Can You RESEAL AN RV ROOF with Flex Seal? RV Leak Repair DIY Roof Reseal with Liquid Sealant

The roof of our RV has had several leaks over the years and needed a roof reseal. We used Flex Seal tape for temporary repairs and we're happy with how it held up. When it was finally time to do the full RV roof reseal, we couldn't find much information on how Flex Seal would work for the full roof sealing. After posting about our tape repairs, Flex Seal commented about looking at their liquid rubber sealant when we were ready to tackle the full project. We teamed up with Flex Seal to put them to the ultimate test: Can you seal an RV roof with Flex Seal? The video shows our step-by-step resealing process, includes tips from Flex Seal, and our opinions on the finished product.

I am planning on applying this on our semi van trailers, with chemlight roof secured with aluminum j molding and buck rivet. Will flexseal holds up? Im thinking doing it under trailer too or on the trailers flooring to stop water leaking.

@@kardoautoworks5119 So far Flex Seal has held up really well for us! We used it on the roof, as well as on the black tank. It stopped all our leaks. I would test it on the aluminum to make sure it will bond, but it's bonded to everything we've used it on so far.

I have a 27' travel trailer with a 16' slide. I flex seal my roof 2 yrs ago and I recommend it 100%. The flex seal still looks as good as the day it installed it. The roof is never hot to the touch and has improved the ac efficiency even when camping in the dead of summer with no shade. Tip: if you pour the flex seal on the roof and work in small sections, use a flat painters edge to spread the flex seal and a roller to smooth as you go. I used one gallon and was able to do 2 coats this way. Awesome job guys looks great 👍. Thanks for sharing.

You are lucky if it lasted that long. I have a 26 foot RV that I coated 2 years ago, and after a recent thunderstorm I found millions of flakes on the ground - the Flexseal had given up! Still I wonder whether that's the longest that any product can last. I may use Flexseal again and put it down for regular maintenance, but I am disappointed in the short lifetime.

I’m going to try this too. I’m not in the wet weather area of the country so I believe it’s going to seal up/ cure very well the first time. I have a fiberglass roof and just think it’s vulnerable point is the side/ top edges are screwed together . I’d do only those because fiberglass doesn’t rip , but the thermal barrier from this is too good to pass on it !

Just did my 32 ft Class C....BEST DECISION EVER! Flex seal blew my mind after just one coat. For good measure I did 2 coats. Don't even bother with anything else, just spend the money and do a good thorough prep. Clean, scrub, wash, rinse, patches, cut in, then roll on with a 6 inch heavy knap weenie roller for precise control. Also the 6 inch weenie roller fits perfectly into the gallon can. Doing the whole roof looks pretty good, I can see that being a good solution to taking care of a lot of those small holes without redoing the whole roof. I'm interested to see how it holds up over time.

I used the spray stuff for a small area. It wasn’t uv protected, and all peeled in about a year. Maybe the paint on stuff is different.

You can totally do it! It's more time strenuous than physically strenuous. If you broke it up into a two day project it might make it easier. Just give it enough time to fully dry between washing and sealing. Best of luck on the project and let us know if you have any questions along the way.

I used Flex Seal clear spray several month ago to seal around some repairs on roof & around the windows & vertical seems of a camper that I converted into a chicken coop. Held well in the summer heat, no leaks. Only issue it turned yellow. Could be an cosmetic issue if you are using on your camper. Stay well, Joe Z

I have an old 16 ft x 8 ft aluminum caravan, with a roof that constantly leaks during any amount of rain, am seriously thinking about painting this onto the roof, as it's a great van, little home on wheels, I live in it full time, and need the outside roof to hold up, and with currently, I would NOT be able to do any repairs on the inside roof with condition the outside is in at moment. Thank-you once again for the video, am glad I clicked on it...I have purchased the Flex Tape, and was going to do the seams as I think it's where the water is getting in, but thanks again for the video.

