This video covers the cost to build a house in 2024 in the U.S. We discuss the details of the average home price, in other words, the types of houses the cost applies to. We dig into the cost per square foot as well as the overall cost for the person wanting to take on the general contractor role for their new home. Obviously, every situation is different so these numbers should only be used to begin thinking about the process. An accurate cost to build can only be obtained by bidding out the project to a minimum of three trades and suppliers per building activity. This is the best video ive seen for building costs. No fluff, right to the point. It lays out exactly the home and trimmings we are talking about. Im a builder and i can say his figures seem realistic.

$81.25/ per square foot but I milled and planed my own lumber and also did the electrical and plumbing myself. I hired a framing crew, insulation company, and roofing company, and also a drywall guy. The more skills you learn and the more time you have for the project the cheaper it will be.

We're on the back side of our build, hopefully in it by summer. Your estimate is pretty close for North Texas. I should fall in the range of $125/ft but did a lot my self. Had I hired it out I probably would have been in that $140-145 range. I didn't do builder grade either, slab on grade with 31 piers, 2x6 walls, casement windows, zip sheathing, Hardie exterior, Bosch hvac, dehumidifier, erv, etc...

We are GCing ours. We found a good builder with only a 10% markup, but it's a big home and still have a 95k markup so are doing it ourselves. We decided to go with a turn-key foundation. A big outfit who only does footers and walls. All the smaller concrete outfits had to spend a fortune renting out forms, so he was cheaper too. For some numbers: 89k lumber, 80k windows/doors, 7k excavation, 60k walls/footing/waterproofing/filling giant underground softspot, 13k basement slab, 4k garage slab, 5k rock, 8k steel beams, 57k framing labor, 15k roof, 44k stairs/banisters/balusters (curved, looking for another bid), 40k electrical, 33k plumbing, 97k hvac (47k is geothermal), 15k septic, 8k 500g underground propane tank, 36k drywall, 22k insulation, 11k garage doors, 38k brick/stone, 18k masonry labor, 10k granite. We have a lot of stuff we are doing ourselves with help from family, and haven't decided on cabinets yet. 3000+ unfinished with basement garage, 3067 main floor, 1714 upstairs. It's 80% brick and stone. 9ft, 10ft, 9ft ceilings.

Awesome breakdown. Did you do a construction loan? And if so, did you have any issues with payment delays? I heard loans cause construction to halt a lot.

@@omi8015 We haven't finished the house yet. We are currently having things framed. We are working to get a construction loan. It is a slow process and we are waiting on them to do an appraisal. We are currently just self funding until we get everything signed, but the loan has been approved. We had to call a dozen banks to just find one willing to fund a self build. Most only allow an external GC to do it.

In Gulf County, Florida; Several contractors are charging $350.00 and up per square foot for a house to be built.

FL has a different building code. It’s typically CBS constructions which is more expensive than Texas’ code requirements.

@@CMbassin you are right, we can't touch these numbers anywhere in New England. I've renovated houses in 13 states, still couldn't touch these numbers even on a renovation. Last time I saw $140/sf was the late-2000's in Virginia. Labor market is way too constrained. I can barely hire a heartbeat for $25 and hour. Then add 30% burden for workman's comp, state tax, state unemployment, FICA match. And your average 20 year old then says where's the benefits? The material prices are also crazy ($80 a sheet for zip wall). Additionally most recent zone 5/6 building codes require things like blower door test and R5-10 continuous foam insulation (plus R-21 rockwool walls). Texas has EV charger requirements in garages, etc. On top of that few people really accept the laminate counters and cancer causing floors anymore. I mean I really wish this is possible but many parts of the country would require a time machine to pull it off.

Here in British Columbia it was a 3 year fight and has cost me $46,000 just for the red tape for the building permit on this small 1000sqft residence. 3 years and $46,000 in red tape and we have not even broken ground yet. We expect the cost of the red tape to be close to $100,000 by the time of occupancy permit. The red tape is by far the biggest expense, far larger than the cost of materials.

So true. Some locations in the U.S. have impact fees that have really gotten out of hand. What used to be a way to cover extra services used, has now become a method to slow down development.

