Controlling a Door Lock with my Texecom Burglar Alarm Panel

In this video I demonstrate interfacing an electronic door lock with my Texecom Premier Elite 64-W burglar alarm panel in order to automatically lock a cupboard door when the alarm is armed and unlock it when the alarm is disarmed. This could be useful to protect a cupboard holding security related hardware such as the alarm panel or a NVR/DVR used for cameras. This exact process only applies to my specific alarm panel however this is likely possible with other alarm panels that feature programmable outputs.

This project reminds me of the Mythbusters.... If it's worth doing, it's worth OVER DOING! I think if someone was willing to go to all the hassle of breaking in just to get into your server cabinet to steal something, they've earned it :P Nice to see the conclusion of the project though!

I've recently fitted the same lock with my Elite 24 panel to my network room for the same reasons. My panel has 8 x 12v outputs that I feed into a Rasp Pi running Domoticz. I programmed those for Alarm Armed, Triggered, Power Failure, Malfunction, Smoke Alarm. I didn't fit a fuse but will do now. Like you I fitted a hidden release switch. It took some time to get the whole system working as some other circuits from a door bell were causing EMI and triggering the panel outputs. I would have preferred that the panel could send MQTT messages - much more versatile and easier to implement. Good to see you are producing videos again.

You could weaken the door handle by putting short screws into it, so that one good wrench would pull the handle off and discourage a burglar from bothering with it anymore.

Majority of alarm systems have integrated outputs to allow door control but texecoms are good fun with what they allow

20:35 Add a small rubber washer under the maglock plate. It provides flexibility and means better contact with the magnet.

Really smart like people that own restaurant put the dvr on the cash register to view the screen while sitting at the register but in an event of an break-in the burglar could just steal the dvr box together with valuables so the system would be useless really smart idea

Thank you for that, I have one of the same range of panel and the way my home is laid out there's a logical door that if locked would stop an intruder easily moving around, I have been pondering how best to achieve what you've just demonstrated, I'll probably replace it with an external door for the extra strength, I'll also add some magnetic contacts to make sure the partner doesn't arm the system without that door being closed!

Great Video. The fire detection system I worked with, triggers an alarm, if the system is disconnected from the headoffice. In the head office it shows up, as failure und then triggers the full alarm chain. The idea behind that is, to make sure there will be action if the phone line is disconnected or the system fails. And there was also an monitoring system in place by the Telco, to detect line failures.

Bought the Texecom premier elite myself after seeing this review never installed one before 32 different zones smoke alarms co detectors the master blaster 127 klaxon and a wired in upgraded chrome panel installation was straightforward had a couple of problems me not knowing what I was doing added the extra unit for Wi-fi installed the app on my phone Texecom technical help is free get through no problem extremely helpful sorted the problem I’d created myself and it’s uk based it doesn’t get any better not cheap but good value as you get what you pay for

Live to ground short in the closest socket, RCD trips on ring main that doors might be connected to, powers off, doors unlock? But yeah if they're in the house that far that's the biggest concern! ;)

I could also see that being dangerous in the case of a fire. Perhaps with emergency exit buttons as well

great presentation. The cupboard door would benefit from a door contact so the alarm cannot be set with the door open. Also it doesn't work under mains fail conditions, so it would benefit from using a battery backed up supply. if so a break glass emergency switch would be fitted inside the cupboard in the unlikely event of being locked in with the alarm set.

And now for my next trick.... "door unlock"! Great content as always. The drop bolts you mention can usually be configured to fail safe as they're used in buildings such as schools etc where you need to evacuate when alarms go off/power failures, etc.

I think the concern he had was that the bolt could jam in the locked position (even though I'm pretty certain they would have to design them so that this cannot happen)

One of the output triggers is for when the engineer logs into the panel. I wonder if some of the "professionally installed" systems have that connected to something, so that if the end users start poking around, they'll know. What you do now is wire up a fog machine to the other output, and set it to trigger when the alarm is set off by an intruder.

In South Africa we hook pepper spray dispensers up. Whole room gets fogged in pepper spray making it impossible to see or breathe. Just make sure you don't get a false alarm 🤣🤣

great work. We have a drop bolt which is more hidden than the mag lock. It also has a similar fail safe, if power fails the lock is in the open position.

Yeah, the drop bolts are generally fail safe in the event of power loss, my fear was just if it mechanically failed - wouldn't normally be a worry if I had another route in but with this cupboard, if the lock fails shut I'd be needing to practically rip the door off!

