There is a Brit couple with a RU-vid channel in Ponta Delgada in the north. They made a really expensive restoration of an unfinished old project. And they have a banana tree in their house. This means that the winters are not too cold. Another good feature is that where you have big banana trees there is absence of mudslides in these areas, cause the onion like root would them cause falling. Yes, poncha and Madeira are synonyms. RU-vid channel personnel "Hit the road Madeira" are also poncha specialists.
I follow them as well, they done an amazing job, but that area is no longer affordable and it also isolated, much bigger area then it look with a nice small village and lots of places where to go..... I would say 1 hour drive from Funchal
I live in Sao Vicente. The north is not as cold and rainy as people say. Most of the people who say that don't actually go to the north of the island lol Sao Vicente is the best the north has to offer. Property here is moving slowly but surely.
The problem with North of the Island is the Airbnb demand is lower and people pay less. Also consider to pay higher bills for the gas or electricity...

It does rain a lot in the north. Ever wondered why the nature is so lush there compared to the south? My parents in law own a house there and we spend several weeks there.
Hi, the main wind usually it's from North, more often NorthEast, the island is quite high in the middle with the huge mountains, this translate to most of the clouds stay in the North, were it rains quite more often. That's why we've built the levadas network so we can bring water from the North to the South were the the best weather is. Nevertheless there can be great areas with great climate in the North as Ponta Delgada or Seixal. Or even Arco de São Jorge. What you need is a good Buyer's Agent to advise you correctly. Or you can go trial and error. Both ways are valid 😅.
Amazing content i have been looking at the area of sao vincent and seixal and trying to find the best positioned properties! A video specificly on micro climates in the areas where there is buildable land in these regions would be super helpfull!

I made the same mistake too at first, I said Vincent (with the n as the third letter) instead of Vicente (omitting the n), but it's all good fun in learning the language! I had a feeling it was going to be on the north coast as soon as I started watching the video & I love the view of Seixal from there! I even had my first proper drone crash back in April at Baía dos Juncos Surf Spot! You also had me at "poncha time" lol! I couldn't get enough of them & I was at Taverna Real Da Poncha, only 1 km away from where you had yours, which was also meant to be the best poncha on the island! When I start my property search, went to idealista and market place, there are also groups on facebook Imóveis baratos ilha da Madeira , made a list of property in my budget and I went all around the island exploring areas, Gaula, sao Rouche, Monte and Camacha have lots of cheap houses and only 25 mins away from Funchal, but humidity and cloud are constant there, so it was a big no, around Sao Vincente also lots of houses that need restoration, better then top areas, but it was too quite for us, too moody, but was nice, so we went to Ponta do sol, only by luck we found the perfect house for us and it was the only house that was not advertise on market place or idealista, but I totally agree Soa Vicente would have been our second choice. I would suggest everyone to search areas first, looking for houses and only later contact estate agent.
