Looks like a nice piece of land, HOSS-IT-IS. That looks like very dry soil. Out West, where it doesn't rain, the soil becomes extremely powdery. The old-old cowboy movies use to show the streams of dust, that could be created on dry soil (By stagecoaches, horses, cattle and Pat Brady's old Jeep, Nellybelle).