Great vid. I dont think i'd put a mag lock on my cupboard but the output 12v could be very useful for something else with a relay and 240v. Hmmm will have a think

Great video. I love the versatility of the texecom alarm panels. You can actually program them with a computer using 'wintex' software. Texecom will charge you an arm and a leg for a programming cable, but there's just a standard serial interface on the PCB. Cybergibbons did a great blog post on it called "Programming a Texecom Premier Elite 12-W using a FTDI cable". Much quicker than programming via the keypad!

Yep! I've been using an FTDI cable with Wintex and it works great, was even able to use "ser2net" running on a Raspberry Pi to essentially act as a ComIP module allowing me to connect from Wintex over the network!

You said on the first fix the door was not lined up, the way to fit it correctly is to bolt the magnet on allowing for slight movement, so if the door warps a little over time, or drops as hinge wears the magnet is able to change angle to correct issue. The second point, not done correctly was the way the alarm spur was powered off the mains, the double socket was wired off a radial circuit making it a spur, then you fitted alarm spur off that, You are only ment to spur off a ring mains once, not twice, so that should be corrected too, But for effort and originality, I like the video, so well done.

I should probably adjust the magnet however the electrical setup is fine, that entire circuit is a 16A radial that just feeds a couple of sockets in that cupboard, not a ring.

I want to do exactly this for 2 different doors, the first would work exactly as you have it here but the second would be fed from a different location with only 100ma feed rather than the 500ma feed from the main panel Do you know if the power supply will still activate the lock using only the 100ma signal from the panel?

If you set the alarm system to home/stay mode, assuming it has such a feature and most alarms do, will that lock the cupboard door, or does the door only lock when the alarm's in away mode. When you armed and disarmed the alarm I heard several devices beeping, does the main panel beep as well as the keypad?

The plate on the door should be loose. All the professionally fitted ones are loose (except on metal high security doors which have much finer tolerances).

I can't see how to mount this one so that it's loose, there's no way to prevent it from rotating without it being tight against the door

Please could you let me know if there's a way of wiring the mag lock up so it allways has a 12v supply however it turns off when the alarm siren is activated only? Thanks

You would just need to configure the output to trigger on some sort of alarm triggered event, not sure of the exact name but I'm sure there will be something fairly obviously named in the output configuration menu.

How did you powder down the system before reinstalling - did you have any issues? I want to relocate mine but don't want to run the risk of losing the devices etc..

How are your hinge pins for the cupboard are?

They are automatic closer type hinges so not as simple as knocking a hinge pin out anyway. At any rate, this isn't to stop someone getting in, if it can keep someone out of the cupboard for 20 seconds it'll give time for the alarm to sound, signal an intrusion and allow time for cameras to upload footage, I suspect it would take someone longer than that to dismantle the door hinges.

@@camerongray1515 If the intruder had a wafer jiggler or hell even a paperclip and a flat head screwdriver they could turn that crappy keyswitch in under 5 seconds… you should probably think about investing in a more secure keyswitch.

@@nelsonahlvik6650 Of course they could, although by the same logic they could just crowbar it off the wall and cut the wires. The point of this is to just slow an intruder down to give the alarm enough time to signal that it has been triggered and for the cameras to upload images. Without this someone could break in the front door and disconnect the internet connection faster than the alarm would take to trigger. Given the amount of junk in the cupboard, it would probably take them 30 seconds to even get to the key switch and that's assuming they even knew it was there and what it did in the first place.

Maybe this is a stupid question. You mentioned most of your system is wireless, if someone came to rob you equipped with a wireless signal jammer\disruptor.....wouldn't that block the panel from getting a signal that sensor was tripped? Or would the loss of a signal trigger the alarm?

It's a high end system with two way communication so in theory it'll detect jamming and set off the alarm, it tends to be the cheap consumer ones that are easily jammable.

Great videos, I’ve seen a few of yours now - subscribed 😬. I spotted your panel is off a fused spur which looks to be coming off a spur? I didn’t think this was allowed 👀

It's not a spur, it's on the end of a 16A radial circuit that feeds a couple of sockets in the cupboard as well as the alarm panel. The rule about not spurring off of spurs only applies to ring circuits where the protective device is rated at a higher current than a single cable can handle, on a radial you can realistically spur however you want.

I've already managed to do that to myself! Thankfully you can just turn off power to the maglock power supply or disconnect it from the junction box.

