Any of these homes shown in St. John’s Islands have community pool and fitness center etc.

We are just preparing to relocate to SC and had immense sticker shock for the cost of homeowners and auto insurance. it will be nearly 330/mo 2200 for Auto 1300 for home .. I pay half that in NC. Statement is that if you live within 25 miles of the coast the rates go up exponentially .

Johns Island is in a FLOOD ZONE. There is a large LAKE in this first subdivision. Does this particular subdivision on Johns Island FLOOD very often ??

Yes, some parts of Johns Island is in a flood zone. A lot of the New Construction is zoned for X which means you won't be forced to carry flood insurance by the lender. You can actually get a policy for much less than if you were in AE flood zones.