So glad you found it helpful! Best of luck on the repairs. The Flex Tape should hold up really well until you can do the full reseal. Our tape lasted three years and was still going strong with no issues, we just decided it was time to reseal the whole as we kept getting holes in other places and wanted it fully protected.

Great Video! Thanks! I have my first gallon of white flex seal. I've been using Cool Seal on our 2000 Coachman RV 32'. But wanted to use Flex Seal for my roof maintenance this time. Only drawback for me is the obscene price of it locally. $93 plus tax is kind of a heart stopper. But after seeing how great your roof came out, I'm encouraged

Great video idea here! Flexseal liquid is insanely tough, the best use for my rv has been coating the skylights with it(clear) five years ago when they started becoming brittle, to this day they are stronger than new and leak free, stuff is legit!!

When I saw the first Flex Seal it was just another product that doesn't work! Back then I would never get this product and used it on my rv roof. The product is still around and seeing it being used on rubber roofs I will try it. I'm not going to do anything but edges where you can see that it needs attention! Thanks

You bet! It's holding up really well for us. We used the tape for the edges originally when that was all we noticed and for quick fixes. That held for 3 years until we took it off to do this. It was seeing that hold up so well that made us feel like we could trust it for the full reseal.

I sealed my camper roof with flex seal and we had a hail storm 2 years later with baseball sized hail. Needless to say, the flex seal stopped the hail from going through the roof. No leaks. However, the structural damage was severe. None of it penetrated the shell through the flex seal.

Horrible idea !!! It's not uv resistant and in 6 months it turns to chalky mess. Your going to have a mess ,I've seen it too many times as a mobile rv tech

@@brentsharp8234 :/ Maybe they have updated it? Ours is UV resistant or at least that's what it says. We're at the 6 month mark almost and haven't had any issues. Its still holding up as good as the day we put it on and we've been in Florida almost all summer.

I had been considering using Flex Seal on the roof of a 98 Jayco 3530 and you have made a positive impact on my decision process. Also considering replacing the AC. Any suggestions?

Glad you have found the video and community helpful! There has been some great feedback with comments and question help! Also, if you are even thinking it might help to replace your AC I would recommend it. Definitely helped us! Ours was no longer blowing cold air. We called mobile RV repair people near where we were at the time. Would have been crazy expensive even to try to recharge and most places wouldn't do that. We decided to replace ourselves and it was actually a lot easier than we thought it would be. We replaced with the newer dometic unit. I have Tropicool on my roof, about 3 gallons. I’ve used the Henry’s silicone based roof coating on a steel barn roof as well, about 20 gallons. Both of them are doing very well, sticks to everything like a champ.

I'm curious to see how it holds up over time, if the sun is going to start eating away at it. The problem I have with just rolled on roof products is once they start to break down, water will get underneath them, then what happens is once its inside, it doesnt go anywhere and thats when the rot starts, it just takes one winter of negative weather to freeze that standing water and start popping things open. It would be nice if its possible to relayer it with a new coat, that way you dont have to scrape it all off to redo it. The problem with that though is you'll be rolling it back on every single year. Keep us posted.

We definitely plan to do update videos at 6 months-1 year and then again at year 2- hopefully it will make it that far! So far it is holding up for us really well. We have been in fully exposed sun for the last few months and it seems to be holding up well.

I know UV protection products are recommended for these highly exposed areas... I wonder if these products would bond to the flex seal?

I, clean my white rubber roof on my 03 50ft TANDEM JAYCO legacy 5th wheel RV with cold water and dawn dish detergent THE Blue kind next I'm going to apply the flex seal. flex seal also makes a flex seal tape

Did the roof of my trailer with flex seal, that stuff works so good ! 2 cans and done ! Not a leak in 2 years , Az wheather and hail storms last year .

I’m happy this worked for you. You’re brave to even consider a product like this and invest your time and money on an untested product when there are so may tried and true products out there for this application. I don’t know the advantage of using flex seal versus those products made for RV roof sealing. Don’t forget to give us an update after a few years on how it held up.