Change settings on exit to timed exit rather than exit via front door and put bell on arm fail on. This will warn you when the system hasn't set but doesnt require leaving a certain door

That's true although I have it set like that deliberately, I only have a single door and I like not having to rush to get out in time, especially if I have a lot of people over and it's a bit of a crush to all get outside. The only time it's ever inconvenient is situations like doing this project which are an extremely rare occurrence.

@@camerongray1515 fair enough. Bell on arm fail also gives you a 3 flash alert that the system has set. So you can visibly tell it's set from outside. Or get a smartcom and get the notification haha

ITT people raising points already addressed in video... Cameron, i've seen you are dabbling with MQTT for home automation. Just a thought maybe you can use a zone expander for additional outputs, then have each output signal the alarm state (maybe via GPIO to some device messaging you MQTT broker)? I've been looking into a smart alarm system, but watching your texecom video followed by this its giving me ideea to roll my own solution. Thanks for the content mate :)

Thanks! At the risk of releasing spoilers for future videos I do actually have plans to integrate the alarm over MQTT but using one of its serial ports. If you set the serial port type to "Crestron System" it'll send out messages in response to what the system is doing including sensor activation, arm/disarm, user login, alarm activation.etc. For what it's worth, if you don't fancy that hassle, you can buy the official Texecom SmartCom to integrate it with their own cloud environment - connects into a normal, non-smart panel and feels to me like a more robust option than most of the "smart alarms" on the market.

I could have however I need access to that cupboard all the time so a lock with a key would just be inconvenient and I'd inevitably either end up leaving it unlocked or I'd start leaving the key in the lock.

Unfortunately those magnetic door locks aren't worth very much. With enough force the door will pop open. Lockpickinglawyer has a few videos on these systems as well.

They can definitely be forced open but if aligned properly they will still hold up against a reasonable attack, I can pull extremely hard on the door and it remains locked, any harder and I'd fear that I'd either break the handle or injure myself if the door did suddenly open. This isn't intended to stop someone who's determined or planning to get past it (they could pretty easily take the hinges off), it's just to slow down a casual burglar for a few seconds to give time for the alarm to signal and the cameras to upload some footage.

The mag lock takes 300 pounds to be defeated by force so nobody physically can defeat a mag lock

I would add a battery backup to the mag lock system. Without a battery backup any criminal would see its a mag lock by the stud on the top of the door and just turn your main breaker off or your main supply. Rendering your security door useless

The cupboard the magnet is fitted to already holds all of my electrical equipment so it's already going to be inaccessible if the lock is engaged.

@Dude5101 That is true but it's a rare occurrence. The point of the lock is to prevent someone getting to the networking hardware and camera NVR in which case the power cut would also kill that unless I were to install a UPS. I deliberately choose not to have a UPS after previously having one fail and nearly catch fire, given how rare power cuts in this area are I don't feel it to be worth the risk.

Your setup needs a UPS, only the alarm works without power, but your maglock won't work and your whole network will be down

That is true however power outages are sufficiently rare here that I don't feel that the benefit is worth the cost, risk and maintenance. I used to have a UPS years ago which dramatically failed to the point that I fear that had I left it unattended that it could have caught fire. I got rid of it and haven't wanted a UPS since. For the minor benefit that it would give, it's not worth the risk. The cupboard protected by the maglock also houses all of my electrical switchgear therefore it's not as though an intruder can easily switch off the power.

I already have UniFi cameras so don't want to replace them and I deliberately choose to have local recording, I definitely do not want to have my cameras constantly streaming video across the internet to a cloud service that I do not control, then have to pay for the privilege. I'd much rather keep all recordings in my own environment and access them over a VPN, especially since these are indoor cameras.

So the magnet override is on the outside with clearly accessible screws and just 2 wires which someone could easily bridge... Top notch security design.

I explained this in the video, the point of this is to slow someone down long enough to give time for alarm signalling and camera images to be sent out, not to keep them out entirely. All this needs to do is delay them by 20 seconds or so - identifying the override switch, emptying the cupboard contents, finding a screwdriver, getting up to the lock (which would require some sort of ladder) to unscrew it and finally disconnecting the wires and then finally getting access to the cupboard and disconnecting the phone line/taking the NVR is almost certainly going to take longer than this time. The alternative would be to not have an external override and risk a fault totally locking me out of the cupboard. I could also take it further than using security screws and instead fit clutch screws that cannot be removed without drilling them out.
