This isn't a criticism. Just some advice. Get that grader working better by taking less bite and don't adjust it up and down constantly or at all when moving. When you adjust the blade up and down you are leaving hills and hollow that affect the next pass also. Rather than leveling you are just moving the piles and holes around. Set the blade high so you are just knocking off the high spots. go through without adjusting at all. Back up drop the whole blade a 1/2 in and go again. Soon all the high spots will be in the low spots and the area will be level. There are a ton of videos new and old on grading on youtube here with some mighty fine operators that explain exactly what is being done and why. All the problems I see that grader having with the material is all due to too much bite and constant blade adjustment. Kinda like over correcting a car in a skid. Too much! Lift! Too much! drop! Taking smaller bites and more passes will save fuel, time, wear and tear on the equipment it will produce a professional job. I'm also saying this cause that terrain looks like it's quite rocky. Spin those tires on a sharp rock and it will open a tire like a can of soup. Lol... I worked and operated equipment up in the NWT. The companies I worked for if you get caught slipping a tire at all and the only equipment you'll be running is a goon spoon.

I wondered how much you would have to sell these parcels for to make some profit due to all the work you are doing. I saw your listing with the agent on the sign. If you can get close to the asking on these then I see why you could go to the effort for this project. Land in my area down in Dixie would bring no where near this price. It nice that some people see the value in your vision and talent. This really a great channel to show people what you can do if you just try.

Sounds like our land -- cold then rainy then wind then too hot! As someone else mentioned, make sure you get fiber optic in from the road. The utility company was here the other day removing the old copper line boxes as they are obsolete. We are in the middle of nowhere and have fiber optic right to the router in the house.

What are the options for the curb of dirt you are leaving? Well, you could feather grade it back against the edge of the road where it sits, but this could get too much topsoil on or against the road and you want to keep the water from being locked in the roadbed, so that is probably not the best idea. You could drive the grader straight down over top of it and feather/throw it out away from the road everywhere that is possible. Or you can take the excavator and smooth it down or put the extra in a truck and move it to where it would work best on the shoulders. The pain to work with is are you going to have to taper back the banks where the road is cut into them and how bad does that soil slump when it starts to settle? It all looks good and you have it coming along. It wont take much longer. thanks for the videos.

Man oh man... The North 40 is LOOKING GOOD BROTHA!!! Those Blue Skies are incredible!!! Is the Phone Land Line going to be Fiber Optic??? In Minnesota and much of the HeartLand (formally known as The MidWest) the vast majority of new Land Line and Cable are glass. Too bad your LittlevBoys can’t play with the real stuff and are stuck playing with Tonka Toys (are they still called that???) Btw, good tunes! And who gives YOU a 👎🏽??????

I’m excited to see this project come to fruition. Are you required to get a stamped site plan by a civil engineer? Also, I agree with the other comment that why wouldn’t you run a road down the middle, creating a utility run underneath the asphalt that branched out.

Looking at your plat map I am wondering why you did not go with just one road down the center of the lots !!! Would have been less road building left more land for the customers and been less conduit laying for power and phone !!! It was done here where I live !!!

A bulldozer would have been a better option. Remove all topsoil and truck in some good packing gravel and stone for road base

Look, I get you don’t like his technique, BUT...he is actually building a subdivision and I’m sure he’s going to make some good coin off this. I personally know operators that run graders like a fine instrument and they’ll never take business risk like this. Let’s give the guy props here. I’d love to be in his shoes. I’m sure he’s looking into other pieces of land and going for even bigger things after this.

throwing a little clay over that top soil will not be a road even dry it will pump when it rains your done your rock will pump and so will the fabric cut your topsoil out build with clay. YOU CAN NOT BUILD A ROAD WITH TOPSOIL. good luck
