Considering putting two of these and making a one bedroom 1 bath with small office area. My dad offered me land on his property and is already fit for septic. Subtracting the land costs I’d say I’d come out pretty fine.

35,400 is really good when you factor in all the other expenses that you’re bypassing when building a traditional home.

I dont have to build a roof. Albeit I think if you live in a snowy region you'll have to build one for your container home, but certainly not where I live. I'm sure there are other expenses related to building traditional homes that don't apply to container homes, and certainly im sure there are some expenses that apply to container homes that don't to trad houses. We'll see how much this costs by the time I'm done.

I'm not sure but ,if anyone else trying to find out container home floor plan try Container Recovery Tactics (container.RecoveryTactics.com ) ? Ive heard some amazing things about it and my brother in law got cool success with it.

after studying cargotecture for 20 years. One recommendation I would give would be to weld " L -Angles " to the inside or outside of the corrugated walls horizontally divided in a third of the height to stop rattling when storms come through florida. ( hopefully this is understood so, L ANGLE AT 32 in , 64 in and maybe 96 in

You Will be be free debt from à mortgage thé rest of your life,if you go with regular mortgage with à bank for let say condo it would cost more than what you pay for thé container, Just in intérêt to thé, ender

Nice job and very detail oriented. Doing much of the work and planning on ur own saves so much time and money and the best part being the benefit of getting to see it all come together knowing the end result, is pretty priceless.

Is it a lot of work? 100%. This has been such a rewarding journey that a lot of it doesn't feel like work. It's fun and interesting. I'm the kind of person who can't handle 9 to 5 in an air conditioned cubicle, but I CAN handle building my house myself with my own hands.

My brother is building himself a traditional house on the property he already owns. Trust me. This is amazingly cheap. Housing is nuts.

Interesting. I believe I'll come out cheaper than traditional homes by the time I'm done, though I've heard some people claim container homes, per square foot, cost roughly the same as traditional homes. I'll wait till I finish this home to judge that claim. But there are a few nuances to note: - are traditional homes as structurally sturdy as container homes? I've heard many professional contractors say container homes are like the armored tanks of housing and that trad homes don't compare. So even if costs are the same, you're getting a stronger home? - I feel there are numerous diy advantages to container homes, namely that the outer shell of your home comes already built. The more diy friendly a home is, the less likely you are to contract out certain jobs, and thus the more you'll save. I've not done enough research on trad home construction to know how difficult it is to build the outer shell. Anyways I could ramble for a while. Thanks for watching Pete

Saw another video where a guy said he coulda built a regular house for cheaper, I was like no fucking way. Like you said, the basic structure, i.e. "walls" are ready built. After you have the piles set and get the containers mounted, you can have it habitable, at least part of it, in a week or 2. And if you're like me, a crafts person for most of my life, you can save LOADS of money doing shit yourself. Framing a regular house would be impossible by yourself. By having your structure already there and in the dry, you can frame off room walls, run water and electricity yourself. And you can always just ad another container whenever you want without the problems a normal house would have.

I appreciate you were following your structural engineer plans and had little choice in the matter, but gosh those piers are massively over-engineered/overbuilt! That's the hassle of having to build alternative housing within the legal specs of a system for traditional builds. Uninformed professionals will happily spend YOUR money in excess. In any event, thanks for sharing. Happy to find a new channel to follow!

That's an interesting point and I kinda agree. Obviously at the end of the day I do at least have a foundation that's not going anywhere, but I probably could have saved some money on concrete and rear costs etc. I imagine the piers that aren't holding up a container corner post could've probably used smaller footings. One thing that couldn't really change much was the diameter because a pretty large surface area on top of the piers was required to reasonably fit both container corner posts (where 2 meet) and also in between where it's just the bottom rails. Anyways stay tuned!

Im so glad i found this video. I plan on building my own shipping container home in Nevada. When i tell people i want to do it for under 100k people say i am out of my head. So i am very happy with this video because now i know its possible.

Depends where you build, if you do most (or all) of the work yourself, how well you source materials, don't make any epic and costly mistakes, etc. The land itself can cost $20k or $50k or more depending where you buy it. But for my journey so far I am cruising at about $35,000 and hope to spend $50k to $60k in total including land. It could go higher than that I'll have to see.

I've seen a 5 container home built all together within 78k, with a second floor and balcony. And yes that's just the home not the land but, the idea you can build something nice with huge open windows and look amazing....gives you the idea its possible.

I’m thinking of getting solar panels. Also I like the idea for water well. I’d like to do that also. I’ll be living off the grid free. Plus, I’ll be growing my own fruits and vegetables. I would have to hire someone else to do much of the construction because I know nothing about construction.

