Have you had cavity wall insulation? Let me know me your opinion please, good or bad in the comments below.
Cavity wall insulation is also known as cwi. Cavity wall insulation is injected into a cavity wall to help keep the fuel bills down. Unfortunately I often come across damp cavity wall insulation, and damp internal walls because of defects.
In this video you will see another drain related defect that has caused the cavity wall insulation to become saturated.
This defect to be fair would be impossible to pick up without a cctv drain survey, however you will see something below the damp proof course that is indicative of a long term damp issue, which should point in my opinion an averagely competent surveyor to a potential defect.
Cavity wall insulation is needed, and i'm not bashing the industry. What I would like to see though, is a more thorough survey prior to injection of cavity wall insulation, and the building is subjected to an annual survey to ensure huge costs don't occur in the future. It isn't unusual for repairs to run into many thousands of pounds, and this could be identified before this becomes an expensive mess, if there is more of a regular survey. These surveys could be carried out relatively quickly, so shouldn't be very expensive. One tip I would say though, is when it is hammering down grab an umbrella and watch how your guttering, drains etc are dealing with this water. If you have a defect, ensure it is rectified ASAP.

Very informative video showing how critical drains are. I can imagine if you are in a flood zone then you would have big trouble with cavity wall insulation but i suppose the same holds true for any type of insulation and not just cavity wall if a house got flooded.

Great Video Ross. Fast becoming the authority on the various issues affecting CWI. Its a sad state of affairs when buying a property. If it has had CWI done in the past then safest to assume that no real survey was done and any guarantee would be difficult to access fair remediation. The chances of getting invasive investigations intoto a home buyer survey and it often comes to a negotiation based on acceping some level of uncertainty. When we bought our house the focus from the solicitor / surveyor was to ensure all the guarantees were available with the deeds which turns out to be woefully inadequate.

@@completepreservation precisely. As you say I recon it takes many hours to properly assess a property. I think if going down the CWI route. Must reduce risk with comprehensive survey and done with e/g bonded bead product used rather than mineral wool

I've got a retrofit company hoping to inject cavity wall insulation into my 1900's terraced house, that's engineering brick with very thin mortar joints. I didn't think even they had a cavity walls! They're also suggesting fitting solar panels on a 120 year old roof. I've got massive reservations and questions!

A circa 1900 terraced house will not have cavity walls! They are conning you or are stupid.

A cavity exists for good reason without filling it up with insulation .

Where on earth is the foundation for that house? The foundation has to reach at least 15 cm above ground level and there should also be a radon/moisture barrier between it and the bricks. That's exactly to prevent any of those issues in case the drain gets blocked. In this case it's just bricks all the way down into the ground 💀

Good man - good points. Green House grant people have said I can have a cavity wall insulation by injected beads along with adhesive. It currently has insulation that will be sucked out first. What's your views on this do it don't do it any bad experiences etc

Thanks mate 👍 to be honest with you if the building is suitable, it’s installed correctly and the property is maintained it will be fine. All the new build site I currently work on use injected cavity insulation. Theres one site in particular near blackburn where some of the properties are fine after it and quite a few have had bridging issues and damp or black mold all over the house in random places from it. I'm no expert but from what I see isn't it a great risk. No air flow in cavity. Bridging issues. Some type of kingspan on internal skin seems the safer option but massively expensive.

@@completepreservation I have seen cement piled high in the cavity above the dpc. The damp and mould was in random spots to me. Might make more sense to you. Places like under the windows upstairs where the radiators go. Random spots downstairs also but always on external walls

Not a problem with the insulation..... Clearly the level of the ground outside has been raised. The dpc should be higher (and it was....)

Look at the drains… no pre cavity wall insulation checks, otherwise this would have been picked up. Any competent person would never install cwi with those defects.

Dampness below the Damp Proof Course is not a problem. The Damp Proof Course makes the walls above the Damp Proof Course "Damp Proof", the walls below the Damp Proof Course are expected to hold the damp and then release it into the ground when the ground dries.

I completely agree with you David, but when you see that type of issue below the dpc, in my opinion it should point an averagely competent surveyor to a possible drain defect 👍 that’s my findings anyway 👍

Hi Martyn whilst it doesn’t show the cavity wall insulation is wet, what it demonstrates is defects occur and the potential cost involved. I’m pretty sure an averagely competent person can see why the insulation would be wet.

