Should you buy or rent an apartment or property in Spain? A Tecnocasa and Universitat Pompeu Fabra (UPF) found that it is pretty much always a better financial decision to purchase a property rather than to rent in Spain, both short and long term. However, that doesn't necessarily mean that it is the best choice for you. In this video I talk about the findings of the analyses from the study, what some of the limitations and extra considerations that someone should take into account are, when it makes sense to buy, and when it makes sense to rent.

I just bought a piso in Madrid and the overhead and carrying costs are thankfully very low, as opposed to other big cities where it's ridiculous. Not exactly sure how much the market will increase but the rental market was honestly nuts and the piso seemed better long term, and can always rent it other occasionally or long term if my situation ever changes. I am sure it depends on where in the country you are and what you buy, so there is not always a one size fits all answer to this, but still a firm believer in buying in real estate!

you forgot to mention the property tax on rental income if you do holiday lets,it is 24%! a ripp off from the council!there is no money to make if you buy a property in Spain as an investment.don't forget the purchase tax of 10%. you never get that back.on top of it you have to pay endless money to keep you're house in order.

@@MillennialsWithMoney i myself have a house in the Valencian Region and i only wanna point out, due to high taxes and maintenance there is no money made on the property such as income,just for those considering a buy to let scheme.

The problem is the deposit for a house.....there are no initiatives for first time buyers. Its nigh on impossible to get the deposit together while renting.

Very true Stephen, only in recent years have some initiatives started to appear and they are restricted largely to 18-35 year olds who meet specific conditions.

does this analysis take repairs and renovation into consideration? I would still lean toward buying however one bad renovation can easily diminish returns. *edit* nvm just saw your caveat that those were not included in calculations. I haven't done it for spain but in london cost of ownership including fees, taxes, maintenance is no where near as lucrative as people make it out to be.

It's very important to keep in mind indeed, in Spain it can be profitable but needs to be thoroughly analysed when buying and renting out property
