I guess 1, rebuildable (mortgagable from the bank) 2, the market price for sell and rent: fit the 10% or 1 percent rule. Including the renovation cost. Aware all the possible costs and waiting time for the (long term tenant) 3, close to the public transportation 4, car parking 5, bright windows 6, toilets 6, view

The deep navy color of your puffer vest is your power color. Very flattering on you. The sapphire blue color of the collar of your polo shirt is also very flattering. Certainly, wear whatever colors you like, but when you want to look extra powerful and at your very best, I would encourage you to wear more of these precise colors. Regarding the homes, the only way I would purchase a home right next to the train line is if I were deaf (and even then, the rattling might be annoying and disruptive while sleeping). The resale would be tough, as well. A home with a high concrete wall might not be a problem (in some cases) if you can paint the concrete white to reflect light into your windows. If white is too unattractive, you could perhaps disguise the concrete with bamboo, or some other kind of shrub or narrow hedge? You could even have an artist paint a beautiful mural or artwork on it. In some (not all) cases, this can be an opportunity for both privacy and a space for creative ingenuity.

Hi Matsuo san. So #9, #10, #7, #8, #9, #6, #4, #3, #1, #2, #5. I would by any of these… house #1 even though it’s literally next to a train line is still a bargain, plus close proximity to the JR. Thank you for another fantastic video. ~ Jeff

I be honest I at this time because of major medical problems a minor infection of a small cut ended up swelling and infecting my whole leg to the point of almost needing amputation but luckily multiple medications and antibiotics and the fact that I didn't delay in seeking medical attention saved my leg but it also found things that the hospital couldn't understand and now through testing found other unrelated medical issues. So while I really wish to buy a house in Japan it wouldn't be anytime in the immediate future. I still enjoy your content as it can help me learn more about buying houses in Japan so when I am finally able to I will have greater experience and knowledge to make it easier and avoid being scammed. And even if I can't afford it right now I can experience it somewhat in your videos and build a dream house looking at the houses you show and seeing what I like and I especially like that you give things about the community and environment around the house like train stations or walking distance from places. Because yes I have added walking distance to a train station as part of my dream house in Japan. As for the question would I buy a fully renovation house for that price. And while the price is good it's just you ruined it for me and probably all members of your channel. I would rather buy an Akiya house and fix it up. Because not only will it be cheaper to do so, but you can customize it to your liking.

House #6 would have been the solid winner for us. House #5 also works, with #3, #1, #4, #8, #9. For a family of 7 the space to work and store things in the kitchen is huge so #10 is a no go and #2 is too dark overall. #7 being non-rebuildable does limit its appeal. We also really like the indoor-outdoor space of some designs.

None of them, unless I lived in that area with a family, and needed such space. I don't want to incur such a large amount of probable depreciation on a property that I would be renting out. I'd rather buy near the bottom, say at ¥3-5m. - likely a condo - and rent it for half the price of the ¥25m. place after a simple self-remodel, which I do. The last one I did for ¥200K. If I had a 20% depreciation on the condo, I only lose, on average, ¥800,000, but recoup a lot of that with something like a yearly rent of ¥500K, net. With the ¥25m. house the depreciation at the same rate would be ¥5m., and I would, in many likely cases, only get double the rent of the condo, so there is great potential to lose on such properties (houses) as depreciation (normal in Japan) happens at a much higher ¥ figure, and the additional rent is not sufficient to make up for the capital outlay. What you see in Japan is the ¥25m. places as those presented renting for ¥100K/mo., but the ¥4m. condo renting for ¥50K/mo. You'd be better off buying 5 condos at that price since the rental return is much greater (2.5X), offsetting depreciation or other costs, and to be frank (even though I'm Linus), you're gonna put more money in your pocket. If your buying to live in it's a different story.

Nice Job Shu, Japan can use an English speaking SpokesPerson who can relate to the western mindset....how about a few episodes on Osaka and its surroundings? Though I have never been to Osaka (I hear it's less expensive compared to Tokyo), but for some reason, I think it has more to offer than Tokyo due to its proximity to Kyoto....Are there beach metros in Japan similar to Honolulu Hawaii? (yeah, I know, earthquake/tsunamis risks but hey, having a view from 1-2 miles away might be worth the risk...chuckles)

Very nice….have you considered outside of metro Tokyo such as Chiba suburbs. Workers with location independence can buy further out and get a much larger home for less.

I'm surprised the price is so low like ¥20-40m given full renovations can cost ¥8-10m yen even for basics in a 80-100sqm house! Makes more sense in higher priced properties... ?

Though in all the videos I've seen so far, there is no mention of what kind of returns you can expect for your investment. Does anyone know if the government provides assistance or money to homes in an event of an earthquake especially if the home is owned by foreigners? Or is that taken care of by home owners insurance?

Im trying to make this work in my head - maybe this is a good video topic. Let’s say I buy and renovate for $50k usd, all in. Let’s say I rent and clear $500 a month, that’s $6k a year. 50k/6k = 8 years to break even and then I’ll make $12k at the 10yr mark. My $50k house will have reduced in value to $40k given a 2% a yearly depreciation. So at 10yrs I’ll have $52k - having only made $2k after 10 years of risk. If I put $50k into a 5% money market (eg Fidelity SPAXX), after 10yrs I’ll have $80k. Given more time, the Japanese property will continue to depreciate and my rent income *might* go up a little. But in that same time, my money market account would far surpass what I would make on the home. So, what am I missing? Where have I gone wrong and what am I overlooking? I’m very interested but the math isn’t mathing 😅 よろしくお願いします

Thank you very much for bringing in this equation, very useful. There is a certain romance to buying overseas property even for just investment purposes. However, a few setbacks in the buying process and I would envisage an end to the romance. Your analysis is a bit lower scale. I think we'd need to be looking at at least $1500/m rent for money to start working for you. Obviously though, this means more cash outlay to find a property that brings in that kind if cash. Excellent video Shu. So well presented by you. The places you showed are about 5 times cheaper than an equivalent property here in Sydney, when considering layout and location.