@@completepreservation I'm in full agreement with you that problems like this if left untreated could potentially saturate the cavity wall insulation system depending on what type of material has been retrofitted into the property. As we all know Ciga ( or the original installation company if they are still trading) will only uphold a guarantee if the property has been maintained in line with the guarantee ie; blocked gutters, blocked drains , roofs etc. I come across poorly maintained properties all the time which unfortunately for the homeowner renders their guarantee null and void which is never an easy conversation to have with customers as I'm sure you can imagine. The point I was trying to get at though was that the video itself provided zero evidence of issues with the cavity wall insulation. Dont get me wrong you're inspection was bang on with identifying the route cause along with the subsequent remedial works, but the title of the video is very misleading. May I ask if you have been approached by any firms within the retrofit insulation industry yet, because the industry will be crying out for people with you're knowledge and capability in regards to making domestic properties fully suitable to receive retrofit insulation measures in order for them to be fully compliant for the change over to the new PAS Guidance?. The company I work for may be able to put some work you're way.

Thanks for the kind comments Martyn. I will post a vid of the insulation when I get 5. Perhaps I should of made a longer video. As you know I was trying to get across the fact that the property wasn't really suitable with these long term defects, which couldn't be seen. I haven't really been approached really by retrofit firms, only from RICS, and building surveyors to carry out talks and tips for things to look out for. Some silly people think I have an issue with CWI..... I only have an issue where it's installed in properties, like you said that aren't suitable. It also necessary for people to understand the consequence of the long term maintenance of the building. The problem is the time it takes to look over everything, I just can't see people paying for that type of survey. More than happy to chat about it if you wish :)

@@completepreservation like yourself ive been dealing with RICS members in great detail over the last 20 months regarding the change over to the new PAS2030. I'm slowly working towards my chartered surveyor degree myself whilst working full time within the energy services and retrofit industry. The idea is that with the new working guidelines under Pas2030 nobody should be installing any form of insulation, heating or renewable energy upgrades to any property if it isn't suitable. The ones that are not suitable in their current states will require remedial works/ ventilation upgrades etc. ( the list goes on and on). It maybe worth you obtaining you're retrofit assessor qualification which could be another quite lucrative form of income for you.

Fair play to you bud! To be honest with you it was something I was thinking about, but im so busy doing what I love doing I just don't have the time really. All I really want to do is find the defects and fix them. I'm very fortunate because I have some very large firms that Ive worked with for years, so the work I have is continuous all of the time.

Hi Ross, I'm looking at getting CWI. I know you're not a fan 🤣 What is your take on polystyrene bead vs white wool, is either better from a damp bridging point of view?

To be honest I’m pro cavity wall insulation if it’s done right. I just highlight the poor practice in regards to pre install survey, and issues that can occur. The grey bead seems to be the best choice, obviously after a decent survey👍👍👍 happy Xmas and the best of luck with it 👍👍👍

What is the best cavity wall insulation product ? There is wool and then there is beads etc

Bead does seem a better option if its retrofit. Just need to make sure the wall that receives it is defect free bud :)

@@completepreservation Thank you. I am currently checking prices for a 3 bed villa in sydney double brick. I read a comment elsewhere that said blown wool can get caught up in rough concrete inside the cavity and this seems a realistic concern. Also you fill the beads from the top without drilling holes all over the place except maybe under window sills.

how well it all spreads depends I suppose on the installer. I've seen some great installs, and some pretty bad ones. like with most things I suppose. Just ensure you check everything over initially and get a guarantee, and make sure its valid.

Retro fitting of cavity insulation is asking for trouble and I would never recommend it be fitted for a whole list of reasons. Better to fit insulated plasterboards on all outside walls internally if possible, far more efficient and unlike cavity insulation you can see the finished product you paid for.

Lots cannot afford to renovate all the internal walls. This is a huge job and the cost could be easily 25K. Euros

A word of warning; there are thousands of properties in the UK that are now unsellable due to damp caused by retrofit cavity wall insulation. Just don't go there-....