One word of caution! If you flex seal your roof be careful if it is wet from rain or dew! It is as slippery as ice! You will get hurt before you know it.

When it is dry it is more sticky and nonslip, but when it's wet definitely slippery! My husband washed it not long ago and you have to be careful walking on it wet, otherwise easy to walk. You can see me walking on it in our new update video and I had rubber soled shoes on on the dry roof and was ok (ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-b3mGyUtohDo.html).

Glad you found it helpful. The original membrane was also rubberized roof (EPDM). We just used a general cleaner we had in the camper already. Basically this (amzn.to/3IrkE6n), but any cleaner should work well, just as long as it doesn't have wax in it.

Only thing is you should have clean it with acetone before painting for good adhesion.

Theres a product called Flex Armor that is professionally sprayed on by RV dealers. I wonder if flex seal is basically the same product for DIY ers

If it's cracking, like big cracks I would take it off and recaulk first. But if it's just tiny hair line cracks we just flex sealed over it. Just made such to put in on thick.

Oh man! Sorry to hear that. Maybe grab a ladder and do as much as you can around the edges from the perimeter so you can cover what you can without walking on it. That's where the majority of our holes were so you might be able to get enough covered to stop the leaks.

Dont forget to snug down your A/C bolts not to much ! They loosen because the seal gets compressed over time , if needed change it ..

We are definitely keeping an eye on it, but so far it's done good for us this summer (Florida based the last few months). Still a month left to go of the brutal heat, but hoping it continues to hold up ok!

Flex seal products are petroleum based. The glue that holds the membrane roof down is water based. Any petroleum product applied to the roof membrane will wick through the roof membrane and will weaken the glue adhesion.

I did it to a Wildwood trailer we had, first I stopped a leak in pouring rain, so then I did the whole roof, we sold the trailer and as of today 2022 they tell me, their's no leaks, I sealed it in 2007.

I just I just bought a used RV one corner of it is pretty rotten it's leaking I have very little money is it possible to just go over that without replacing it all

How rotten? If it's crumbling that could mean wood root and moisture issues that if you seal over could cause a much bigger issue later. If it's just leaking and not soft to the touch you should be good to tape or paint over with sealant for a patch job until you can do a full reseal. We did that with a pretty significant tear we had (using Flex Tape) and that held well for three years until we could do this project. You can see the tear that was covered at about the 5:50 mark. That same piece of tape had been there stopping the leak and held up really well. The tape is also a bit more cost efficient than the sealant.

We just used what we had on hand which was Mother's Wash n Wax, but there is also an option without the wax (amzn.to/3yLRLvV) that would probably be better. The wax wasn't an issue as it's not a hard wax, just an enhancer for any wax, which our roof didn't have. But honestly whatever you have on hand to clean with should work. You just want to ensure all that dirt is off so that the seal is bonding right to the roof and not mixing with any dirt.

It's been about a year and a half at this point and still holding up great!! This was our 8 month check-in (ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-IBM8DY5tWhc.html) and it's looking just as good as it did here. We will be doing another update video soon, but still so far, so good!

We will keep doing updates! So far we can't vouch for anything past 1.5 years, which is how far we are in from when we first did it. So far, so good though!! We have heard roofs are supposed to be resealed every year, but our original roof was 10 years old and had never been resealed as far as we know. Hoping this will at least get us through a good handful+!

Haha thanks for watching and commenting and the concern! The roof was definitely dry enough to walk on, the footprints are from dirt that literally wiped away immediately. No prints left behind! We have two different update videos, the most recent following a clean and no prints to be seen. Still looks great!