I’m building a 2200 50x45x12 home with 4 beds 2-1/2 bath in Colorado. I’m a builder myself and I will be doing my own foundation, framing, roofing, siding, and interior finish work. Subbing out mechanical and drywall, but everything else I am doing. Even using my own materials company that is 40% cheaper than any lumber yard in my state, I’m still looking at about 200k for this house. If I were building this same home for a client, I’m charging 300k all day for this build, that’s your mark up. Build yourself and save 30% of total cost, hire people and the price never stops rising

I agree it should cost 141 per square foot if I build my own home. I’ve done the math over and over and that’s the same figure I come up with. But the three contractors I’ve presented my idea to gives me a quote that is over 60% more than my figure. That’s nothing but greed. Since when do contractors get 60% to build a modest home? I need God to send me an honest contractor willing to take 20% rather than rob me blind. And I own land. What a shame!!

@@skellington2000 That sounds about right. Ideally I could personally build my own house sub-contracting out the entire project for 141 a sq ft. And I know I am able. But no bank is going to lend to me as the contractor. This is when it would be great to have one in the family or as a close friend. :) Would to God we could go back to a time when you could homestead on your own property and do a “barn raising” with the funds you have like the Amish do.

The 225,600 was the 1600 sq ft x $141 but at the beginning there was supposed to be a 450 sq ft garage that didn’t hit the math section. Not trying to complain, pointing out for clarity. Ti that point I never know how to factor garage sq ft to build costs

Nope. Per the cost data, you can build this home in parts of Florida at or near this price as an owner builder. I just did a quick google search and found several similar new homes, built by a professional builder, for sale at $150 per square foot.

The cost per square foot will go up. This is due to the fixed costs that are required with every new home build. Things like utility connections, permit/impact fees (some are based on size/value but many are not), driveway, well and septic if required...etc.

Budget for more like $300-400 per sq. ft not including land. The more remote your location, the higher the per-sq-ft cost. $141 per square ft may get you dried in, but it won't include any finish work.

Non-expert general contractors get screwed by their sub contractors on quality. One of the hallmarks of a good general contractor are that they are able to evaluate the work of subcontractors and are in a better position to judge it than an owner who has not worked in the trades. This video overlooks this substantial risk.

This is why owner builders need to get educated prior to building their own home. It's not rocket science. The good trade contractors will do a quality job either way. You need to learn how to find the good companies to perform the work and learn what to look for to make sure you are getting the best quality possible.

It's $260 sq ft in central GA, too. I want to build a 1448 sq ft home, no frills, but turn key. $378,000. I have the land, well and septic tank will be dug. I'm looking for a builder who can do it for less...I'm already changing some choices in the plan.

@@Lynnpaperweight so, my suggestion is to do it as owner-builder. Hire each sub contractor to do all of the undergrounds, foundation, framing and get it finished to drywall stage and get your Certificate of Occupancy. You'll need to at least get it to a finished bathroom and kitchen to get C of O and if you can live without the finished carpentry and finished flooring, you might get your costs below that $260 sqft.

Start saying the cost of a home... then.....add into it a " dream home " ??? So...whats the cost of a basic " home " with out the extra cost such as a fire place ?? Please its not needed... nor is an attached garage ! So.whats the real cost ? Just had a neighbor try to " give " away a house.......because of road construction. After a year and a half......no takers he trashed the home . People expect too much !

Most builders who have been doing it for a while have on avg 7-30 homes a year dropping like it's nothing. And some of their houses they only visit 1-2 times a week in maybe 30mim increments. So I'm sure he has done well over that. When hiring a builder, you're not really hiring him but his subs because most builders that throw houses up aren't touching anything. They are simply looking at the budget and keeping the build on track ordering, talking to subs, calling in inspections, etc. Very few of them actually work on the house.

If you pay attention to the video, the number doesn't include the lot/land. There is just WAY too much variety to include that in a cost to build number. I can show you a lot that is under $10k and one that is over $3 million...for the same size...but much different views ;)

I built a house in 2002 because I couldn't afford to buy an existing home. I did 40+ hours of labor on the home every week while holding down a full time job (working at a bar). I was also the the GC on the project. The cost for construction (it was a VERY cheap house, think Habitat for Humanity style of basic materials. I bought refurbished and 2nd hand items when I could find a good deal) ended up being $146 per square foot. In the end, I had 35% equity in the home, and a reasonable mortgage payment of $1400/ mo. This was all in, including land, system development charges, construction loan interest, etc. This is no longer possible. If I was to build that exact same house today, the rates would be double based on materials costs, labor costs, and the exponential increase in permits in the state of Oregon. What country is this available? In the United States you're looking at more like $300-350 not including land.

Not everywhere and it depends on home style and size it's people getting 125 to 250 per SQ on tiny homes or certain style cabin or barn barndo homes.