Thank you for sharing true realistic details. While the upfront costs are usually expensive, you will likely be debt free at the end of build; as oppose to owing a mortgage for 30 years or 360 months, plus interest/taxes/insurances. What state are you building? Did your state a specific/special type of permit for CSA/Container structures?

You're doing alot of your build exactly like my plan, strut foundation, all the planning, not just one tiny container but a good size home, even location looks similar to my (I plan to build mine in FL) you look like your somewhere along the coastal Southeast (SC, GA, FL)

Hey Ricardo. I haven't installed the septic yet. It will probably be one of the last projects. I have not researched how much it will cost to build it myself but a local company quoted me $6000 to do it for me

You can find homes in Florida that originally sold for $15,000 in 1964. The same house is now worth $150,000. Not even a very nice house, average at best. At least older stuff is built more solid than some stuff they do today.

Yes but we have bugs here that eat wood. Mold is also an issue as well , add old windows and probably a roof it can add up fast. Buying old can be very costly if you have all those troubles

You are using the survival bias fallacy. You say older homes are built better because the only older homes you see that are still around where the very best built ones from back in the past. You don't see the huge amount of buildings and houses that have fallen apart due to being build poorly. It doesn't mean house where built better in the past because they weren't.

@@randybobandy9828 I’m a property manager so I’m an expert on the subject. It does depend on what materials they use. I have a property that’s 120 years old and the engineers said it will last 1,000 years. I bought my first vacuum cleaner and it lasted 25 years, none ever have again. GE used to have the best appliances now they fall apart. So do not assume people don’t know what they’re talking about, they might just be an expert like me.

This will work for the US. But if you live in the Netherlands it is almost impossible to build mortgage free. A plot of land to build a house is around 200.000euro for apr. 350/450m2

Yes it would've been cheaper but I wanted the house to be higher up than the septic system so wastewater could flow naturally from the higher home to the lower septic system. Out where I live septic systems have to be built as above ground mound types....so the house has to be fairly high up

Florida can get very wet ,code can and should be used to set your floor height. We have a 100yr and a 500 year flood map,I chose to follow the 500 year deal and years ago I was the only dry house in my subdivision .

How did you attach the wood framing to the metal walls? did you weld L brackets every few feet and drill a hole as to place screws into the 2x4s?

No, I used A35 clips, kinda like a hinge that connected the double top plate of framing to the top rail of the containers.

Hey, what posts are you referring to? As far as lightning goes, it's one area I plan to look into once the containers are on the foundation (and before I begin filling in the home).

No but it has occurred to me that the pillars seem exposed....and I wondered if there are ways to protect them. I'll look into that

You don't need to seal them. First they are under a structure and second it's just like any concrete outdoors. Sidewalks aren't sealed neither or driveways.

You could just buy a double wide and it would be Mortgage free because you can buy it rate there and have it shipped and all u need is a cement slab so much more cheaper I bet

I'm not so sure on how much cheaper it would be. My estimate in this video also includes land, well, culvert, electrical pedestal, building permits, pump house, and on and on and on.....you'd have to have alot od here things installed with a mobile home too

I can't share the exact company, but note that the guy owned a truck delivery company, which used shipping containers to deliver the goods. So he had a bunch of spare containers lying around. I think he gave me a really good deal, and maybe that had something to do with that the containers were more a side hustle for him....

The costs listed without the shipping containers would be the same for almost any house ,I didn't see the cost for the septic system so that's another cost. The main advantage of shipping containers is their strength ot survive hurricanes if you don't cut them up, I've lived in Florida for 35 yes now and have seen many container structures they are good for storms and resist the various bugs here as well.

Hey, I bought them from a guy who owned a truck delivered company. He delivered goods in containers....so he had a bunch of containers laying around. It was a side hustle for him, which is probably why I got such a good price on my containers

Dunno how you got the containers for so cheap. I bought a 40ft in April 2021 and prices where sky high. I really didn't have a better option because I needed it for storage and my other option was blowing $300+ a month for a storage unit.