Flex-Seal Liquid does not adhere to the back of Flex-Tape. Flex-Spray does. I don’t know if Flex-Seal Liqujd adheres to Flex-Spray. I wish Flex-Seal would have this kind of information available on their display. I put Flex-Tape on the roof of my RV around the skylight and the air conditioner, then covered the whole roof with Flex-Seal Liquid. The Flex-Seal Liquid just peels off the Flex-Tape. Now I’ve got to disassemble the skylight and air conditioner again to redo those locations properly and seal them properly. What a pain! And these products aren’t cheap.

We did actually read somewhere that it doesn't adhere well to the tape. It may have been on the back of the can? That is why we removed the tape we had on the roof. We did have to use the liquid on the tape that was on our vent covers as they had holes and we couldn't remove the tape without opening the hole back up. Thankfully the liquid has stuck to the tape on those so far, but we've been keeping a close eye on it since it wasn't recommended. If we start to see it peeling we plan to just replace the vent covers with new ones. I can imagine that is frustrating. Sorry you are having to redo. Best of luck!

We flex sealed our roof and then it got hot and then cold here in texas, within about 3 months and boom we had leaks again it's still leaking . Very bummed because it's expensive and it we live in our camper all year long.

Oh no! I am so sorry to hear that! We actually haven't check on it in the last week (after the freeze we just had here in Florida). Will have to see how it's held up, but we're about 2 years in now and it's held up ok. We were full-time for the first year and then have used it on and off the last year, otherwise it sits in the Florida sun and haven't had any issues. Even did ok through the recent hurricanes, but we definitely keep a close eye on it. Are there any visible exposed parts where it may have needed a patch? We did do one small patch job about 8 months in.

We don't plan to remove it. It's been three years since we sealed it and haven't needed to reseal yet. Just keeping an eye on it and will patch where needed but so far only had one spot that got a little scratched where we just did a small patch jov.

We are only 3 months in, but so far nothing has come back. Everything is still nice and bright white- no spots coming through either, but we did scrub everything down really good before applying.

I just wanted to share the 8 month update video (ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-IBM8DY5tWhc.html) with you in case you were still wondering if the mold grew back. It didn't :) We didn't do a full wash down of the dirt, but you can easily see in the parts we did wipe down that it's pearly white with no mold issues.

Probably wasn’t mold, it’s the black rubber roof partially visible through the deteriorating white top coating, happens to rubber roofs as they age.

We added a little car wash to it (we use either this amzn.to/3Lc1Lqo or Turtle Wax Max power) you can also just add some regular dish soap to it, but we didn't use dish soap before the reseal. I tried to use this stuff it ended up peeling off I did not have the success you did on my van. I used eternal Bond and magic roof in combination and that stuff has lasted and I could not speak more highly.. maybe it's just a different kind of roof or the application maybe? But mine was the best answer for me

Yes! If they are deeper dents you may want give it an extra coat in that area, but it worked on even our large rips!

Can you seal it with Flex Seal? Probably. Do manufacturers such as Forest River advise you not to, and state that doing so will void warranties... yes. If you're past warranty tho and willing to give it a try, go for it.

Yeah, we purchased ours used on consignment so it did not come with any kind of warranty. Definitely don't recommend doing any expensive DIY repairs when under warranty unless verifying through the warranty company first and getting in writing that it won't void it.

RV manufacturers aren’t known for using the best materials for the job in my opinion. I often wonder how many advances have been made in RV construction is 30-40 years. They seem to be doing it just as they always have been doing it.

The reseal took just about a day for us, but you need to give it another day to two days to fully cure before pulling the slides in after you seal it.

We would not recommend it unless using a light mist setting. A powerful setting could potentially hurt the roof, but there is also caulking and the vent pipes and AC to worry about hurting.

We did not recaulk every year. We would only add caulk if we noticed it was getting worn in spots. We have had campers for many years. People advice, but it's overly precautionary. Yes, resealing it like this would take the place of that if you were planning to do that.

Looks great!! Basically the same as the say we did it. We had one small scrape that we just patched with a little more sealant we had left over. Even that patch is holding up strong.
