I wonder how old the data is that they are using to explain filtering. If this were 20 years ago then this would make sense. With the current climate of turning a property into an investment to turn a profit, then this concept of filtering is no longer relevant when trying to fix the current housing crisis.

Filtering "Can" and/or "Won't" improve affordability in any city. The "Won't" was not covered in this presentation. An explanation of why it "Can" in only certain specific circumstances and what those circumstances are was not addressed. How filtering impacts house price change, which inevitably drives all measures of affordability (ie BoC), was also not discussed. The term "buildings" was used repeatedly and since the Rent Change Chart was (we assume) tied to some analysis of Apartment Rental Buildings and obviously not the single detached homes that are commonly cited for being beneficial through filtering, it only creates confusion and risks false narratives resulting. We must end these non-comparable Norway and Sweden countries when discussing Canada. In the case of filtering there is over 45 yrs of reliable data (some produced by CMHC itself) right here in Canada that not only verifies filtering works ( ie verification that withstands a critical expert review) but also proves what type of housing stock needs to be added to make filtering efficient as a means of improving affordability. The data also clearly demonstrates what circumstances must be met that made filtering work in Canada's own recent past. Initiatives like this are good but when the topic of "expertise" is used in a headline or to assure the audience the presentation is reliable and trustworthy, it must be used carefully. The study of filtering has been ongoing in Canada for over 40 yrs. It is complete and thorough requiring no non-Canadian datasets to be used in assessing its worth. Most academic research on housing and affordability is quickly debunked in a few minutes by someone knowledgeable and well studied in the housing stock and home trading market. If you would cite the research on Filtering in Norway and Sweden you are relying upon for this expert advice, it would allow alternative experts to review and comment on it. No such links are provided. Solutions to housing our nation and making homeownership more attainable for all will only result from following the scientific method and being ruthless in the thinking that is critically required to uncover the truth. It also unfortunately requires debunking most of the myths created decades ago to allow a trade in real estate to extract a commission from the trade and said commission to be financed over 25 years in a CMHC insured mortgage. CMHC can be the quickest and most efficient way of delivering results for Canadians but it must admit it's own failings and lack of expertise in the past to move forward. Regards Ross

The rent does not go down based on the age of the building. In fact, it is seen that rent has actually increased for ALL properties over the past 5 years. This filtering notion will not benefit the low-income families. It is total BS. We need rent control, not more high priced houses.

Even in my own neighborhood, older rentals cost less than newer ones per square foot. This holds true city wide.
