The second biggest problem is not being in the country as you try to navigate all of the red tape.

Can you obtain a mortgage in Brazil through an American bank located in Brazil based upon your income in the US?

@brianwindsor, most probably not. Banks from abroad while in Brazil will usually behave like a standard Brazilian bank and want to see income in the country in addition to a credit history also in the country. Hope to see you in our live streams. This would be a great topic to discuss live!

I would like to purchase a property in brazil., I was born in in sao paulo , but moved to canada when i was 19 . I dont have a bank account or a job in brazil, How can i acquire a mortgage?

Mortage applications in Brazil usually require verifiable income in Brazil. If you don't have a verifiable income in Brazil, the remaining options which are not advisable include: 1) finance by seller (which could mean the seller is unable to sell it otherwise maybe because the asking price is above market), and; 2) securing a loan in your country of residency to purchase the Brazilian property on a cash basis.

Thank you for watching us. You don't need either residency or a Brazilian bank account to purchase real estate in Brazil. Most of our clients who successfully bought real estate in Brazil have neither.

Homeowner's insurance is common in Brazil and usually substantially cheaper than it is in the USA for instance.

@@thomasshea8131 Major banks like Bradesco, Banco do Brasil and Itaú have their insurance arms that offer homeowner's insurance. Aside from them, there are insurers like Porto Seguro, Allianz, Youse, Mapre and even Unimed (known mostly for medical services and coverage) who you can also go with. Rates are generally competitive.

Most foreign citizens can buy real estate in Brazil, not only US citizens.

No you don't. All you need is a CPF number (which you can get even if you don't live in Brazil), passport, and a power-of-attorney (procuração) in the name of someone who legally resides in Brazil as a point of legal contact. If you're acquiring property jointly with a spouse, you'll need a certified translation of the marriage certificate (tradução juramentada). This only applies to properties in urban areas. You will need to be a resident or have a registered business in Brazil though to buy property in rural areas. Hope this helps.