It’s a painstaking ordeal indeed. Yes, it costs 1/3rd the price as a stick build. I built a 4 chevron HC 40’x8.5’ home. The expensive stuff is in the Kitchen and bathrooms but close second is all the glass windows. Triple pane is pricey in large slabs but so worth the views and natural light. The land is a mixed bag as far as costs. Permits not too bad. The containers B-grade pay no more than $1500 each. A-Grade $2000. I’ve seen some beaters go for $400 so the more you buy the cheaper the deal is. Crane and operator costs us $625 an hour. The well is expensive if the have to dig deep. The solar array we got is an expandable 7.4 klw hour with a Tesla power wall which was around $8000 but we have plenty of power. Septic and leach bed the price was ridiculous from mistakes made and corrections so get a pro. We used epoxy flooring at first which we did ourselves and concrete countertops w/ epoxy. Total roughly was $84 Grand with teak cladding and a roof deck back patio deck and various other things. Go cheap and get burned on resale. Our house is worth $158 Grand as of today. We doubled the value almost and price keeps going up thanks to the area. Yes it’s way cheaper but harder to do.

Funny you mention get a pro for the septic - I was already considering that just based on research I did about a year ago. Information online hard to come by, and what I did find made it sound quite technical and detailed a project (not to mention I heard the health department out here is quite picky with septic system construction). $84k with a roof and deck is pretty good. I can't say for sure yet if container homes are cheaper than traditional homes, for obviously doing it DIY is cheaper than getting the mortgage. I'll see how much this costs me when I'm all done.

@@thinkoutsidethecontainer I have made many attempts to help Those wanting a container without disclosing personal information but it’s impossible to state everything involved in this particular build in general or personally but a mortgage was out of the question. I had a full plan I designed and still had to get an Architects stamp on my prints as well as an Architectural engineer in my state we just moved to. It didn’t matter at my bank but they did offer me a blank check / loan at mortgage rates up to 45$ grand and I took it and ran. I had the land given to us so that was great and 20$ grand cash. As the build progressed the expenditures started adding up because it was custom work and my wife’s tastes got expensive with upgrades. We also had reused materials and donated stones to fabricate the shell of our fireplace. The space was tight originally so changes were made to utilize areas better. For instance the spare Bedroom / Office is 7.5’ x 10’ so very tight. I bought a Murphy bed with a desk built in when bed is up and closed. The en-suite bath entry door also when opened closes the commode area so it’s double functioned. Storage and nooks all over but the center of home is open and large. For this we cut away a lot of steel so we used three furred oaks to run beams on the ceiling to support the open area with steel box framing as girders. That’s just a sample of things we did to make it possible. The roof is a deck all it’s own but we ran deck boards and a cant in the angle slightly to feed water collectors on either side. 5/8’s of the roof is allocated for solar as well. It’s completely UN reliant on utilities but we are able to use electric if needed. We just don’t need it. It’s a secluded area and private as can be and that’s exactly what we wanted. Besides the weird hillbilly man that grazes by from time to time but he keeps the varmints away so I’ve got no problems with him. Myself and another ol are developing a how to book we hope to publish soon. We will advertise here and on other platforms so keep an eye out and there will be printable designs including ours for anyone that’s interested.

$700 is what I spent. Some people already have a bunch of tools they've acquired over their lives. I had numerous tools already from before the build started. Every situation is different. $700 in tools is what I had to spend at that stage in the build (around November 2020).

@@thinkoutsidethecontainer the foundation will be flat land, no well will be necessary, not connecting to the electrical grid, friend will be delivering the containers himself because it's his containers, already has access to my land, and still not sure about the whole "permit" part yet. Actively looking for ways around that. It also help to be a Navy Vet and Former Councilman because of the many friends with skills needed and connections in the government as well. Plus I am more concerned about cost than time and labor.

@@thinkoutsidethecontainer rock. It seems like someone laid a fondation for some other project but never got started. Some grass has grown through and created cracks, but for the most part there's a huge area of solid ground. Oh, and I'm also going compose instead of septic.

Oh yeah the composting route will save you a lot compared to septic. I wanted to go the humanure composting route but after researching and talking to the health department it seem illegal to do it. Health department lady basically said there's no regulations to her knowledge in florida regarding humanure. But said that doesn't mean it allowed either. Other sources online seemed to confirm the same about florida: no real laws on the books other than that humanure composting could only be done using a very specific type of fancy composting toilet that's basically licensed and approved for use by the government lolol. The toilet cost a ton lol.... So yeah...unfortunate but oh well.

@@thinkoutsidethecontainer yes, there is a house on the property however I can make the property a farm with animals, a plant nursery, food forest or all the above while living there. So I'll do all the above and be completely sustainable. It's in the forest so there is no municicplaity to deal with.

The goal is 100k or less, and no mortgage, no interest, only taxes wich for a build like this I would guess is going to be from 2 to 300 dollars per month if that? You will have access to being able to invest in electric cars if u wanted too, im in hell nyc, here 95 percent of its resident amount to nothing with their earnings.
