As prices remain high, Baldwin County real estate exhibits signs of stabilizing from the wild 2021 market. Baldwin REALTORS® Multiple Listing Service (MLS) reports county-wide year-over-year decreases of 10.7% in total sales revenue and 22.9% in total properties sold. Average Days on Market (DOM) also rose in both “areas” of the county. The Traditional Residential area saw an increase of 17.4%, resulting in an average of 27 days. The Resort/Island-based area more than doubled its DOM average, going from September 2021’s 25 days to this month’s 52 days.
The Resort area of Baldwin County (all of Orange Beach and Fort Morgan, and anything in Gulf Shores south of Canal Rd/180) reported an average sales price of $731,374, which is a 29.2% increase from September 2021. 183 properties sold last month in comparison to 261 properties the year prior - a 29.9% year-over-year decrease. The amount of inventory added to this area of the market this month was 207 properties.
