We converted our double garage into a short term rental property to list on Airbnb and VRBO.
We converted the garage 10 years ago and it was time for an update so we have refurbished it to make it better for the guest and to great a private garden area. We rent this out for £110 per night so if we achieved full occupancy it could bring in around £3000 a month in revenue.
We spent around £38,000 converting this garage - £25,000 10 years ago and another £12,000 recently.

It looks much nicer than it was, well done on that. Just wondering what you did to cover the new fire regulations as it still looks to be open plan meaning people in the bedrooms have to pass through the kitchen/lounge to get out or have you been able to modify it to cover that risk? This area is just a minefield at the moment so would be really interested in how your fire risk assesment mitigated that as there is little clarity on the right approach.

@@JurassicJungle hi, thanks so much for your comment. It's a great question! When we originally converted the cottage we installed tilt and turn windows which open fully so you can escape through the windows in both the bedrooms, and with the new refurb we've also added the patio doors as another escape route. So when we did our fire risk assessment we knew there were multiple escape routes plus hard wired alarms, fire extinguisher and blanket so hoping to cover all bases! I know it's a total minefield, especially in the glamping world where the ability to have an alternative escape route is tricky and the need to change locks especially with shepherds huts.
